The Caton Team is made up of Susan Caton and Sabrina Caton, or as I like to refer to them as the Dynamic Duo of Real Estate. They are trustworthy, honest, straight-forward, and experts in the real estate business. I might be a little biased, because of my friendship with them, but nothing will test a friendship more than the process of buying and selling a home. As everyone knows when you sell your home you want the most money for the least amount of effort and you want the process to be quick and smooth. The Caton Team will make sure you have all of the necessary information and knowledge to understand how to stage your home and what the process will be along with a realistic timeline of what you can expect. If you follow their directions and listen to what they say, your home selling experience will be painless and quick. For us this ended up being less than a week with our home selling for more than what we expected. The entire process from filling out the required paperwork to negotiating went smoothly and was overall painless on our end. At the end of the day we got more than what we wanted and were in a great position to start hunting for a new home.

This brings me to how The Caton Team helped us buy a new home for what we wanted, while making sure that we got the home that we wanted. Since we had already bought and sold our first home with The Caton Team, using them again to buy another house did not require much thought, actually required no thought. We went into the process wanting the best of the best in the best location, because who does not want that for themselves? They were kind enough to listen to our wants and desires and showed us what we could afford in the areas we were looking. It took a few homes to realize that our expectations were not in sync with the market, because currently in early 2015 homes are going like hot cakes and for more than what they are listed at by a fair amount.

This is when we sat down again and started looking at other areas that were just as nice, but we had ignored initially. The important part here is while they mentioned this information early on, they allowed us to realize it on our own that we needed to look outside of our ideal areas if we wanted our dream house. Once we realized what they were saying we expanded our search and found the home that we wanted. After our initial open house we contacted The Caton Team and informed them that we found the home that we wanted. This is when The Caton Team sprang into action, they immediately started requesting all of the disclosures from the seller’s agent and contacted the seller’s agent to gain any additional knowledge that might not be in the supplied paperwork. They then shared this information openly with us, as one would expect, and started laying down the groundwork of what we would need to do if we truly wanted this house. They supplied us with the tools necessary to make an informed decision and provided us with comparable sales (COMPS) in that particular area, so that we would have an idea of what houses were selling for and where the market was heading (spoiler alert, market was only going upwards). Their attention to detail and understanding of the market allowed us to make the best offer we could, while not overbidding or underbidding and making sure that we would have our offer accepted. As you have already guessed, our offer was accepted almost immediately and we are now homeowners of a home that we wanted in an area that is ideal.

As a Realtor on the go my go-to lunch spot is Speederia Pizzeria.  Located off Jefferson Ave, between Alameda/Edgewood Road – the bottom of Emerald Hills Redwood City – it is literaly at the hub of my day.  To top it off – they have the best, thin crust pizza in the Bay Area.  Even when I’m not in-between Realtor appointments – my husband and I will pop over for a quick and delicious lunch date for their Pizza Special – Two Slices & a Drink.  I’m addicted to their Whitestone (pictured) and their Brooklyn or Pig Apple.  Hubs, goes for the Pig Apple, Pepperoni, or the perfect cheese.  Enjoy!

From DIY projects to changing certain habits, here are 10 ways you can save money at home. These tips can help you reduce your energy usage, save on utility bills, and protect your household budget.

1. Smart Thermostats

You blast your AC in the summer and crank your heat in the winter all in the name of achieving a comfortable temperature inside your home. A great way to save hundreds throughout the year is to invest in a smart thermostat – no more adjusting your thermostat throughout the day and wasting energy and money.

2. Go Low-Flow

Wasting water during baths and showers means your money is literally going down the drain. Replacing old and outdated showerheads with new low-flow models could shave upwards of $100 off your annual water bill. Don’t be fooled by the name – most low-flow shower heads still provide excellent water pressure!

3. More Can Be Less

Planning on owning your home for a while? You can save thousands of dollars in the long run by paying a little extra on your mortgage payment each month. Any additional money you pay above and beyond your normal monthly payment will go directly towards principle and save you tons of interest in the long run.

4. Unplug

Even when you’re not using your homes appliances and electronics they’re still using electricity. This phenomenon is known as phantom or vampire power and can cost you hundreds of dollars annually. By unplugging your appliances, you can save an estimated five to ten percent on your monthly electric bill. If you don’t want the hassle of unplugging, invest in a smart power strip to help reduce your usage.

5. Photosynthesis is Your Friend

Some people spend hundreds of dollars on air purifiers to reduce allergens in their home when all they may need to do is buy a few plants. Not only can plants remove toxins from the air naturally, they also add a little extra color to a room and make it feel more warm and comfortable.

For about $15, you can purchase the supplies you need to weatherproof doors and windows and save up to 15 percent on heating and cooling costs. Products can include caulking, felt, and foam tape, so make sure you figure out what your specific home will need.

7. Home Warranty Protection

If you’re a homeowner, a home warranty is a great way to save money and protect your budget. When one of your home’s major systems or appliances breaks down, a home warranty will take care of repairing or replacing covered items. Learn how a home warranty can save you money.

8. Invest in Fans

What to Consider Before Downsizing

Sometimes the choice to downsize isn’t actually a choice. Some life events, such as a divorce or unemployment, are unexpected and force you to find a smaller home for financial reasons. But choosing to live in less space often has to do with wanting to live simpler, whether you’re retiring, empty-nesting, or wanting a low-maintenance lifestyle.

Most homeowners typically don’t daydream about buying a smaller home, but minimal maintenance is definitely an upside to living smaller. After all, the time and money you used to spend on maintaining can now go towards fun things. Downsizing can definitely be a positive lifestyle change. Many older adults are leaving the suburbs behind and moving into condos or lofts in downtown areas. Not only are these homes easier to maintain, but they are often within walking distance of restaurants and nightlife.

The Costs of Downsizing

It sounds simple: you’re going to spend less than you would for a larger house, so the only financial consideration is: do you like saving money? Of course the answer is yes, but…not so fast. It’s easy to forget that fewer rooms will mean less space for all of your stuff, and it’s even easier to forget that storage can cost you money. Also consider that condos or retirement communities may have considerable HOA (home owners association) dues.

When moving to a smaller home, sometimes even your furniture needs to be downsized. Large pieces may look out of scale and may simply not fit. So if you have furniture that’s too large for some of your rooms, like the king-sized bed, you may need to replace it.

Though buying smaller furniture can cost less than larger pieces, you still may be spending a lot of money on replacing furniture. You could find yourself wondering why downsizing is costing so much! Make a plan for selling or giving away things you no longer need and keep track of potential costs for a better sense of downsizing costs.

Also, carefully consider things like family heirlooms. Fewer rooms mean less storage space and where will you keep all of your antiques and treasures that you just can’t take with you? You may have to make some tough decisions. Holding on to things for sentimental reasons can become a burden. Check with other family members to see if they are interested in the overflow, things like an old roll-top desk can be a welcome gift for a college student in the family.

Finding the Right Home

newhomeIf you’ve decided your current home no longer fits your lifestyle or your income, it’s time to start looking for something more suitable or more economical. Sometimes downsizing means less property, not less home. You’ll need to determine the right amount of property as well as living space.

When it comes to low maintenance and convenience, an “attached” home – such as a townhouse, condo, loft, or co-op, in which you share walls and/or common areas with your neighbors – is a popular choice. You won’t have to worry about fixing the roof or mowing the lawn. But keep in mind that these homes are managed by homeowners’ associations (HOAs), which collect monthly fees for maintenance services and impose rules for the community. So research the HOA before buying.

Lastly, when shopping for a smaller home, know how small you’re willing to go, and be prepared to make some adjustments.

The Neighborhoods and Areas for You

If you’d like to stay in the same city, you might want to look for neighborhoods or communities that are closer to the center of town or downtown. This is especially helpful if you work downtown and want to keep your commuting costs low. Also, shopping and hospitals are usually closer to the center of town. Oftentimes, neighborhoods with a high-concentration of detached homes and condos are also pedestrian-friendly, meaning everything you need can be found within walking distance.

Also consider buying in up-and-coming neighborhoods: you might find an affordable home that could potentially increase in value once the area is fully developed. And, of course, your real estate agent will know where the smaller homes in quality neighborhoods houses are. While it may seem merely a matter of taste, often there are underlying reasons why specific styles are more common in particular areas. For instance, European architectural styles such as Tudor or French Eclectic are often characterized by smaller windows and built with materials such as stone and brick that offer greater insulation. These styles are more popular in areas such as the east coast where temperatures can drop very low, as these homes need less energy to make living areas comfortable. However, these building materials, while suited for colder temperatures, are less desirable in areas with substantial seismic activity such as California, where more flexible building materials such as wood and stucco are more practical. These materials lend themselves well to such styles as Craftsman and Mediterranean architecture. So it can be important to consider where you live when choosing an architectural style for your home.

Lifestyle

When choosing the architectural style for your home you also need to take your lifestyle into account. Take, for example, the difference between the common courtyards of Spanish design, providing a safe utopian sanctuary from the outside world, and the wrap-around porches common in such styles as Farmhouse and Victorian homes. One, seemingly, was designed to thwart visitors while the other awaits and observes the outside world, welcoming it in. Other lifestyle aspects that can be influenced by architectural styles include the formal dining areas common in most European styles versus the more informal, “great room” eating areas and breakfast nooks common in contemporary architecture.

Personal Preferences

It’s not uncommon to have an instant “gut reaction” to specific design styles. While it is important to pay attention to those instincts, taking time to think about whether the specific aspects of the style align with your preferences can help you decide if you can live with the style of house you are considering. For example, the many small details and patterns found in Victorian style homes are qualities to admire, but many people prefer less detailed, more relaxed styles such as Craftsman or Contemporary architecture. Also, some styles have distinctive color palettes associated with them, such as Southwestern and Spanish architectural styles. Taking the extra time to consider these elements when choosing the architectural style for your home can help you select the style that suits you and your family the best.
