Quality staging and photography will always gain a seller top dollar. However, virtual staging – which shined during the pandemic – can be a cost-effective solution for clients who cannot fully stage or move out of their homes.

There are three types of virtual experiences. The 3D Tour, Virtual Tour & Virtual Staging.

Virtual Tours are a walk-through of the home with a fixed camera. These tours are common practice, but the 3D Tour is fast making itself indispensable. The difference? A 3D tour is a clickable, 360-degree virtual tour of the home; where every inch of the home can be clicked and viewed by a potential buyer on their phone or computer.

Virtual Staging is when a photo of a room is digitally altered with virtual furniture and decor to show what a room could look like furnished.

During the pandemic – Owner Occupied Homes could no longer be physically staged – that’s when Virtual Staging saved the day. Allowing a buyer to get an idea of how a room could look, while also seeing the original space – all from the comfort of their home. It minimizes exposure and though that WOW factor is lost when you walk in; however when safety is so important Virtual Staging truly helps. Here are some of my favorite transformations: 

A vacant home is the safest and easiest route to sell.  If buying before you sell is not possible; we suggest stepping out for the weekend on a quick trip to leave the home available for the first few days on the market. So that it can be shown easily and safely.

However, if you need to stay at home – owner-occupied homes are also on the market – and Virtual Staging, 3D & Virtual Tours are the answer to our current situation.
