Apple Fritter – San Mateo

My hubby and I are always on the quest for amazing breakfast joints.  Apple Fritter is no secret even if they are tucked under the 92.  Their doughnuts make my mouth water.  Their menu is fun and delicious – a combination of naughty and nice.  I’ve been here several names and never manage to snap a photo because I have to jump in – except for this one time – the stuffed french toast was to die for.  Worth every calorie.  Highly recommended.

Here are some simple (and mostly free) ways to love your home more everyday:

Paint It

Neutral paint colors are great for attracting buyers when your home is on the market, but leave a lot to be desired for most homeowners. Let your personality shine through your walls and go crazy with bright and fun paint colors that make you smile every time you walk into the room.  Trying something new and exciting with color – if you hate it, you can always change it back.

Pictures

Pictures are taken at some of the best times in our lives; weddings, vacations, time spent with loved ones, etc. Make a collage of photos of your favorite memories and proudly display them in an area of your home that you are likely to see them often, such as your entryway or living room. What better way to love your home than to decorate it with pictures of things you love?

Perk Up with Light

Sunlight is one of the best ways to brighten up your home and make it feel warm and inviting. Whenever it’s a bright and sunny day, open all of your drapes and fill your home with natural light. On gloomy days, make sure each room has sufficient lighting to still feel bright.

Pamper Your Senses

Sight shouldn’t be the only sense you focus on when decorating your home. Remember to indulge your other senses such as smell, touch, sound and even taste. Bring in your favorite smell, such as fresh flowers or a mild potpourri, to make your home feel inviting. Engage your sense of touch with textured accents like throw pillows and rugs to add a new dimension to your home. Stream your favorite music throughout your home to delight your sense of sound. Finally, treat your sense of taste with bowls of your favorite indulgence, such as fresh berries or small candies, scattered throughout your home.

Purge

Usually, less is more. It may be hard to enjoy your home if it’s too cluttered, so make a conscious effort to let go of any knick-knacks around your home that aren’t essential. If you have a collection of items that you like to show, display a few of them at a time and switch them out every few months. This will keep your eye for getting trained on seeing them every day and allow you to enjoy and appreciate them more.

Why 2576 Hopkins Avenue in Redwood City is a diamond in the rough and worth a look!

I spent last Saturday hosting 2576 Hopkins in Redwood City and let me tell you – I fell in love with this house.  It’s not a superficial love – like an easy-on-the-eyes celebrity – it’s a whole ‘nother level of appreciation.  It goes beyond skin deep.  What I love about this home is its potential.

I don’t want to offend anyone’s personal taste – so I will just reiterate some of the feedback from my Open House.  Buyers would walk in and instantly dislike the bathrooms.  Yes they are dated.  They were all the rage when they were installed – but now they are too “vintage”.  Not the quirky vintage mind you – just – well – as one buyer said – old!  I get it – I get it.  This house has not been overhauled… yet.

I think the one thing new buyers forget is that a house is a house and it doesn’t become a home the second you buy it – it becomes a home when you make it your own.  Adding your personal touches, changing things to your liking, remodeling, updating, painting, – removing the fixtures of yesteryear and adding fresh touches.  That’s the ticket – that’s why you buy a house!  The potential it has! 

So allow me to get the negative out of the way – I’m not going to sugar coat this – this home is dated.  It has some modern touches, added by various owners through the years, but overall the home is older.  It’s not the type of home you envision when writing a nearly 2 million dollar check.  But it is the type of home you do so in the Silicon Valley for various reason that I can’t wait to discuss.  But first, to address the elephant in the room – the location is not ideal for a family with small children – there will be no riding their bikes in street.  Hopkins and that particular intersection is busy.  However, there is so much more to this house than just the street.

You walk into a formal entry, a very large, traditional living room with insert fireplace is situated on the left, with a picture window overlooking the landscaped front yard.  The drapes are new and are remote operated – pretty nifty!  To the right, the formal dining room, with another window overlooking the front garden and French Double Doors that lead to the updated kitchen.  I saw updated because it is not the original kitchen.  The gray quartz counter tops are lovely with a little sparkle, picking up the stainless steel appliances – a gas oven range, dishwasher, trash compactor and refrigerator.  The enormous skylight floods the kitchen with natural light – a wonderful feature. 

Turning right from the kitchen will take you to the oversized two car garage with washer and dryer and forced air – AC and heat!  Turning left will take you to the family room.  A huge space with fireplace, three picture windows and sliders to the backyard where the soothing sound of the waterfall will greet you.  That makes TWO living areas and that’s just the first floor.  TWO LIVING AREAS!  Rounding out the rest of first floor are three bedrooms and two baths, including the original master suite with backyard access.  Yes, the bathrooms need remodeling, yes the carpet and flooring could use some updating.  Or better yet – if you have the budget, the whole first floor could benefit from some universal flooring, tying all the spaces together.   To be real, the kitchen is doable and a buyer could live it for a spell before remodeling it completely. 

But that’s just the first floor.  Lets head upstairs to a THRID LIVING AREA – an open air family room with sliders to the upstairs balcony.  This second floor space is HUGE!  (If you watched my Instagram Virtual Open House video – HUGE was my most utilized word – because this home at 3075 SF is just that – H U G E !)  This space would make a great master suite retreat, office or playroom where toys would be out of sight from the front door.  Great light, several windows and its own upstairs bath!

But wait – there is more! 

The new master suite is tucked upstairs with another HUGE bedroom with spacious walk-in closet, private bath with sunken jetted tub, dual sinks and stall shower.

What really made me love this house was the space.  THREE LIVING AREAS, 4 bedrooms with 4 baths.  I am day dreaming of some amazing holiday parties, birthday parties, any excuse for a party.  Even relaxing evenings in the tub, listening to the waterfall and forgetting your troubles away.  A home this size will affront that type of privacy.  Each member having their own space to retreat and re-energize. 

I wish I could show you what this house could be.  What I see in my mind.  It’s not a house to buy to flip.  It is a house to live in and slowly remodel while building the life of your dreams and equity to boot.  There are several, fixed or news homes in the area pushing $3million – so there is room for equity growth in this home – I just need to find the right buyer who can appreciate all 2576 Hopkins Avenues has to offer.

Amazing Wok – In San Carlos

My hubby and I have enjoyed Amazing Wok since we started dating in 1998.  The place has changed a lot over the years and when the original owners sold it – we were a bit worried our favorite Chinese Food spot would change.  I am happy to report – Amazing Wok is still as delicious as ever.  Their potstickers are so good.  We enjoy popping over for lunch and the addition of a small salad was a nice surprise.  We’ve tried about every dish and they are all so delicious.  We head over when we want something spicy and savory and they serve it up hot and with a smile.  THANK YOU for keeping a good thing going!

Having Trouble Sleeping in Your New Home? Try This!

After finally completing the harrowing process of moving, all you’ll probably want to do at the end of the day is settle in your new bedroom for some serious ZZZ’s. But just as you start to doze off you hear a strange noise—not an intruder, but a house sound. It’s weird and unfamiliar. Plus, you can’t turn your brain off, and it keeps wandering over your to-do list.

Adjusting to a new environment takes time, but there are some tricks you can try to settle down in your new home for a good night’s sleep (with no Ambien required).

Tip No. 1: Listen to some tunes

Music can help put your mind at ease. But you need to choose the right type of music to help you fall asleep—and we don’t just mean classical or New Age.

“What you want is a melody with consistency, from beginning to end,” says Michael Tyrrell, a therapeutic music expert. “Instrumental music—sans lyrics, drums, and crescendos—works best.”

Tyrrell recommends playing the music on a loop all night at a low volume. Also, avoid using earbuds, which can (and almost certainly will) fall out.

Tip No. 2: Soundproof your windows

If unwanted noise is a problem, replacing single-pane windows with double- or triple-pane glass can be worth it, but you’ll probably want to hire a pro.

“Window installation involves a certain level of expertise that is way more advanced than your typical home improvement project,” says Lowe’s spokesman Matt Michaels.

If you’re not ready for a complete window overhaul, you can always make some tweaks to your existing windows.

“Replace worn-out weatherstripping, recaulk areas where the caulk has eroded, install storm windows on the outside of the house, and spray a foam insulation where seals aren’t tight,” Michaels advises.

Tip No. 3: Absorb ambient sounds

Sound echoes, so to quell those noises inside your house that are keeping you up at night, celebrity home stager Tori Toth recommends filling your home with accessories that will prevent noise from traveling.

“Hang heavy draperies around the windows or on your walls, and add plush rugs to absorb the sound,” she says.

Vinyl, fiberglass, and wood also have noise-canceling properties, Michaels adds.

Tip No. 4: Turn on a fan

Try blocking unwanted sound by adding your own more familiar sound.

“Even when we sleep, our subconscious mind needs to tune in to something,” says Tyrrell. “If we give our subconscious mind a viable pleasing signal, it is easier to achieve REM sleep.”

It’s white noise, and can come in the form of the motor of a portable fan (that whirring sound is steady and soothing), or even the fan on your air conditioning or heating unit.

“Sometimes, even a familiar distraction from the quiet proves beneficial,” says Tyrrell.

Tip No. 5: Rearrange the furniture

It’s possible to achieve sounder sleep by rearranging your furniture. As obvious as it may seem, sometimes the key to falling asleep is moving your bed far away from the noise.

“Determine where the noise is coming from, then move your bed or couch on the opposite wall,” suggests Toth. “Also try putting furniture on a load-bearing wall, and avoid putting your bed near windows if you live on a busy street.”

Tip No. 6: Throw some shade

Too much light, whether from the morning sun or a nearby street lamp, can disrupt your sleep. The easiest fix is to add some blinds or blackout curtains to your windows. Companies such as Lowe’s offer handy Window Treatments Worksheets to help you record the measurements and additional notes for your windows. You can take these worksheets to the store and find shades or window treatments to fit your needs. Follow the manufacturer’s instructions to install, shut out the light, and doze.

Tip No. 7: Focus on water

A dripping faucet is its own special type of sleep-depriving torture, but a Zen indoor fountain or another waterfall installation can provide the soothing sound of running water, Toth says.

“Another option is to adopt some fish and get a fish tank that will filter the water,” she adds. These noises can become a tranquilizing distraction in any environment.

Tip No. 8: Use a sound machine

Simulate the calming sounds of waves, wind, or white noise to mask the ruckus. There are a variety of machines on the market, ranging from inexpensive models like the Conair Sound Therapy Dream Tones (Amazon, $16.95) to the pricey Sound+Sleep model (Amazon, $99.95). The National Sleep Foundation actually recommends the Dohm by Marpac (marpac.com, $49.95), which provides the soothing sound of rushing air to help block ambient noise.

The foundation says noise machines work by reducing the difference between background sounds and a “peak” sound, like a door slamming or a dog barking, giving you a better chance to sleep through it undisturbed.

Tip No. 9: If all else fails, plug it

Earplugs can actually help; while you sleep, the brain continues to register and process sounds. Make sure to find ones that fit your ear without falling out.

Bottom line: Find the best method as soon as possible, because sleep deprivation can quickly ruin positive feelings about your new home. Now, go to bed already!

Interest Rates are SUPER LOW – is it time to refinance or buy?

A mortgage refinance can create numerous opportunities for a homeowner. Traditionally, homeowners choose to refinance to secure a lower interest rate or change the terms of the loan. There are other advantages to refinancing, as well, depending on your situation.

Are you ready for a mortgage refinance? Do you know someone else who might be?

Review our personalized refinance checklist below and if you get a “yes” to one or more of these questions, it might be the right time:

  1. Can you lower your interest rate? Mortgage interest rates can fluctuate based on the borrowers financial profile and greater economic influencers. If a rate refinance can get you an interest rate at least 1 percentage point lower than your current interest rate, you could save hundreds or even thousands of dollars on mortgage interest.
  1. Has your credit score improved? If you have made your mortgage payments on time, lowered your debt-to-income ratio, and used other credit accounts responsibly, chances are your credit score has improved. A higher credit score can help you refinance into a better loan.
  1. Can you shorten your loan terms? You may have financed your original home purchase with a 30-year fixed-rate mortgage, but after a few years you find you might benefit from a 15-year fixed-rate mortgage. Shorter term mortgages tend to have lower interest rates, and a term refinance can help you take advantage of those lower rates.
  1. Do you want to convert from adjustable-rate to fixed-rate or vice versa? The advantages of an adjustable-rate and fixed-rate mortgage vary from homeowner to homeowner. Whether your original mortgage was an adjustable-rate or a fixed-rate, the current interest rate environment may be better suited for the other type.
  1. Do you want to tap into home equity? As home values continue to rise, many homeowners are considering withdrawing home equity to use for home improvements, to pay down debts, or to meet other financial goals. If your home has appreciated in value since its purchase, and you have at least 20% equity in your home, a cash-out refinance or refinance into a Home Equity Line of Credit may be a great option for you.

The flip side of low interest rates – means the cost to borrow money is down – making the cost of home ownership more reasonable.  A buyer can afford MORE HOUSE when interest rates are down.  The moment rates rise – a buyer will see an adjusted loan amount from their bank – meaning they can afford less house.  Interest rates change daily – the only way to lock into the low rate is to get into contract on a house and buy it.
