Spring Cleaning Your Tech: 6 Dos And Don’ts – Shared Article

The debris buildup on your smartphone screen can cause scratches and cracks. Dirt and crumbs that get caught in your computer’s keyboard can cause keys to stick and render it useless. Or worse, debris inside your earbuds can create bacteria or mold, leading to ear infections.

Tradition calls for spring to be the perfect time to clean and tidy your tech.

Follow these six dos and don’ts to spring clean fingerprints, dirt, and grime off your tech.

Wipe down screens gently but thoroughly.

Do use a microfiber cloth designed expressly for screens. The tiny fibers grab and lift away dirt, skin oils, and other gunk without leaving streaks or scratches behind. Dampen your new or clean microfiber cloth with distilled water and wipe down your phone, tablet, laptop, and smartwatch screens.

Don’t use paper towels or tissues. Paper products break down and can leave tiny scratches or lint on the screen’s surface that may clog ports. Never use cleaning sprays or other harsh chemicals. For example, glass cleaners often contain alcohol or other chemicals that, with a single use, can ruin many laptop screens, like an Apple MacBook. In other screens and monitors, chemicals in sprays also gradually break down anti-glare and oleophobic (fingerprint resistance) coatings.

Blast away debris between keyboard keys.

Do use a can of compressed air to blow out the crumbs and dust accumulated between keys, which can cause keys to stick. First, turn off the device completely. Then tilt the laptop at an angle and spray short blasts of air across the keyboard, and repeat from different angles to lift and blow away all the debris.

You also can use a new soft-bristled toothbrush to gently dislodge crumbs, dust, dead skin cells, and other grime from between the keys of your keyboard without causing damage. Or opt for a toothbrush that’s designated solely for cleaning your tech devices. This ensures it’s clean and free from contaminants. Brush in one direction to collect and remove any residue effectively, then use a can of compressed air to blow away loosened debris.

Don’t use cotton swabs or toothpicks to dig out debris, which can break off and cause a bigger problem if they are dislodged deeper inside. Don’t use a hard-bristled toothbrush, as aggressive scrubbing can scratch the surface of your keys or, worse, dislodge them. Also, avoid holding canned air upside down, which releases a liquid that may damage electronics.

Keep your connections clear and clean.

Do check your charging ports on phones, tablets, wireless earbuds, and smartwatches for compacted pocket lint and debris. Carefully scrape out all residue with a plastic or wooden toothpick. For stubborn debris, use canned air to help blast it free. Clean the plug end of your cords, too.

Don’t jam any metal tools or items into ports, as they could break delicate interior pins. This also can gradually ruin the ability of devices to connect and charge properly.

Shake, shake, shake: your wireless mouse and keyboard.

Do turn off Bluetooth keyboards and mice and gently shake them upside down over a wastebasket to empty out crumbs, dust balls, hair, and other debris that can interfere with the optical tracking sensor.

Don’t attempt this kind of cleaning while devices are still powered on and connected, which could lead to accidentally pressing buttons and commands!

Soak and scrub smartwatch bands.

Do mix a few drops of mild hand soap into a bowl of warm water. Dip your non-metal sport bands and gently scrub away to remove sweat, skin oils, and dirt buildup with a soft bristle toothbrush or even rub between your fingertips. Rinse thoroughly and air dry.

Don’t submerge the smartwatch body itself in water, which can damage internal seals and electronics.

Refresh earbuds with disinfecting wipes.

Do use a disinfecting wipe containing alcohol to sanitize earbuds after workouts and periodically. The wipes can kill bacteria and prevent the spread of germs when sharing earbuds with others. Also, wipe down the hard plastic body and the squishy ear tips, using a cotton swab inside the ear tips to clean and remove earwax.

Don’t get moisture into any openings of your earbuds, which could damage internal components. And never, ever immerse earbuds in cleaners.

New Year – New Laws – Shared Article

Hello Caton Team Friends, I just read this great post about the new laws effecting Real Estate in 2025. I thought I would share them here.

AB 2747: Tenant Rent Payment Credit Reporting (Effective January 1, 2025)  

Beginning January 1, 2025, landlords of buildings with 15 or more units must provide tenants with the option to have their rent payments reported to credit reporting agencies. This option must be offered when new tenants sign a lease and to existing tenants at least once a year. Tenants can choose to join or leave the reporting system at any time. To protect tenants, the law restricts fees for this service, ensuring they do not exceed $10 or the actual cost of the credit reporting service, whichever is lower.

AB 2684: Safety Element: Extreme Heat (Effective January 1, 2025) 

AB 2684 mandates that local governments integrate strategies to mitigate extreme heat into their general planning by January 1, 2028. The California Apartment Association (CAA) has expressed concerns that this could impose costly air-conditioning requirements on existing building owners. Under this law, cities and counties must update their safety elements during the next revision of their general plans or local hazard mitigation plans.

SB 900: HOA and Utility Maintenance (Effective January 1, 2025) 

SB 900 enables property managers to oversee and address utility repairs in HOA-managed properties if the HOA fails to act. Taking initiative on repairs can reduce tenant dissatisfaction and help prevent conflicts that might lead to legal disputes.

SB 1037: Increased Penalties for Housing Law Violations (Effective January 1, 2025) 

SB 1037 imposes stricter penalties on local governments that postpone housing developments. This legislation aims to promote faster project approvals and construction to address California’s persistent housing shortage. Owners should monitor potential changes in the rental market as affordable housing becomes more readily available, which could influence tenant choices and overall demand.

AB 2304: Tenant Protection Bill  (Effective January 1, 2025) 

Starting January 1, 2025, AB 2304 extends the law limiting public access to unlawful detainer records to include mobile home tenants. This change removes the previous exemption for mobile homes, ensuring that mobile home tenants have the same protections as other tenants regarding restricting access to eviction records.

AB 2347: Extending Time to Respond to Unlawful Detainer (Effective January 1, 2025) 

AB 2347 increases the response time for an unlawful detainer complaint, extending it from 5 to 10 days, excluding weekends and judicial holidays.

AB 2493: Tenancy: Application Screening Fee (Effective January 1, 2025) 

This legislation removes the prior condition requiring applicants to specifically request a copy of their consumer report from the landlord or property manager. Instead, it now requires landlords or their agents to automatically provide applicants with a copy of the report within 7 days of obtaining it.

AB 2081 Tenant Security Deposits (Effective April 1, 2025)  

Landlords must include pre-move-in, pre-repair, and post-repair photos with the security deposit disposition form for tenancies starting on or after July 1, 2025, and repairs as of April 1, 2025. Deductions for professional cleaning are only allowed if needed to restore the unit to its original condition.

SB 611 Limiting Fees and Protecting Service Members (Effective July 1, 2025) 

SB 611, effective July 1, 2025, introduces amendments to Civil Code section 1946(b) to restrict landlords from imposing fees on rent payments made by check or for delivering and serving tenancy-related notices. Additionally, the legislation enhances protections for military service members by mandating the return of any additional security deposit after six months of residency, as long as the tenant is not behind on rent during this period.

Please note that each city and county will also release its own rules and regulations in response to the new state laws. 

The 2025 changes to California real estate laws bring challenges and opportunities for property owners. By proactively addressing these updates, landlords can ensure compliance while protecting their investments. Staying informed and prepared for these adjustments is essential for effectively navigating the evolving legal landscape. How Real Estate Agents Can Help Home Buyers Understand Financing – Shared Article

Nearly one in three renters admit to delaying a home purchase because of misgivings about the mortgage process. Here’s how you can get them on the right page.

Americans are confused about mortgages and many other financial aspects of homeownership, according to a new survey of about 1,000 prospective buyers and homeowners conducted by JW Surety Bonds. Read the whole survey HERE.

One in three renters say their lack of knowledge about homeownership has caused them to delay a home purchase, while homeowners admit to making some costly mistakes in the homebuying process because of a low homeownership IQ.

Real estate professionals must play the role of an educator, helping to clear up their clients’ misunderstanding about a home purchase. “It’s clear that improved education and resources could help foster Americans’ homeownership success,” researchers note in the JW Surety Bonds survey. “As the housing market continues to change, so must our approach to homeownership literacy.”

The Gaps in Homebuying Knowledge

Aside from confusion about mortgages, home buyers also appear to misunderstand the added costs involved when buying a home, such as closing costs and property maintenance. The JW Surety Bonds survey uncovered the following consumer knowledge gaps about homeownership:

  • Unaware of key real estate terms. One in eight buyers surveyed could not accurately define what a “mortgage” is, and 43% were unsure of the meaning of “mortgage rate,” the survey found. That knowledge gap may be alarming, considering that 74% of buyers financed their home purchase with a mortgage in 2024. You can provide your clients with NAR’s Consumer Guide on mortgages and financing, as well as a customer handout on loan and lending terms to know.
  • Failing to shop around for a mortgage. Forty-one percent of homeowners say they did not feel confident negotiating mortgage rates or refinancing terms with a lender, the survey found. But the average borrower could save an average of $76,410 over the life of their loan—or $212 a month—just by comparison shopping for a mortgage and negotiating rates, according to a 2024 survey from LendingTree. Also, many buyers say they were unaware of more affordable loan options, such as FHA loans, VA loans (you can share NAR’s Consumer Guide on what veterans need to know about buying a home) and other low down payment programs that could particularly impact first-time home buyers. You can provide your clients with NAR’s Consumer Guide on buying your first home, as well as a customer handout on questions to ask when choosing a lender.
  • Not budgeting for hidden homeownership expenses. More than a quarter of homeowners—27%—say they were caught off guard about unexpected fees during the homebuying process, according to JW Surety Bonds’ research. What’s more, 40% of homeowners say they do not use an escrow account to pay their property taxes, which could expose them to large annual tax bills, the survey’s researchers caution. You can provide your clients with NAR’s Consumer Guides on homeowners insurance—including specific guidance on flood and fire coverage—and escrow and earnest money. Also, you can share a comprehensive overview of transactions involving homeowners associations.
  • Not paying attention to home affordability. Some home buyers may be at risk of overspending on their home purchase. It could lead to buyer’s remorse: One in nine homeowners say they regret buying their home due to unexpected costs they learned about only after closing. Further, one in nine homeowners say they spend more than 50% of their monthly income on housing costs—a percentage that most financial experts would consider severely “cost-burdened.” Another 36% of homeowners say they did not have an emergency fund to cover unexpected home repairs, leaving them vulnerable to further financial strain, the survey notes. You can share NAR’s Consumer Guide on preparing for homeownership and provide a customer handout with a worksheet to track your clients’ budgets.

Where Home Buyers Can Turn for Guidance

Some prospective home buyers are on the lookout for more answers and guidance on the homebuying process. NAR has many Consumer Guides covering various aspects of the process, from written buyer agreements to home inspections and appraisals, at facts.realtor. Here are other top sources consumers cite for gathering homeownership information, according to the JW Surety Bonds survey:

  • Articles or blogs: 49%
  • Real estate agents: 31%
  • YouTube: 29%
  • Financial advisers: 17%
  • Online courses: 14%
  • TikTok: 13%

How Real Estate Agents Can Improve Homebuying Education

Real estate professionals may be able to help improve their clients’ homeownership literacy while also expanding their outreach. Try this:

  • Host education seminars. Team with lenders or financial advisers to offer buyers education seminars that highlight the financial aspects of a home purchase, such as the types of loans available and getting pre-approved for a mortgage. Loans and grants for first-time home buyers may help your clients better afford homeownership.
  • Talk real estate on social media. Glennda Baker, an associate broker with Glennda Baker + Associates, Inc., in Atlanta, has amassed more than 870,000 followers on TikTok with her short-form real estate education videos. Her videos cover a range of topics, including homebuying mistakes, financing a home purchase and living under a homeowners association.
  • Customize your consumer handouts. Publish content on your blogs and newsletters and provide handouts about the various aspects of home buying. REALTOR® Magazine offers customizable client education and handouts that detail the steps involved in a home purchase, from financing to closing.

The stats are in for February 2025. The condo/town home market has taken a hit, with HOA dues and higher interest rates impacting a buyers financing options. However, we see gains in the single family home market. This gap in affordability has always been a concern of mine. However, if a buyer can afford a condo or town home, it is a wonderful stepping stone to gain equity over time and turn that equity into a downpayment for a single family home down the road. First time buyers and move up buyers tend to need about 7-10 years to see financial gain for this step. Although the buyer is now the owner and responsible for all aspects of ownership, the opportunity to earn equity makes it a sage investment for loan term wealth.

New Law in effect regarding AC units – Shared Article

On January 1, 2025, a new A2L air conditioning refrigerant standard went into effect nationwide to support lower Global Warming Potential (GWP).

This means A/C systems using older refrigerants no longer meet new energy efficiency standards and are being phased out for new equipment. When current equipment supplies and refrigerants are no longer available, the purchase of compatible equipment that uses less toxic refrigerants will be necessary.
