We’d like your opinion on Virtual Staging…

I want to talk about the sofa in the room — or the one that isn’t…

If you’ve looked at homes for sale online, you may or may not have noticed it – Virtual Staging.  It’s happening more and more and I’m curious what you think of it.

I get it, we live in a virtual world with snapchat filters and photoshop.  We’re used to seeing doctored up pictures every day; why wouldn’t it apply to home photos?  However, there’s a little voice in my head that says — truth in advertising.  I’m not judging — it just in Real Estate we have to be careful where we draw the line on photo enhancements. 

To be frank, staging is usually up for a couple months and then moved along if the house hasn’t sold yet.  So in the end, there is a chance the staged photos online do not line up with the home in person.  So yes, walking into an empty home you saw furnished online is commonplace; but that’s not the point of staging.

Several times the Virtual Staging has come up in conversation, mostly a text or email asking — is that a real sofa while perusing online or when we walk in the door I hear I knew that was a fake sofa.  Now it’s becoming a game, as the photos look more real it’s hard to determine.  I know it comes down to budget, it is far less expensive to do Virtual Staging than paying for the real deal in 3D. 

The point of staging is the WOW factor when you walk in the door.  It’s truly hard to visualize an empty space for what it could be.  Some people can do it, some cannot — we all have our gifts.  The point of staging is to show the potential of a space, which translates into great photos. 

I always say staging is important for the photos.  But that’s just the hook — a home needs to photograph well these days, just like models selling clothes — it’s all about the lifestyle.  However, nothing can replace walking into a well staged home — really seeing the possibilities — far better than an empty room. 

My concern is where we will draw the line, how much will be digitally altered to the point it’s not the house you walk into.  So please, indulge me — it’s the Realtor and Marketing Major in me that is dying to know your thoughts!

All the Apps in the World – Cannot Replace A Realtor

We Realtors spend our weekends hosting open houses in order to meet clients.  That’s what Realtors do, we connect people with homes. Funny thing is, everyone walks in holding their smart phone, no need for a flyer, all the info right there on the App.  Great!  So, why am I here again?  Oh yay — because as a professional, full time Realtor – I do much more than an App can.

Finding a home, yup — the Apps makes it easy.  Literally finding the home — directions from the smart home — even easier.  But getting the home?  As a Realtor – that is what I specialize in — negotiations.

Does the App feel your pain, when your offer isn’t accepted?  Does the App know what you’re going through, looking at a ton of homes and getting out bid?  Or as the market is now, seeing a ton of homes and not knowing which one to pursue?  It’s hard when some are selling fast and others are not.  The App doesn’t understand — but we Realtors do.

Sure an app makes forms easy to fill out — but that doesn’t translate into making negotiating a cinch.  Nope, there is so much more than ticking off a box to an offer.  So much behind the paper, so much after the paper — an App can’t walk you through surprises like a Realtor can. 

Does an App know how best to present an offer, what addenda to include, what other supporting documents to send along?  Maybe an App as a few options — but it doesn’t posses the wisdom and know-how that a Realtor has gained with hands on experience.  Does the App bring comparables to meet the appraiser?  Will the App review that appraisal to make sure it is correct, all the rooms and baths are accounted, the size is accurate and the comparables are true?  Does an App do that?  It’s more than cross referencing online stats, it’s walking through a home and knowing it’s vaule.  No, the App doesn’t do that — and neither do the discount brokerages for that matter!  I’ll tell you who reads that appraisal with a fine tooth come – I do, a Realtor and my fellow solid Realtors do too.  The Apps – they don’t do that. 

Will the App hunt the lender down to review that appraisal if there are errors, will the App call out those who need to be accounted for?  Does the App know who to call the title company or explain an inspection — better yet — get the inspector to come out and explain it directly to you?  Does the App haggle the home warranty company when they don’t do their job?  No, the App doesn’t — but I do.

Will the App find a roofer, well guy,  HVAC or plumber at a moments noticed because a red flag popped dup.  Will the App even know a red flag when it sees it?  Does an App even have eyes? Lol  Does the App have a dozen stagers, inspectors, and tradesmen they can rely on?  Because we Realtors do!  Does an App make specific recommendations tailored to your homes and needs?  We Realtors do.  The Caton Team will sit down with our clients and explain each process in detail because we’re more than an App, we’re people just like you.   

We’ve answered all the questions over the years…what is the escrow process, what are the steps to staying ‘in contract,’ what’s the market like today?  We’ll create and review an accurate market valuation with you and not just regurgitate online assumptions.  As Realtors, we’ll describe your specific contractual obligations, we’ll review contracts and deeds, encumbrances, surveys, clouded title, lot lines, septic systems, shared wells, deed restrictions, local ordinances, and… the list goes on and on.   As Realtors, such as The Caton Team – we will sit down with you, our client and discuss with honesty your needs and the best course of action. 

Because as Realtors we know how much money should be put into a home before it’s sale and keep that bottom line.  We’ll guide our sellers on what repairs they should or shouldn’t invest in.  We Realtors know what to put in and where, maybe it’s landscaping or carpet and paint — each house and each client is different.  We know what it takes.  We’re more than an app.  We’re The Caton Team and as full time, local Realtors we’ll even tell you no — now is not the time to buy or sell because… will an App do that?

Don’t get me wrong – I love technology and The Caton Team utilizes all we can.  But there is now substitute to looking at another person and knowing that they care and are looking after you during the highest financial decision you can make — investing in Real Estate.  The App can’t do that — but The Caton Team can.  Wouldn’t you like to work with someone who cares about you?  We’re more than an App – we’re The Caton Team – contact us for your Real Estate needs.

Fall House Cleaning: Chores to Do Now

Everyone talks about spring house cleaning a time to freshen up your living space to get it ready for fresh air and sunshine. But, advises a staffing supervisor for Molly Maids cleaning service, a clean house requires a fall cleaning routine as well:

Deep Clean the Closets

Sort out your wardrobe and clean out clothes closets. Donate whatever you are unlikely to wear again to make room for seasonal purchases.

Get Rid of Expired Medicines

Check the medicine cabinet for expired meds and last winter’s leftovers. As you dispose of them, make note of things you need to buy, such as bandages, antiseptic creams or over-the-counter cough syrup.

Clean Out the Fridge

Dig deep for tired or expired foods, clean the shelves and organize the fridge. Remember to replace that old box of baking soda with a fresh one to guard against odors.

Clean the Carpets

A little elbow grease now will get you ready for holiday entertaining. Deep clean summer’s grime out of your carpets or hire a professional carpet cleaner with equipment that may dig deeper than you can.

Clean Ceiling Fans and Ceiling Light Fixtures

Open doors and windows all summer have likely left them coated with dust. Clean them thoroughly now that the doors are closed.

Wash the Windows

Washing them inside and out may be a pain, but winter can be depressing enough without having to look through dirty windows.

Shine the Silver

Before Thanksgiving is the best time to get out the polish and get your silverware ready for company.

Check the Gutters

Autumn means gutters are full of falling leaves. Clean them out now with a special hose attachment that has a hooked end to get down into the gutters. Look into attaching “hoods” or “helmets” to the gutters so you won’t have to worry as much about cleaning out leaves in the future.

Protect Your Home with Clean and Efficient Gutters

Gutter and Downspout Maintenance

Clean, efficient gutters and downspouts are essential to keeping water channeled away from your roof, walls, foundation and landscape. Experts generally recommend cleaning your gutters twice a year in the spring and fall. If you have a lot of trees (especially pines) near your home you may need to clean gutters more often. 

Letting leaves and debris pile up can damage your roof as well as your fascia and gutters. The excess weight of debris and standing water can cause them to sag and pull away.

It is also important to check that the gutters are sloped toward the downspout and the downspouts drain away from the foundation. You may need to add an extension or a splash block for added protection to divert the runoff. If you shop around for splash blocks, you will find many choices such as sculptured/decorative stone, aluminum, concrete, and plastic.

If you are able to clean the gutters safely yourself, a ladder on firm, secure ground is best. It can be dangerous attempting maintenance from on top of the roof. If your home is on a hillside or too tall to access with a ladder, consult a professional.

To get started, clean leaves and debris from the downspout end first, and work away to the other end. Check with your local home improvement store for hose attachments made specifically for gutter cleaning. If your downspout is clogged, check the downspout strainer(s) and be sure it is clear. Check your gutter for leaks by running a hose with water. If your gutter has leaks, first be sure the seam/connection is tight and seal the joints with gutter sealant. Use the proper product for your gutter material, whether aluminum, fiberglass or other. Once cleaned and repaired, you may want to use one of the many products available to help keep them free of debris. One option is to install gutter covers. There are many types, including screens, grates and foam. Look online to research products and installation instructions.

Noisy Downspouts

There’s nothing quite like the loud pinging sound of a noisy downspout in the middle of the night. Generally this sound comes from the elbow, or bend, in the downspout. When the dripping water hits a hard surface it can amplify it to an annoying level.

There are a few do-it-yourself fixes you can try (no guarantees!).

  • Attach a piece of 1/4” or 3/8” poly rope inside the downspout. The rope can channel the water and eliminate the excessive sound.
  • Attach a scrubbing sponge (or look for gutter sponges online) to the inside of the downspout where the water hits the elbow. This should soften or eliminate the sound.
  • Try a decorative downspout such as a “rain chain.” Shop around for a style that complements the design of your home.

Happy Monday Caton Team Friends,

I just did my quick, Market Update on Instagram stories – but I wanted to follow up here as well. 

This just in – Redwood City has 1.4 months of inventory – that is a lot of homes for sale!  More than we have seen in ages!  With this brings growing pains.  Buyers have much more to choose from than ever before!  We’re seeing price reductions as between $10,000 – $200,000 (depending on the location) on homes that have been on the market for a while.  WHY?  Because with these many homes for sale – new listings are pushing older listings down the list and getting lost in the shuffle.  Buyers who are doing this alone – and many are – are getting caught up with the new listings and loosing some major opportunities for homes that have been on the market for over 2 weeks!  It is time to get serious people.  It is time to utilize the power for REALTORS! 

Though our market is in flux – you and I know that the Bay Area is the best place on earth to live – thus our high prices – because so many people want to call The Bay home.  But right now there is opportunity.  Homes in Redwood City are selling for 99$% of list price meaning – the are selling for 1% BELOW THEIR MARKET PRICE!  You read that right and it’s been a long time since we’ve seen this.  For now, the frenzy is on hold, we are seeing few offer dates – though if the house is hot there will be a date – but that’s not the point.  There are plenty of homes, needing to sell and willing to negotiate!  You just need a Realtor to help you sort all this out!  Did I mention that interest rates are down to 3/3.5%!!!  That is practically free money!  When rates are this low – you can buy MORE HOUSE because it costs you less.  However, this is a short term opportunity   When rates go up – a buyer will lose purchase power because the cost of money has increased.  So this really is a market many buyers have been waiting for but they don’t know they’re in it.
