The Wish List of Your Future Buyers: Gen Z

Many within today’s generation of teens, 21 million strong, say they’ll be willing to give up modern luxuries for a more mainstream view of the American dream of homeownership, according to a new study from Better Homes and Gardens Real Estate, which reveals the home ownership wish lists of the children ages 13 to 17, part of Generation Z.

Eighty-nine percent of Gen Z teens surveyed say owning a home is part of what they believe the American dream is, followed by graduating from college (78%); getting married (71%); and having children (68%).

They’re optimistic that they’ll become home owners one day, too. Ninety-seven percent say they’ll own a home one day, and they say they’d even be willing to make some unusual sacrifices in order to put them on the path to home ownership. For example, 53 percent say they’d be willing to give up social media for a year or would be willing to do twice as much homework every night in order to become a home owner one day. Forty-two percent would go to school seven days a week, and 39 percent would even be willing to take their mom or dad to their prom if it meant they could be a home owner one day, the survey showed.

“We have a clear view of tomorrow through our millennial consumer research; now it’s time to look at the day after tomorrow,” says Sherry Chris, president and CEO of Better Homes and Gardens Real Estate. “Today’s teens are fiscally literate and realistic when it comes to their future. It’s quite profound that a generation that has never known a world without social media is willing to give up such a staple in their modern lives to achieve their dream home.”

Among other findings from the study:

  • The majority of the Gen Z teens surveyed say they are aiming to own their first home by age 28, which is three years earlier than the median age of first-time home owners. But before they purchase their first home, they expect to have an advanced college degree (60%), gotten married (59%), own a pet (58%), and have children (21%).
  • Of the 97% who say they will own a home one day, they estimate paying an average $274,323 for their first home.
  • 95% of Gen Z teens surveyed say they believe they would start their future homebuying process online. They would view home listings and take virtual tours, but 29 percent also say they’d expect to be able to video chat with real estate agents.
  • 59% say they believe they will undertake the search process for their future home with a real estate professional’s help.
  • 47% of respondents say they’ll likely pick their future home in a suburban neighborhood, followed by 23 percent who say they’ll choose a city and 20 percent who say they’ll live in a country or rural area.

Why Millennials Are Having Trouble Buying Homes

This topic is near and dear to my heart of two reason – the cost of real estate on the San Francisco Peninsula – and the fact I’m experiencing the same frustrations!

There are many reasons why the millennial generation – young adults in their 20s and early 30s – are either having trouble buying a home or have decided to delay their purchase. Recent troubles in home purchasing have left many millennials feeling discouraged and wondering if they will ever become homeowners. Many experts are also worried about the lack of homes being purchased by millennials, because the housing market is fairly dependent on young first-time homebuyers.

The census bureau has reported that only about 36 percent of Americans below the age of 35 have become homeowners. Despite the fact that this number is so low, at least 90 percent of millennials would rather buy a house than continue to rent. If the percentage of millennials that would prefer to own their own home is so high, then why is the percentage of actual homeowners so low?

Why millennials are not buying

One major factor is the trickle down of expensive college educations. As the price of college continues to rise, more students are forced to take on the load of student debt. Millennials rack up student loans throughout their college career, not realizing that it will one day affect their ability to purchase a home. This is especially sad because the mortgage on an average priced home is cheaper than renting an apartment in most cases.

While student loans provide recent graduates with the advantage of establishing their credit history, they can hurt them when it comes time to apply for a home loan. Lenders consider an applicant’s debt to income ratio as part of the loan application. A hefty student loan can greatly hurt what the bank views as an ability to make payments on a mortgage.

This is particularly true for someone that has private student loans, because private loans tend to have higher interest rates and shorter payment terms, meaning that their monthly payment is much higher than that of someone who only has government student loans. Another problem that people run into is multiple student loan payments. If you are making five $70 dollar payments to separate lenders as opposed to one $150 dollar payment to one lender, you weaken your ability to prove that you can afford to take on a mortgage payment.

If that is not enough to worry about, there is still the fact that you have to save for a down payment. Many millennials barely have a savings account, much less a 20 percent down payment. Those who do decide to buy will rely on their parents and other family members to help with the expense of their down payment.

Another reason why millennials are having trouble buying homes deals with the job market. The country is finally making its way out of one of the biggest recessions we have seen in a long time, and finding a job can still be difficult for some people, especially for those who are new to the job market and lack experience. While a college degree can help get one in the door, it still does not warrant the pay level that many millennials need in order to cover their student loans and a mortgage.

The Fastest Way to Get Pre-Approved

Getting pre-approved for a loan can make the whole home-buying experience go smoother.

When you’re pre-approved, REALTORS¼ are more likely to want you as a customer, sellers are more likely to accept your offer, and—by knowing what you can afford—you’ll know what homes to look at.

And it doesn’t have to be a hassle either. With these easy tips, you can get a pre-approval without ever leaving your sofa.

Get Your “Pre-Approved” Facts Straight

Applying for a pre-approval doesn’t require nearly as much paperwork as applying for a mortgage, but you’ll still need to be as accurate as possible if you want to make sure you’re getting the best deal—and the most offers.

Start by gathering the information you’ll need:

  • Estimated purchase cost.If you have a home in mind, look up the seller’s asking price to get an idea of how much you’d need to borrow.
  • Down payment amount.Knowing how much you can put down will have a big effect on your pre-approval.
  • Personal information. You’ll need basic info like Social Security numbers and driver’s license numbers for anyone on the application.
  • Proof of income.Gather recent paystubs, tax returns and paperwork from your employer.
  • Proof of assets.Gather bank statements, retirement accounts, CDs and other documents showing your assets.

Estimate Your Credit Score

While any prospective lender will pull your credit score, you’ll also be asked to estimate your credit score on your application.

To make things easier, you can order a copy of your credit scores for a small fee from one the three credit bureaus—Equifax, TransUnion and Experian—before you apply for a pre-approved loan. By law, you’re entitled to one free credit history report a year from each of the credit bureaus.

You can also use your credit report to make an educated guess about your credit scores. For example, if you have low-to-no debts, active credit lines and a history of timely payments, you probably fall in the “good” credit score range.

Apply Online

Once you have your information and credit scores together, you have two options to apply for a pre-approved loan. If you have a particular lender in mind, you can visit the lender’s direct website to see if you can apply online.

Many lenders have this feature, but you’ll have to fill out an application for every lender you want to use.

If you want to go the faster route, try a pre-approval service like the one featured on the realtor.com¼ individual listings page. By checking the box that says, “I want to get pre-approved by a lender”, you’ll be connected with up to three lenders right away.

Staying Safe

Before you apply online, read through the company’s privacy settings. Look for companies who state this information:

  • Clearly list how your personal information will be used
  • Explains their pre-approval process
  • Guarantees not to sell your personal information to third-party companies or vendors

Knowing what you can expect while getting pre-approved will keep your identity safe.

 

My two cents – Your Home Loan is THE MOST IMPORTANT PART of your home purchase – second to the actual home! You need to work with a reputable lender who picks up the phone nights and weekends. I prefer my clients do not work with an online lender since their customer service lacks greatly during the most crucial part of the transaction – the escrow period. And that could cost the buyer money for not performing in time per the contract.  Why 20% of Households Are Throwing Away $11,500

About 20 percent of households who would benefit from refinancing are not doing it — and they could be losing out on lessening their mortgage payments by thousands of dollars over the life of the loan, according to a new report from the National Bureau of Economic Research.

In analyzing a large random sample of outstanding mortgages from December 2010, researchers found that the median household could save $160 per month over the remaining life of the loan, amounting to a total savings of about $11,500.

“Despite the large stakes, anecdotal evidence suggests that many households may fail to refinance when they otherwise should,” according to the report. “Failing to refinance is puzzling due to the large financial incentives involved.”

The report found that borrowers may fail to refinance because they are unable to calculate the full financial benefit to them, they fail to see the benefits over time, or the high amount of upfront costs may deter them.

“Our results suggest the presence of information barriers regarding the potential benefits and costs of refinancing,” according to the NBER report. “Expanding and developing partnerships with certified housing counseling agencies to offer more targeted and in-depth workshops and counseling surrounding the refinancing decision is a potential direction for policy to alleviate these barriers for the population most in need of financial education.”

Homes within highly rated school districts tend to have a higher median sales price, sell for a greater percentage over the list price, and sell faster, according to a new study by the real estate brokerage Redfin.

Highly rated public schools were found to have homes with a median sales price of $474,900 compared to $290,000 in an average-rated school zone. Redfin researchers also found that homes in top school districts are more likely to sell for 30 percent above the list price versus 23 percent. They tend to sell faster too: A median of 25 days on the market versus 21 days.

Homes in top-level school districts can be more difficult to come by, the study shows. For every 100 homes in a neighborhood, on average, only 5.8 were on the market in the past year compared with 6.5 for the greater metro area.

Redfin analyzed test score data from GreatSchools ratings, provided by Onboard Infomatics, in 22 major metro areas to determine the neighborhoods that have the most highly rated public schools. Redfin also included data on median sales price, and the percentage of homes that sold above the asking price.

Realtor.comÂź Survey: Men, Women Dig on Digs Differently

So, you’ve got it bad for “the one” — you know, the one that keeps you awake at night fantasizing about the day when you can be together.

Wait a second. We aren’t talking about that one — we’re referring to a different kind of love affair: a “home crush.” If you’ve found yourself swooning over a house you just can’t get out of your head, you’re not alone.

In a new realtor.com¼ survey, 69 percent of the 1,000 people who responded said they have had a “home crush” – a home they liked so much that they were drawn back to looking at it more than once online or in person.

“We conducted the survey to see how searching for ‘the one’ in real estate correlates to searching for ‘the one’ in love, and we found that they are very similar,” said Barbara O’Connor, chief marketing officer at realtor.com¼. “Buyers have to evaluate crushes based on turn-ons and turn-offs and whether the home is in their league, so they often find themselves spending a good amount of time checking out their crush online.”

But what do you do when you’re pining for that perfect dwelling? Just as in romance, men and women respond to their home crushes quite differently, the survey found. Women were more likely than men to have a crush on a home that was out of their league financially, while men moved from one home crush to another more frequently than women.

Men and women tend to fall for the same things when it comes to houses, though. Of those surveyed, 54 percent of women and 46 percent of men said they tended to fall in love with outdoor living spaces. Women also swooned for open floor plans and appliances and fixtures, while men’s hearts raced over a good garage and curb appeal.

“Whether it’s love or real estate, having a short list of deal breakers is critical for finding ‘the one’ to help buyers weed through the crushes to find the home of their dreams,” said Leslie Piper, consumer housing specialist at realtor.com¼.

Majority of all surveyed consumers report having a home crush:

69 percent of those surveyed said they have had a house crush

31 percent said they have not had a crush on a house

Women are more likely to cultivate crushes on homes that are out of their league financially:

41 percent revealed that their home crush is out of their price range

59 percent reported that their home crush is in their price range

 

Of the men included in the survey


30 percent indicated their home crush is out of their price range

70 percent shared that their home crush is in their price range

5 Ways to Pick the Perfect Time to Sell

Smart sellers spend a whole lot of time and energy strategizing about how to sell their homes for top dollar. They factor in buyer demand, the competition, the job market, the mortgage market and their agent’s track record. And that doesn’t even account for all the time spent understand recent home sales in the area as an indicator of how local buyers will react to this listing.

Many a smart seller will also try to time their listing just right, too. And most often this looks like waiting until they feel buyers are sufficiently ready, willing, and able to pay a good price for the property. One timing consideration that sometimes gets short shrift is this: the calendar.

There’s a season for everything, as you might have heard. And recent Trulia data revealed some powerful geographically-specific seasonal trends in search activity for homes, adding proof to what agents have long known – the calendar portends various shifts in buyer activity, which sellers need to note. If you’re gearing up to list your home for sale, you should definitely take advantage of this interactive tool we’ve created to help you understand how these shifts play out in your area, and connect with your agent to discuss whether and how you might want to factor that into your home sale action plan.

But there are also a number of calendar-based factors you should just be thoughtful about as you put your plan for selling together. Here are a handful of calendars that should be – and stay – on every home seller’s radar screen:

1. The Academic Calendar. Families with school-aged children often find it less disruptive to house hunt in the late Spring/early Summer with the aim of moving in before school starts. Of course, we all know what they say about the best laid plans, so by no means should you let this stop you from listing your home at another time of year. Just know that demand for homes with convenient proximity to strong schools can uptick during the summer school break and around other times of year when kids are not in school.

2. The Tax Calendar. I cannot count the number of relatively unmotivated, looky-loo type buyers I’ve worked with over the years who got sudden, intense motivation from a massive, looming tax bill. For instance, many new professionals will seek to close escrow on homes between the time they graduate and the end of that same year, in an effort to deduct their closing costs and mortgage interest from their newly large incomes and avoid a big tax bill the following April. Similarly, just after tax time in April, a flood of newly motivated buyers come into the market, advised by their CPAs that the mortgage interest deduction is their best bet for not having to write as big a check to the IRS next year.

Fortunately for sellers, more buyers and more motivation means more demand and – all other things being equal – can translate into a faster sale at a higher price than at other times of the year.

3. The Weather Calendar. Many sellers who live in cold-weather climates are aware that wintry weather conditions can dramatically cut down on the numbers of buyers who are out viewing properties. This is why buyer searches for homes on Trulia peak earliest, in January, in warm-weather states like Hawaii and Florida – and not until after the Spring thaws in the Midwest, the South, the northeast and most of the West.

But what’s not as obvious is that the combination of what’s happening on the weather calendar and the specific features of your home can interact to impact your home’s prospects for sale – and its ultimate sale price. Behavioral economics researchers have found that homes with swimming pools sell for more in the summertime than they do in the winter. “When it is sweltering outside, a swimming pool just looks attractive. There’s an emotional connection because it reminds us of fun times we have in the summer,” said Jaren Pope, one of the study’s authors and an assistant professor of economics at Brigham Young University.

So, if you’re selling a home with ski slope access in the summer, you might want to paint the picture of a cozy, fun-filled winter by staging the place with ski gear and other items that help prospective buyers visualize how much fun they’ll have when winter comes. And vice versa -if you’re selling a pool house in the winter, consider making sure it is steamy and heated, if it has those features. Stage it with lounges, towels, lights – anything that showcases the pool to offset cold-weather buyer’s psychological tendency to discount the appeal of a pool in the winter.

4. The Holiday Calendar. During the holidays, many buyers simply prefer to spend their downtime celebrating with family and friends vs. house hunting, especially in locales where the winters are wet or cold. Our listing search data backs this up: nationwide, December is the slowest month of the year for home searches, and November is the second-slowest.

Does this mean the holidays are a bad time to have your house on the market? Not necessarily: some homes just show beautifully when all lit up and tastefully dressed up for the holidays. And the truth is that there is a hardy contingent of buyers motivated to close by year’s end for tax purposes, every year in every market. While buyers might be fewer in number, those who will brave rain, sleet and snow and forego holiday parties to house hunt can be some of the most motivated buyers of all.

5. The Gregorian Calendar (the regular old January through December calendar, that is). A survey just released by Fidelity Investments revealed that 54% of Americans said they typically consider setting New Year’s Resolutions related to their personal finances. This year, 26 percent of respondents said they are in a better financial situation today than last year (only 19 percent said so in 2012) and 28 percent say they are less in debt (vs. 25 percent in 2012).

Home buying tends to be a popular resolution among those with money on their minds at this time of year – and also among people looking forward to career promotions, developing their love and family relationships or relocating to a new home town.
