5 Housing Trends to Watch for 2018
Home shoppers may have it easier in 2018. Inventory constraints of for-sale homes and rising home prices may finally start to ease next year, according to realtor.com®’s 2018 National Housing Forecast.
“Next year will set the stage for a significant inflection point in the housing shortage,” says Javier Vivas, director of economic research for realtor.com®. “Inventory increases will be felt in higher priced segments after spring home buying season, which we expect to take hold and begin to provide relief for buyers and drive sales growth in 2019 and beyond.”
But the big wild card for 2018 will be any impact from the proposed tax reform legislation, which is currently being debated by Congress, realtor.com® adds.
Here’s a closer look at realtor.com®’s five housing prediction trends for 2018:
1. Inventory to start increasing: Realtor.com® projects positive year-over-year inventory growth by the fall of 2018—which will be the first time since 2015. “Inventory declines are expected to decelerate slowly throughout the year, reaching a 4 percent year-over-year decline in March before increasing in early fall, after the peak home-buying months,” realtor.com® notes in its report. The cities expected to see inventory levels recover first are Boston; Detroit; Kansas City, Mo.; Nashville; and Philadelphia. The majority of this growth will be in the mid- to upper-tier price points (which includes homes priced above $350,000). On the other hand, recovery in the starter home market likely will linger since levels are “significantly depleted by first time buyers,” realtor.com® notes.
2. Price appreciation to slow: Home buyers likely will see home prices moderate in the new year. Realtor.com® forecasts home prices to slow to a 3.2 percent growth year over year nationwide. For comparison, home prices in 2017 posted a 5.5 percent increase. The majority of the slowing price appreciation will be centered in the higher-priced ranges as more inventory becomes available. Entry-level homes, on the other hand, likely will continue to see price gains due to a larger potential buyer pool as well as a more limited number of homes available for sale in this price range.
3. Millennials to gain market share: Finally, the long-held predictions may hold true. Millennials may reach 43 percent of home buyers taking out a mortgage by the end of 2018, up from an estimated 40 percent in 2017, realtor.com® projects. The largest cohort of millennials are expected to turn 30 in 2020. “Millennials are a driving force in today’s housing market,” Vivas says. “They already dominate lower price home mortgage and are getting close to overtaking older generations for mid- and upper-tier mortgages. While financially secure in general, their debt to income ratios have started to increase as they compete for higher priced homes.”
4. The South to lead in sales growth: Realtor.com® forecasts that Southern cities will top national averages in home sales growth in 2018. Markets like Tulsa, Okla.; Little Rock, Ark.; Dallas; and Charlotte, N.C., are expected to be the highest performers. Sales in these markets are predicted to increase by 6 percent or more. Nationally, sales growths are predicted to grow by 2.5 percent. “The majority of this growth can be attributed to healthy building levels combating the housing shortage,” realtor.com® notes in its report. “With inventory growth just around the corner, these areas are primed for sales gains in years to come.”
5. Tax reform wild card: Tax reform could dampen 2018 sales and price forecasts, realtor.com® reports. The U.S. House has passed a tax bill, and the Senate likely will vote on one soon. “While the ultimate impact of tax reform will depend on the details of the plan that is finally adopted, both versions include provisions that are likely to decrease incentives for mobility and reduce ownership tax benefits,” realtor.com® reports. “On the flip side, some taxpayers, including renters, are likely to see tax cuts. While more disposable income for buyers is positive for housing, the loss of tax benefits for owners could lead to fewer sales and impact prices negatively over time with the largest impact on markets with higher prices and incomes.” Read more: Tax Reform Proposals Threaten Homeowners and REALTORS® Square Up After House Passes Tax Bill

Quick-and-easy tasks that’ll brighten up your interior in December.
The year’s coming to an end. Time to do four small tasks for a bright (and money-saving) new year.
#1 Clean Light Bulbs and Fixtures
Two great reasons to clean your light bulbs: You want as much light in your house as you can get as the days grow shorter, and, you’ll save money.
Dirty bulbs apparently shed 30% less light than clean ones, according to the U.S. Department of Energy.
Wipe bulbs with a cloth dampened by a mix of 1 oz. dish soap, ¼ cup white vinegar, and 3 cups of water. Get to it December 1 so you’re ready for the curtain fall on the shortest day of this year: Thursday, December 21.
#2 Evaluate Homeowner’s Insurance
The holidays. You love them, but they do seem to eat up more cash than other times of year. Sure, you can scrounge around for change under your couch cushions, but that’s not going to offset much.
Why not get a home insurance checkup? Call your agent to go over the type of coverage you have, how much you really need, and how you can lower your premiums before your next monthly installment.
#3 Pack a Home Emergency Kit
The last thing you want during the holidays is for an emergency to chill your family’s cheer. Prepare for power outages and weather-related emergencies with an easy-to-find emergency kit.
Some items to include are bottled water, a hand-crank radio, a flashlight, batteries, a portable charger for your phone, warm blankets, and of course, a first-aid kit to patch up any boo-boos. Singing carols ‘round the flashlight may not be ideal, but it’ll beat trying to celebrate in the dark.
#4 Buy Holiday Lights (After December 25)
It’s tough to think about next Christmas when you’re still stuffed from a holiday dinner with all the trimmings. But think you must if you want to save on next year’s holiday. From December 26 through year’s end, big-box stores try to clear the shelves of all that glitters.

Many contractors and other pros often find this time of year a little slower, as many homeowners are waiting until fall to tackle big interior projects, which means that you’ll have an easier time finding the right person for the job.
These eight projects are designed to add value to your home, without breaking the bank at the same time. Tackling them now will make your home more comfortable for the coming months, while ensuring that you can get maximum ROI when the time comes to sell.
1. Fix Window Leaks
Air gap around your windows could be driving your air conditioning bill up higher than it needs to be this summer. Old or leaking windows can cause you to lose as much as 20% of the energy you use to heat and cool your home, which can also make it less comfortable as well.
There are two ways to fix window leaks: installing new replacement windows, or installing weatherstripping around your existing windows. While both will help you save money on your energy bills, replacement windows will also help you recoup about 73.9% ROI at time of resale.
Cost: Weatherstripping your windows costs around $168 on average, while replacement windows cost between $650 and $1,500.
Money Saving Tips: Get an energy audit done on your home before you start replacing windows. You may find that only a few need to be replaced, while the rest can be caulked or weatherstripped to save.
2. Basement Remodel
Remodeling your basement is a great way to increase your existing living space, without the hassle or expense of a major addition. Basements are often cooler in the hot summer months than the rest of the home, so remodeling can help you gain more usable living areas during this time of year. A basement remodel featuring things like waterproofing or french drain installations can also recoup you about 70% at time of resale.
Cost: A full basement remodel including a new bathroom can cost around $50,000. However, waterproofing costs around $5,000, while installing a new set of stairs costs around $1,000 to $2,000.
Money Saving Tips: Simply waterproofing your basement will help make the area livable, allowing you to simply paint the concrete walls and floors, and begin furnishing the room for less.
3. Bathroom Remodel
Bathrooms are among the most frequently used rooms in the home. During the humid summer months, older bathrooms can often become home to things like mold and mildew, which makes now the best time to start remodeling. A bathroom remodel, including all new fixtures, shower, and ceramic tile can recoup you around 64.8% at time of resale, while making your home healthier and more functional at the same time.
Cost: A full scale bathroom remodel costs around $18,000. However, there are many components that can be done for less, such as installing a new bathroom fan to help dry out the room for $350 – $400 or putting in a new mirror for $120 – $150.
Money Saving Tips: Cosmetic updates to an otherwise functional bathroom can save you a lot of money. Simply painting the walls or replacing the sink and faucet can give your bathroom a facelift for less.
4. Add Attic Insulation
Another way to help lower energy costs this summer is to add some insulation to your attic. Most homes are underinsulated, particularly in this area, which can contribute to higher energy costs. Insulating your attic will make your home more comfortable, while saving you money on your AC bill this summer. Best of all, attic insulation recoups a whopping 107% at time of resale.
Cost: The cost to insulate an attic is around $400 for fiberglass insulation.
Money Saving Tips: Purchase the highest R-value you can find for your climate, and you’ll save even more on your energy bills year round.
5. Build a New Deck
Enjoy more time spent outdoors this summer on a new wood deck. Decks increase your usable outdoor space, make entertaining easier, and have a rate of return at around 71.5%. Start this project early in the summer to make the most of your new space before fall.
Cost: The average cost to build a new deck is around $10,630.
Money Saving Tips: If you have an existing deck, consider having it repaired, rather than replacing it. Often pressure washing and staining a deck, while replacing some of the boards can help extend its life.
6. Replace Your Roof
After a long winter filled with ice dams, your roof may be in poor condition and in need of replacement. Don’t wait until summer storms send water pouring in through your ceiling; have your roof taken care of at the start of the season to ensure that it’s in good condition for the rain to come. A new roof will help you recoup about 68.8% at time of resale as well.
Cost: The average cost of a roof replacement is around $6,000.
Money Saving Tips: If the majority of your roof is in good condition, you may want to opt for a partial replacement or roof repair to save money.
7. Replace Your Siding
Siding is just as important as your roof when it comes to both protecting your home from the elements, and to giving it its curb appeal. The nicer weather of the summer makes this the ideal time of year to take care of this important project. Replacing your siding can recoup you as much as 76.4% at time of resale. Replacing your siding can also help you take care of other issues such as rotting fascia, and can improve the appearance of your home at the same time.
Cost: The average cost of replacing your siding is around $7,510 for vinyl siding.
Money Saving Tips: If your siding is in decent condition, consider making repairs to those areas that require it, and painting the entire exterior to give it a fresh look for less.
8. Universal Bathroom Design
Universal design is one of the newest trends that’s recouping costs in a big way. In many cases, universal design costs less than a complete bathroom remodel, but can make your home easier to sell because it appeals to a wider group of people. Take on the project this summer when plumbers aren’t as busy to get the job done faster. This type of project also recoups about 68.4% at time of resale.
Cost: The average cost of universal bathroom design is around $9,000.
Money Saving Tips: Many things in a universal bathroom can be installed DIY for less, including lever handles on faucets and a universal height toilet.

5 Little Tips That Will Save You So Much Money

Saving money is the key to a successful life. You need to have money stashed away for a rainy day, just in case you want to take a trip, plan the wedding of a lifetime, buy a car or something unexpected happens. When you’re looking for the best way to save money quickly, it’s easy to try too hard or put too much of your income away. Like all things in life, the best way to save money fast is to do it little by little. Don’t forget the 50/20/30 rule and do the rest as you go…
1. Have a no spend weekend
You’re less likely to spend money at work, besides lunch and travel expenses. It’s during the weekend when most of us go shopping crazy. From eating out to buying new shoes, it feels good, but it’s better to have a no spend weekend once in a while. Don’t order food, don’t eat out, and plan your meals beforehand. Go out and do something that doesn’t involve spending money, and put aside what you were planning to spend on new clothes once the weekend is over!
2. Automate it
If you’re truly terrible with money, set up a direct debit from one account to another. Start small and build it up. The less you feel it coming out of your account, the easier it will be to build-up large amounts in savings. If you add up the automated payments you make to subscription services you’ll probably be surprised how much you’re spending a year.
3. Waste less food
Plan your meals on a Sunday, eat your leftovers for lunch and keep track of your food waste bin. It might not feel like you’re saving money by eating yesterday’s dinner over your desk but it’s estimated that you’ll save around $500 a year. It doesn’t feel like much but it goes a long way.
4. Learn delayed gratification
It’s something that we forget as we get older, but when you see something you really want, part of the reward of adulthood (and working hard) is that you can actually get it. But if you delay that gratification, save the money for it first and buy it at the very end of the month (before your next paycheck), you get to feel like you’ve earned it, which makes the treat much sweeter.
5. Get a financial advisor on your phone
My must have when I’m keeping track of my incomings and outgoings is Daily Budget. Career Girl Daily’s co-founder Ellen introduced me to it a while ago and I haven’t looked back. It’s come in handy when buying my first ever house, paying bills, and saving money to buy expensive coffee tables. It tells you how much you should spend a day, and how much you should save in order to reach your savings goal. Genius.

5 Mistakes People Make When Buying Home Goods Online

The internet makes shopping for everything in life so easy. And while there are no major surprises when purchasing toilet paper or cleaning supplies, buying furniture and home decor online can prove a bit tricky. Is that sofa more of a cream, taupe or oatmeal? Will those barstools really fit under the counter? So we asked Michele Hofherr, co-founder of the online-only home goods consignment shop Previously Owned by a Gay Man, to weigh in with her tips about what not to do. Here’s what she has to say.
MAKING ASSUMPTIONS ABOUT SIZE AND SCALE
It is virtually impossible to look at a chair online and know if it will fit with a table or desk in your home. That’s why a measuring tape is essential. Look carefully at the dimensions listed online and then physically measure them out at home to make sure the piece is the right size for your space before clicking purchase. And if you are buying a chair to fit with a desk, don’t forget to check the arm measurements to make sure they’ll fit under the desk comfortably.
FORGETTING TO CHECK ON QUALITY
That distressed leather loveseat you’ve got your eyes on may look like the perfect piece for your home, but just because it looks good online doesn’t mean it will necessarily live up to expectations in person. As the saying goes, “If it looks too good to be true, it probably is.” Do your due diligence: Research the manufacturer (the company one keeps can be very revealing) and look for material content. Make sure the item that looks like wood is indeed made from real wood, or that a rug that appears to be wool isn’t actually made from man-made fibers.
IGNORING SHIPPING AND RETURN POLICIES
It’s easy to get caught up in the price of shipping and forget to ask or look into how an item will be shipped. This is especially important with large, heavy or awkwardly shaped items. Ask how long shipping will take (if not explained on the site), and, for large items, if white-glove delivery is available. When dealing with an individual seller, it might also be wise to ask who is liable should any damage occur in transit.
MISJUDGE COLOR ACCURACY IN ONLINE IMAGES
This is a tricky one. Colors can appear very different online because of lighting, camera flash or photo editing. If possible, request a color swatch that you can hold up in your own space, or look for additional shots of the item elsewhere online.
FAIL TO FIND OUT WHETHER ANY ASSEMBLY IS REQUIRED
Very often, a piece of furniture may look like it would come in one piece, but when you read the fine print, you see two sometimes-scary words: assembly required. Rather than leave it up to surprise, try calling and talking to a customer service representative who can provide specific details about what work you’ll need to do on your end. Pro tip: Consider buying previously owned or vintage pieces because you’ll rarely need to assemble a thing.

A Walk Among the Ruins
It’s always fun to explore new areas with clients. Today we ventured off into the Santa Cruz mountains to see a piece of land. Let me just say – as a married woman – this must be what it is like to online date. The photo and the description did not match in person.
We were so excited as we turned onto the road, meandered through the canopy of trees where shadow and light danced and. As we fast approached the address, the creek came into view, then the for sale sign at the end of the road. I grabbed my backpack and camera, tightened up the shoes – I was ready to survey the land. Then we realized we were looking at it. The useable lot was no bigger than a family room. Most of thee land was up hill – to say the least. It wasn’t what we expected. We found what once was the foundation of a home long before. Now complete ruins. Made me feel a bit like Indiana Jones – standing there – looking at what just 30 years can do to a piece of land and wonder – what the heck was that?
So – this isn’t the piece of land we’re looking for – but it did make for a fun adventure. It’s the best part of the journey – exploring new areas with trusted clients. As Susan and I always say – have pen will travel – it’s a Reatlor Life – someone has got to do it.

I just need to take a moment and thank Nielsen Automotive on 888 El Camino in San Carlos for their awesome help. Now and every other time I’ve rolled into full service with a nail in my tire. These guys have been helping me with tires, smog checks, gasoline, and oil since I was a teenager in a junky car. In the middle of looking at homes that tire light came on. I had a late appointment and didn’t want to get us stranded – so I rolled into full service and they took care of me and my tire quickly. It was fast, affordable and with a smile. So thank you for taking great care of me!

Where to Donate Your Professional Clothes!
Just recently I came to the sad realization that me feet, had in fact, grown. A whole size. Add to that a horrible bike accident and recovery – let’s just say comfort is now the number one factor when buying new, larger shoes.
Standing to my knees in shoeboxes of high heels one size too small I didn’t know the best place to donate them so I reached out to my Facebook friends. Thank you Karen for the Urban League. Currently located in Sacramento – here is their website: http://nul.iamempowered.com

Declutter Your Closet: The Best Charities for Donated Clothing
When you declutter your closet, which should be at the top of your list of things to do when considering buying a custom closet, it can be hard to decide what to do with the items you’re parting with. Donating it to charity is the logical response, however, many Americans have thought twice about donating their used clothing after hearing news reports state that a large portion of their donations are shipped to third world countries and sold for a profit. Naturally, people are torn between wanting to help the less fortunate and knowing big business is profiting from their donations.
However, donating your decluttered closet items to charity is still a good idea. It certainly is a better alternative to throwing your once precious possessions in the trash. The trick is to choose a charity that directly distributes your clothing to people in need or if you donate to an organization that sells clothing, make sure that a large percentage of their profits goes directly to charity. Below is a list of organizations that donate clothing directly to people in need. If these charities don’t have a chapter located near you, don’t give up. Chances are, you have a local organization that is doing similar work, so all you need is a little research to make sure your donations go to a good home.
Dress for Success: With national affiliates all over the U.S., this is the perfect place to take all your work clothes and shoes that you no longer wear. Their philosophy is to promote self-confidence and economic independence for disadvantaged women by providing professional attire, mentor support and career development training. The organization distributes your donations to disadvantaged women who need business outfits for job interviews.
Career Gear: This charity does for men what Dress for Success does for women. They provide professional clothing, mentoring and life-skills to help low income men get the clothing and toiletries they need for job interviews. There are several locations on the East Coast and in various parts of the Southern U.S.
Cinderella Project: Here’s where you can take all those old bridesmaid dresses you’ll never wear again. This New York state based organization takes donated formal dresses and gives them to teenage girls who can’t afford to buy a prom dress. There are similar sister projects like this such as The Princess Project in California. Check your local community listings to see if you have a local organization that does the same thing.
Big Brother Big Sister Foundation: This foundation accepts any type of clothing in good condition and all donations go to the foundation’s resale stores. 100% of the proceeds benefit the charity which pairs adult mentors with at-risk kids. You can even schedule a pickup online and they will come get your donation.
Vietnam Veterans of America:
This national non-profit provides support and services for all military veterans returning home after serving and aid for homeless and disabled vets. They accept all types of clothing, shoes and accessories in good condition for children and adults. Then they sell the donated items in their resale shops with the proceeds going directly to the VVA. They will also come and pick up your donation, which you can schedule online.
As you can see, there are many places to find good homes for the clothing you no longer have a use for. Decluttering your wardrobe closet not only helps you feel good but it can also help others feel better about their lives.
