When Matt & Katherine reached out to The Caton Team, they were considering the sale of their Belmont home and unsure how the pandemic would affect Real Estate. The short answer – the pandemic threw gasoline on the fire. When it was obvious there was no stopping the SF Penisula Real Estate market – when they were ready, The Caton Team was ready.
Handing over the keys, our clients entrusted us with the preparation of their home for sale, not just paint and staging but the whole shebang. Preparing a home for the market is one of our most favorite things. We love getting the team together to prepare and stage the home. Gather all the inspections, tackle repairs, and get further bids for a thorough disclosure package. This ensures our sellers find the best buyers and those buyers can make an educated decision.
With fantastic photography, 3D tour, hosted Virtual tour, and drone photos – our buyers can walk through and see every inch of the home from the comfort of theirs. If the home checks the boxes, with a quick appointment app they can set a time to view the home privately with their Realtor.
We did what we do for each selling client. Prepare and present the home in its absolute best light, ensure it is easy to view and properly disclosed.
For 2406 Palmer Avenue our efforts translated into 200 unique Realtor calls. Showings for nine days straight from 7am to 9pm (Thank You Neighbors, for your patience!) and in the end, we received 26 offers in total. 13 of those offers were under $2.3 million while the rest were over. None were all cash and all of them were non-contingent. To my surprise, not all buyers were underwritten and the status of their loan did impact their consideration. I hope this information helps other buyers out there trying to navigate this market. Listed at $1.8, we sold for $700,000 over at $2,511,000. A price no one could believe.
It was an amazing experience to say the least. Goes to show you some things never change – doing Real Estate fairly and by the book ensures our clients an amazing experience.
