Helping Kids Prepare to Move

Happy June!  School is out.  Escrows are closing.  People are moving.  This morning I heard on the news that people would rather go to jail than move.  I burst out laughing – I know what they mean.  I see it every day in my career – no one likes packing and moving.  I remeber my last move, which I packed by myself (next time I’m hiring someone). By the time I got to packing my kitchen – I was at my wits end.  I think I broke down in tears over a mound of pots and pans – right after I banged them together in dispair.  I laugh now – but looking back – I can relate to the sentiment.  So today – I thought I would share these articles about moving.  One is dedicated to the kids – the young and young at heart and the other a great moving to-do list.

 

Mindful Moving – Helping Kids Prepare to Move

Moving can be an overwhelming process. When you move with children, regardless of their age, it can be a challenge to stay mindful of the impact on you and your kids. Leaving their old home for a new one, saying goodbye to friends, and disrupting their regular routine is stressful and difficult to handle.

You may not be able to completely eliminate the challenges of moving with kids, but there are ways to minimize the stress that can help ease the process for them. In this first part of our Mindful Moving guide, you’ll find tips about involving your children, visiting the new neighborhood, and packing a moving-day bag.

1. Involve Children in Decisions When You Can

  • Have them help you narrow down the homes you’re considering by house hunting together. If it’s practical, take your children to see prospective houses with you. If you’re searching online, bookmark your favorites so your kids can have a look-see.
  • When you’ve found a house, ask them to map out their new bedroom. If old enough they can draw a floorplan with cut-outs of their bedroom furniture that they can move around, and let them choose a new paint color. Create a mood board with colors and favorite pics of bedrooms on a sheet of construction paper.
  • Ask for their input on, for example, their top three choices for new wall color or new carpet in the family room.
  • Let the kids pack a few of their own moving boxes with their special items to be unpacked first, like their favorite stuffed animal or Nintendo game. Explain that it may take a week or two for all of the moving boxes to be unpacked, so they should keep everything that they want close by in their “special” box. They can even customize the moving box labels with their names, and for younger kids, let them decorate their boxes with stickers—they’ll love it!

2. Visit the New Neighborhood Together

Sometimes, circumstances or distance makes it difficult to visit the new neighborhood with your kids before moving day. But if you can, plan a visit that includes taking a walking tour of your new neighborhood, the downtown area, and their new school.

Before you visit, buy a copy of the local newspaper or its online site to find out what kids-oriented activities are happening during your visit. A visit to the local sports field or recreation center or library may help get them excited about their new town.

3. Pack a Moving-Day Bag

As a surprise, pack a special bag for each child with snacks, games, and toys. Maybe even mementoes like pics of their old home, friends, and school as keepsakes. Bring it in the car (or plane) with you to help them focus on positive memories rather than leaving their old home.

Once you’ve arrived at your new home, let your child unpack their special bag and set out a few personal items in their new room and make sure you have that floorplan ready of their room so the movers know exactly where to put everything.

Especially with young kids, minimizing change is essential. Try to keep things familiar by maintaining the same morning and bedtime routines, and maintaining family traditions like Tuesday taco nights or Saturday family movie nights. You won’t be able to keep everything the same, but the little pieces you preserve in the transition can make a world of difference.

 

MOVING TO DO LIST

Moving To-Do List

Moving to a new home can be exciting as well as stressful with so much to do and remember. Use this checklist to get all your ducks in a row and make your move as smooth as possible.

2 Months Prior:

  • Get organized. Keep all the items related to the move, such as receipts, quotes, and insurance documents in one area such as a drawer or binder.
  • Know the rules. If you are moving because of a work transfer and are receiving a relocation budget, understand your company’s moving policies and rules to limit non-covered costs.
  • Research. Compare at least three moving companies, noting price, availability, and included items vs. extras. Request an on-site estimate when available for a more accurate quote.
  • Document damage. When moving a long distance where you’ll be relying mostly on the movers, document any noticeable furniture damage with photos. Discuss what coverage the movers have in case damage occurs during the move.
  • Inventory. Make a list of your valuable items. Note any items that will require special packing or extra insurance coverage and make arrangements accordingly.
  • Separate. Sort items into four or five piles: keep, donate, recycle and toss. If you have enough items that you’re getting rid of to justify a garage sale, make a fifth pile for selling.
  • Transfer records. If you have kids in school, go to their school and arrange for their records to be transferred to their new school district.

1 Month Prior:

  • Hire. Now that you’ve researched movers, it’s time to hire. Make arrangements for other things that will need to be moved, such as cars if you do not have enough drivers to transport them to your new home.
  • Stock up. Purchase packing supplies such as tape, boxes, labels, and moving paper.
  • Sell. If you’re going to have a garage sale, now would be the time to do it.
  • Inspect. Make sure all inspections are being done on your new home and arrange to fix any problems that arise before moving in. If your new home comes with any systems that may not fall into a standard home inspection, such as a built-in surround-sound or high-tech pool equipment, arrange for a specialist to inspect these items before you take ownership of the home.
  • Take measurements. Measure rooms in your new home, if possible, to start creating your new furniture layout. You’ll also want to measure door openings to ensure furniture will fit through, or start getting creative.
  • Get a head start. Start packing things that you won’t need in the next month, such as seasonal items, spare closets, and basement or attic items.
  • Label. Clearly label each box with the room it should go to for an easier moving day. Keep anything you’ll need right away in a separate box and make sure it is easily identifiable.
  • Make a plan. Create a packing plan, ensuring everyone in the family knows their job. Plan the order in which you will pack up each room and when it needs to be completed by.
  • Make another plan. Create a plan for your family and the movers of what will go where in your new home. Most movers will only place furniture once and will not rearrange if you do not like where you originally told them it should go, so plan carefully.
  • Request time off. Depending on your job, it is a good time to ask for a few days off from work to ensure you have ample time to pack, move, and unpack.

2 Weeks Prior:

  • Confirm. Confirm all the details of your move with the movers, such as date, time, and expectations of what special items you may have, such as a piano or pool table.
  • Change your address. Forward your address through the USPS to start the day of your move.
  • Utilities. Make the arrangements to disconnect or transfer your current services and utilities, such as cable, internet, phone, water, gas, and electric. Arrange for service to be connected at your new home.
  • Make a list. Take a few moments and write down everyone who has your address so that you can notify them of your move. Along with your family and friends, this list should include bank accounts, credit cards, investment accounts, doctors, cell phone provider, tax forms, voter registration, and of course the DMV.
  • Clean. Clean any areas that you’ve already packed. Plan to clean the rest of your old home, or make arrangements to have it professionally cleaned. If the previous tenants of your new home haven’t do so already, you may want to arrange for your new home to be cleaned and painted before your arrival.
  • Financial arrangements. If you are moving to an area that will require you to switch banks, make sure any outstanding checks you’ve written have been cashed. If you have a safety deposit box, remember to clean it out.

1 Week Prior:

  • Pack, pack, pack. This is when the bulk of your packing should be done. All of your drawers, cabinets and closets should be mostly cleared, leaving only essentials out. The kitchen usually takes the longest since it is full of delicate dishes and glasses, so you’ll want to get this done early. Remember to clearly label any boxes with breakables with “fragile”. For an easier move, pack all dishware and use paper plates and plastic silverware. Plan to eat out a lot or order takeout during this last week in your home.
  • Dispose of hazards. Don’t move with hazardous or potentially messy materials such as paint, oil, and weed killers. Drain fuel out of mowers, ATVs, dirt bikes, and discard propane tanks from grills.
  • Arrange payment. Most movers will require a credit or debit card to hold the appointment date. If you would prefer to pay by cash, money order or check, ensure the mover is expecting that so that your card doesn’t get accidentally charged. Also, you’ll want to plan for a tip the day of the move. Typically, a good tip is 10-15% of the total cost of the move, which is usually about $20-25 cash tip per mover for an easy move, all the way up to $100 for a particularly long or difficult job.
  • Pack a survival kit. Pack a bag with items you will need during the move and immediately when you arrive at your new home. These items should include toilet paper, a few dishes, glasses and silverware, toiletries, towels, and a change of clothes. If you’re moving long distance, prepare for the scenario that your items may take a few days to arrive.
  • Pack a cooler. One of the last things people think about on moving day is eating and drinking, but you, your family, and the movers will undoubtedly get thirsty and hungry. Plan ahead and pack a cooler with bottled water, snacks and a few sandwiches for moving day.
  • Clean. If you don’t have a professional cleaner coming in, you’ll want to do the bulk of your home cleaning a few days before the move. Thoroughly clean windows, floors and carpets, counters, appliances, bathrooms, cabinets and closets.

Moving Day

  • Double-check. Double-check everything you’ve scheduled to happen on moving day is going to go according to plan. Confirm arrival times with the movers, house cleaners, and utility people such as cable and gas. If you don’t already have the keys to your new home, check when you can pick them up. Ask when your utilities will be shut off at your old home and turned on in your new one.
  • Contact information. Make sure each of your movers have your contact information, exact moving address, and maps if needed. Keep the mover’s direct number with you in case you need to call them during the move.
  • Paperwork. In the hustle and bustle of moving day, it may be tempting to sign something without reading it first. Read all paperwork the movers ask you to sign carefully, including the Bill of Lading, waivers, and any inventory list they provide.
  • Extra packing material. Keep a few boxes and a roll of tape handy for any miscellaneous items you come across.
  • Direct. If you’re too busy during moving day to be present in your new home, designate someone else in your family to be there the whole time the movers are there to tell them where to put boxes and furniture. It may be a good idea to lay out plastic across any carpet to prevent stains.
  • Final walk-through. Do one last walk-through in your old home to make sure you haven’t overlooked anything, opening every drawer, cabinet and closet. Keep a few cleaning supplies with you, like all-purpose cleaner, paper towels, and a vacuum for a last minute touch up.
  • Cash. Be sure to have enough cash on hand for the move for tip, and a little extra for food and last minute items.

After Unpacking

  • Safety first. Make sure you have all necessary safety precautions in place in your new home. Locate and test fire extinguishers and detectors, change the locks, and change the alarm code – if there is one.
  • Check your list. Compare your inventory list of what you packed to what you unpacked to ensure everything made the move. If you notice any damage to your furniture or other items, compare it to the photos you originally took and contact the moving company if necessary.
  • Update. Refer to your list that you created of everyone who needs your change of address and update them.
  • Deposit refund. If you’re moving from a rental, make sure you follow-up with your previous landlord about your security deposit and when you can expect it back. Some moving companies also require a moving deposit to hold an appointment. Make sure you’ve gotten that returned or know when you can expect it.
  • Repairs. Complete quick repairs that need to be done, including changing light bulbs, fixing light switches, touching up paint, etc.
  • Sit back, relax, and enjoy. You’ve earned it. Take a load off and enjoy your new home!

As everyone knows when you sell your home you want the most money for the least amount of effort and you want the process to be quick and smooth. For us this ended up being less than a week with our home selling for more than what we expected. This brings me to how The Caton Team helped us buy a new home for what we wanted, while making sure that we got the home that we wanted. Since we had already bought and sold our first home with The Caton Team, using them again to buy another house did not require much thought, actually required no thought. We went into the process wanting the best of the best in the best location, because who does not want that for themselves? They were kind enough to listen to our wants and desires and showed us what we could afford in the areas we were looking. It took a few homes to realize that our expectations were not in sync with the market, because currently in early 2015 homes are going like hot cakes and for more than what they are listed at by a fair amount.

This is when we sat down again and started looking at other areas that were just as nice, but we had ignored initially. The important part here is while they mentioned this information early on, they allowed us to realize it on our own that we needed to look outside of our ideal areas if we wanted our dream house. Once we realized what they were saying we expanded our search and found the home that we wanted. After our initial open house we contacted The Caton Team and informed them that we found the home that we wanted. This is when The Caton Team sprang into action, they immediately started requesting all of the disclosures from the seller’s agent and contacted the seller’s agent to gain any additional knowledge that might not be in the supplied paperwork. They then shared this information openly with us, as one would expect, and started laying down the groundwork of what we would need to do if we truly wanted this house. They supplied us with the tools necessary to make an informed decision and provided us with comparable sales (COMPS) in that particular area, so that we would have an idea of what houses were selling for and where the market was heading (spoiler alert, market was only going upwards). Their attention to detail and understanding of the market allowed us to make the best offer we could, while not overbidding or underbidding and making sure that we would have our offer accepted. As you have already guessed, our offer was accepted almost immediately and we are now homeowners of a home that we wanted in an area that is ideal.

Bay Area home prices rose on a year-over-year basis last month, albeit at a slower pace than earlier in the year, while sales fell to their slowest pace for a December since 2007, DataQuick reported Wednesday.

It was another sign of a potential slowdown in the housing recovery.

On Tuesday, the Mortgage Bankers Association lowered its forecast for 2014 mortgage originations, citing higher interest rates and uncertainty over new mortgage rules that took effect this month.
DataQuick attributed the sales slowdown to a lack of supply, not a lack of demand.
“Demand has been impacted by a roughly one percentage point increase in rates since spring. But we think the bigger deal is the lack of inventory,” DataQuick spokesman Andrew LePage says.
In the Bay Area, 6,714 new and resale houses and condos were sold in the nine counties last month. That was up 0.8 percent from November but down 12.7 percent from December 2012.
Sales are typically higher in December than November, but the seasonal increase is normally much higher – around 8 percent.
The December sales figure was the lowest for a December since 2007, when 5,065 homes sold.
The median price paid for a Bay Area home last month was $548,500. That was down 0.3 percent from November, but 23.9 percent higher than the same time last year. From April through August last year, prices rose 30 percent or more on a year-over-year basis.
More sales in spring

LePage says there will be more homes on the market in spring and summer, when the market typically heats up. Rising home prices will leave fewer homes underwater, so more homeowners will sell because they could make enough to pay off their mortgage. Also, there has been “a little more construction,” LePage says.
“Waiting (to buy a home) will get you more choice, but all bets are off on prices,” he says.
If the current rate of appreciation holds, “the typical home would be selling for $50,000 to $60,000 more by spring.

Perhaps twice that at the upper end of the market,” DataQuick President John Walsh said in a news release.

Tight inventories are also hurting the mortgage industry.

In its forecast Tuesday, the Mortgage Bankers Association predicted that only $1.12 trillion in home loans will be originated this year, down 36 percent from $1.76 trillion in 2013. In October, it predicted that 2014 originations would drop by only 32 percent.

The forecast came out hours after mortgage heavyweights Wells Fargo and Chase announced big drops in fourth-quarter mortgage originations as part of their earnings reports.

The numbers “just kept getting worse through the end of 2013,” says Michael Fratantoni, the association’s chief economist.

The association predicts that home-purchase mortgages will rise just 3.8 percent to $677 billion this year. In October, it was expecting a 9 percent increase.

Refinance originations, it says, will hit only $440 billion, down 60 percent form last year. In October it expected a 57 percent drop.

Higher rates a drag

The main culprit is higher interest rates. Mortgage rates were around 3.5 percent at the beginning of last year but jumped by a full percentage point in May and June. They have been hovering around 4.5 percent since then.

The immediate effect was to slash refinance volume, but home-purchase originations also suffer from a low-rate “hangover,” Fratantoni says. The ultra-low rates that persisted before May “pulled forward some (purchases) that might not have occurred until six months or a year later. Now we are now we are seeing a bit of a payback in terms of lower activity.”

The association predicts that the average 30-year mortgage rate will be above 5 percent by the end of this year and above 5.5 percent at the end of next year.

It also predicts that fewer mortgages could be made this year as lenders narrow their product lineup to conform with the new mortgage rules designed to outlaw some of the abusive lending practices that led to the financial crisis.

The new rules give lenders some protection from borrower lawsuits if they make what is known as a qualified mortgage and the loan goes bad. A loan is not qualified if it has certain features, such as interest-only payments, or if the borrower’s total debt payments (including the mortgage and other debt) exceed 43 percent of gross income.
Over government limit

The new rules apply only to jumbo and other nonconforming mortgages, because all loans that could be bought or backed by Fannie Mae, Freddie Mac, the Federal Housing Administration and other government agencies are automatically deemed qualified.

Government loans account for the vast majority of the mortgages nationwide but a smaller percentage in the Bay Area, where many borrowers exceed the government limit, which tops out at $625,500 for Fannie, Freddie and FHA loans in high-cost areas.

In the Bay Area, 15.4 percent of home-purchase loans exceeded $625,500 in the fourth quarter, but this number ranged from less than 0.4 percent in Solano County to 32 percent in San Francisco, according to DataQuick.

4 Listing Photo Turn-Offs for Buyers

Pictures move the masses and if you’re not careful, they can move prospective buyers away from your listings online.

Check out these 4 buyer photo turn-offs to avoid and tips for making sure your listings are getting the right attention on the Web:

Turn-off #1: The Lonely Listing Photo.

 The number one way to turn off web-surfing and mobile buyers is featuring only one or no listing photo.

Serious buyers need photos to develop a bond with a property and evaluate whether or not they could see themselves living there. The more photos you have online the more time a prospect will spend viewing and connecting with your listing.

Tip: Remember, you can add more than 100 photos to any of your listings on Trulia by visiting My Listings.

Turn-off #2: Amateur lighting mistakes.

Your online listing photos are your shot at making your seller’s property look like a dream home. When photos are gray, grainy, or make your home look like a dreary prison cell, you’re ruining your only chance at a first impression.

Here are a few quick tips for using light to make buyers click “Contact an Agent”:

  • When shooting outside, make sure the sun is behind you. The light will act as your own natural “studio light” brightening up the property.
  • Make your photos look cheerful; show off natural light inside by shooting on a sunny day.
  • If your listing doesn’t have windows or natural light, bring your own “sunlight.” Investing in household lamps (or toting a few in from your office) can go a long way toward producing better photos by brightening things up.

Turn off #3:  Missing photos.

If your listing is being overlooked online, it might be because you’re not showing the right areas.
Be sure to show these areas consumers we surveyed said make a home most attractive:

  • Bathrooms
  • Closets
  • Kitchens
  • Outdoor living spaces

Unique add-ons like hot tubs, special appliances, or wiring for an entertainment system

While you want to show off as much of the home as possible, focusing on these top priority living spaces are what really matters when it comes to generating inquiries and offers.

Turn off #4: The clutter monster.

When it comes to listing photos, clutter can be a seller’s worst enemy. When consumers view listings online, they want to see the property not years of your seller’s decorating and collectibles.

If you and your sellers really want to pique the interest of buyers with staging, focus on simplifying the space.

Here are a few easy staging adjustments you can make right before you shoot pictures to make for better photos:

  • Remove cars from the driveway or garage
  • Completely clear off any table and counter spaces
  • Clear out the corners before you shoot a room

6 Wills, Won’ts and Worries of 2013 Home Buyers

If you’ve ever taken up running, you might know what it’s like to strap on your new shoes, head over to the track and take those first few strides, then feel a pain in your chest, heaviness in your feet and possibly, actually see stars. Maybe your last steps off the track were accompanied by the thought process: “Either I’m crazy, or runners are.”

Until you have talked to a legitimate, dyed in the wool runner and told them your story, explaining why you detest running with every iota of your being you won’t know the runner’s secret: everyone feels that way at first. It’s the normal physiological adjustment to the increased load you’re putting on your cardiovascular and musculoskeletal systems, this pain you felt when you took those first few steps.  It goes away in just a moment, if and only if you keep on running.

Sometimes, knowing that others react to a tough situation by feeling the same emotions, thinking the same thoughts, or doing the same things you do flat out helps you feel less crazy, panicked and out of control of your situation. It’s the concept behind support groups but, last I checked, there really isn’t such a thing as group therapy for home buyers. (Well, some would say that’s what Trulia Voices is for, but I digress.)

Today’s rapidly rising prices and generally volatile market does make things tough for buyers, so we thought we’d systematically explore – and then share – what’s going on inside the minds of the buyers on today’s market.  Hopefully, sellers will find some insights for marketing their properties, too.

Fresh off the presses, here are some of the insights and takeaways from our latest American Dream Survey, pinpointing the things today’s buyers worry about, will and won’t do in their quest to get their own corner of the American Dream: a home.

Worry:  Mortgage rates and prices will rise before I buy.  Trulia’s Economist Jed Kolko reports that “the top worry among all survey respondents who might buy a home someday is that mortgage rates will rise further before they buy (41%), followed by rising prices (37%).”  The worry is valid, given the fact that the market was depressed for so long and has a long recovery road ahead of it.  It’s compounded by the fact that buying a home has gone from something that used to take a month or two and now routinely takes 6 months, 9 months, a year or even longer!

Here’s the deal: you can’t stop prices from rising. And fixating on this particular fear poses the potential pitfall of  rushing to buy or making compromises that will turn out badly in the end.  Don’t dilly dally, if you’re ready and in the market, and don’t mess around making lowball offers with no chance of success.  But otherwise, don’t let this fear drive your buying and timing decisions.

Will:  Be aggressive. B. E. Aggressive. Economist Kolko explained, “among survey respondents who plan to buy a home someday, 2 in 3 (66%)  would use aggressive tactics such as bidding above asking, writing personal letters to the seller, or removing contingencies, to name a few.”  What buyers do and don’t do in the name of aggressively pursuing their dream homes (and, consequently, what sellers expect) is slightly different in every town.

Knowing that other buyers are facing down the same challenges you are and coming up with similar, aggressive solutions can help you feel a little less crazy about your thought processes and emotions and the desperate measures that come to mind when you hear how many others think “your” home is their dream home. And that puts you back in control of what can sometimes feel like an out-of-control situation. Reality check: you are 100% in the driver’s seat when it comes to how aggressive you want to be in your pursuit of any given home, and which specific tactics you leverage in the course of that pursuit.

Worry:  I won’t find a home I like.  Forty-three percent of people who plan to buy a home in the next 12 months expressed the concern that they might not be able to even find a property they like. Perhaps these people were just seriously persnickety, but I suspect there’s a bigger issue at play here.  All of us can find a home we like, but whether there’s anything we like enough to buy in our price range is a completely separate issue.

This worry, then, seems to be closely related to the fear of rising prices – buyers are rightfully fearful that home value increases will put their personal dream homes out of their price range. This is why it’s super important to:

  • be aggressive about seeing suitable properties as soon as they come onto the market
  • work with an agent whose offer pricing advice you trust
  • adjust your house hunt downward in price range if the market dynamics include lots of over-asking sales prices, and
  • not to let months and months go by while you make lowball offers or otherwise be slow to  come to the reality of what homes are actually selling for in your area.

The sooner you put yourself seriously in the game and make reality-based offers, the more likely you’ll be able to score a home you like in your price range.

Worry:  I will have to compete with other buyers for the home I like. Twenty-seven percent of those who plan to buy at some point in the future and 32% of those who plan to buy in the next year said they feared the prospect of facing a bidding war. This worry is well-grounded. In California, the average property receives four offers – but stories of dozens of offers abound. And it’s not just a West Coast phenomenon: buyers from coast to coast trade tales of getting outbid and having to throw in their firstborn child, lastborn puppy and most precious earthly possessions just to get into contract.

Truth is, market dynamics vary from town to town, and even neighborhood to neighborhood, but if you’re buying on today’s market or planning to buy anytime soon, bidding wars, multiple offers and over-asking sales prices are a reality you will probably have to factor into your house hunt.

Won’t:  Bid way more than asking.  Only 9 percent of wanna-be buyers said they would bid between 6 and 10 percent over the asking price for a property. This finding surfaces the uber-importance of checking in with an experienced local agent to get a briefing on precisely how much over asking homes are selling for in your area.  This empowers you to tweak your online house hunting price range low enough that you can make an over-asking offer and be successful without breaking the bank.  And once you’ve gotten a reality-based estimate of the over-asking norm, it will loom less ominously in your mind’s eye as a potential American Dream-killer.

Worry:  I won’t qualify for a mortgage.  Thirty percent of all people who identified themselves as planning to buy a home in the future said they were worried they might not be able to qualify for a home loan. (Interestingly, only 25 percent of buyers in hot markets like Oakland and Las Vegas expressed this concern – rapidly rising prices and knowing lots of other buyers are closing transactions in your town seems to ease this fear.)

Of all the worries on the list, this is the one over which a smart buyer has the most power. So exercise it! Work with a mortgage broker who was referred by friends, family members or an agent you trust.  And ideally, work with them months – even a year or more – before you plan to buy.  They can help you put an action plan in place around boosting your savings and credit score, and minimize your debt and credit dings, that you can work to minimize mortgage qualifying dramas when the time is right. They can also help give you a stronger sense of what you can afford vis-a-vis your income, to help you anticipate any challenges related to what sort of home your dollar will buy in your market.

What Will Waiting to Buy a Home Cost You?  Great article from Realtor.com

At the end of June, mortgage rates for a 30-year fixed-rate mortgage jumped to 4.5 percent, up from 3.9 percent on June 1 — and a notable jump from the historically low 3.35 percent monthly average rate toward the end of 2012. However, while higher rates do mean an increase in monthly mortgage payments, experts are urging potential home buyers not to resign themselves to renting for the next few years just yet — it’s still a good time to buy a home.

These moderate increases in payments may still be manageable, particularly if buyers look at less expensive properties, or negotiate a lower price.

For example, the difference in monthly payments for a $200,000 home at 3.9 percent and one at 4.5 percent is just $70.03. If budgeted correctly, this could be a manageable expense.

Rick Allen, chief operating officer of Mortgage Marvel, is one expert who says now is still the time to buy a house. His platform records online mortgage loan applications, about a million transactions a year, which serves as a barometer for how well the housing market is doing. He says that refinances are down, as to be expected with a rate increase, but that “shouldn’t scare people off.”

“Relatively speaking, rates are still at or near historic lows,” says Allen. “A 4.5 percent mortgage is still an incredibly attractive rate at which to finance a home. From a real estate perspective, we’re not far off from recent lows, and we’re heading to improve real estate values. The combination of those two factors make this still a good time to buy.”

As the unemployment rate continues to decline, Allen says we’ll see more potential homeowners enter the market as well. Though Allen says “theoretically, rates could go through the roof or back down to the floor” but he personally believes we’ll see rates around 5 percent through the end of the year.

This is the early stage of the recovery of the housing market, and the rising interest rates encourage potential home buyers to be more decisive, and act quickly. As more homes are bought, supply decreases, so prices may rise even further. So if you’ve been thinking about buying a home, don’t lose your confidence, but it may be prudent to act quickly as rates continue to rise.

I couldn’t agree more – and I am NOT trying to fear monger.  The truth of the matter is – no one has control of the Real Estate market.  We as a collective influence the market by our actions or lack of – but it the end – the market will move at its own pace.  In our experience, those trying to figure it out or ‘play the game’ generally miss the boat of opportunity.
