I want to talk about the sofa in the room — or the one that isn’t…

If you’ve looked at homes for sale online, you may or may not have noticed it – Virtual Staging.  It’s happening more and more and I’m curious what you think of it.

I get it, we live in a virtual world with snapchat filters and photoshop.  We’re used to seeing doctored up pictures every day; why wouldn’t it apply to home photos?  However, there’s a little voice in my head that says — truth in advertising.  I’m not judging — it just in Real Estate we have to be careful where we draw the line on photo enhancements. 

To be frank, staging is usually up for a couple months and then moved along if the house hasn’t sold yet.  So in the end, there is a chance the staged photos online do not line up with the home in person.  So yes, walking into an empty home you saw furnished online is commonplace; but that’s not the point of staging.

Several times the Virtual Staging has come up in conversation, mostly a text or email asking — is that a real sofa while perusing online or when we walk in the door I hear I knew that was a fake sofa.  Now it’s becoming a game, as the photos look more real it’s hard to determine.  I know it comes down to budget, it is far less expensive to do Virtual Staging than paying for the real deal in 3D. 

The point of staging is the WOW factor when you walk in the door.  It’s truly hard to visualize an empty space for what it could be.  Some people can do it, some cannot — we all have our gifts.  The point of staging is to show the potential of a space, which translates into great photos. 

I always say staging is important for the photos.  But that’s just the hook — a home needs to photograph well these days, just like models selling clothes — it’s all about the lifestyle.  However, nothing can replace walking into a well staged home — really seeing the possibilities — far better than an empty room. 

My concern is where we will draw the line, how much will be digitally altered to the point it’s not the house you walk into.  So please, indulge me — it’s the Realtor and Marketing Major in me that is dying to know your thoughts!
