I spent last Saturday hosting 2576 Hopkins in Redwood City and let me tell you – I fell in love with this house. It’s not a superficial love – like an easy-on-the-eyes celebrity – it’s a whole ‘nother level of appreciation. It goes beyond skin deep. What I love about this home is its potential.
I don’t want to offend anyone’s personal taste – so I will just reiterate some of the feedback from my Open House. Buyers would walk in and instantly dislike the bathrooms. Yes they are dated. They were all the rage when they were installed – but now they are too “vintage”. Not the quirky vintage mind you – just – well – as one buyer said – old! I get it – I get it. This house has not been overhauled… yet.
I think the one thing new buyers forget is that a house is a house and it doesn’t become a home the second you buy it – it becomes a home when you make it your own. Adding your personal touches, changing things to your liking, remodeling, updating, painting, – removing the fixtures of yesteryear and adding fresh touches. That’s the ticket – that’s why you buy a house! The potential it has!
So allow me to get the negative out of the way – I’m not going to sugar coat this – this home is dated. It has some modern touches, added by various owners through the years, but overall the home is older. It’s not the type of home you envision when writing a nearly 2 million dollar check. But it is the type of home you do so in the Silicon Valley for various reason that I can’t wait to discuss. But first, to address the elephant in the room – the location is not ideal for a family with small children – there will be no riding their bikes in street. Hopkins and that particular intersection is busy. However, there is so much more to this house than just the street.
You walk into a formal entry, a very large, traditional living room with insert fireplace is situated on the left, with a picture window overlooking the landscaped front yard. The drapes are new and are remote operated – pretty nifty! To the right, the formal dining room, with another window overlooking the front garden and French Double Doors that lead to the updated kitchen. I saw updated because it is not the original kitchen. The gray quartz counter tops are lovely with a little sparkle, picking up the stainless steel appliances – a gas oven range, dishwasher, trash compactor and refrigerator. The enormous skylight floods the kitchen with natural light – a wonderful feature.
Turning right from the kitchen will take you to the oversized two car garage with washer and dryer and forced air – AC and heat! Turning left will take you to the family room. A huge space with fireplace, three picture windows and sliders to the backyard where the soothing sound of the waterfall will greet you. That makes TWO living areas and that’s just the first floor. TWO LIVING AREAS! Rounding out the rest of first floor are three bedrooms and two baths, including the original master suite with backyard access. Yes, the bathrooms need remodeling, yes the carpet and flooring could use some updating. Or better yet – if you have the budget, the whole first floor could benefit from some universal flooring, tying all the spaces together. To be real, the kitchen is doable and a buyer could live it for a spell before remodeling it completely.
But that’s just the first floor. Lets head upstairs to a THRID LIVING AREA – an open air family room with sliders to the upstairs balcony. This second floor space is HUGE! (If you watched my Instagram Virtual Open House video – HUGE was my most utilized word – because this home at 3075 SF is just that – H U G E !) This space would make a great master suite retreat, office or playroom where toys would be out of sight from the front door. Great light, several windows and its own upstairs bath!
But wait – there is more!
The new master suite is tucked upstairs with another HUGE bedroom with spacious walk-in closet, private bath with sunken jetted tub, dual sinks and stall shower.
What really made me love this house was the space. THREE LIVING AREAS, 4 bedrooms with 4 baths. I am day dreaming of some amazing holiday parties, birthday parties, any excuse for a party. Even relaxing evenings in the tub, listening to the waterfall and forgetting your troubles away. A home this size will affront that type of privacy. Each member having their own space to retreat and re-energize.
I wish I could show you what this house could be. What I see in my mind. It’s not a house to buy to flip. It is a house to live in and slowly remodel while building the life of your dreams and equity to boot. There are several, fixed or news homes in the area pushing $3million – so there is room for equity growth in this home – I just need to find the right buyer who can appreciate all 2576 Hopkins Avenues has to offer.
