Home Sales Off to a Bumpy Start in 2015

Existing-home sales dropped in January to the lowest rate in nine months, according to the National Association of REALTORS®’ latest housing report. All regions across the country saw declines in sales in January, with the Northeast and West posting the largest losses.

Still, the pace of sales was higher than a year ago – at a 4.82 million seasonally adjusted annual rate remains up 3.2 percent compared to a year ago.

“January housing data can be volatile because of seasonal influences, but low housing supply and the ongoing rise in home prices above the pace of inflation appeared to slow sales, despite interest rates remaining near historic lows,” says Lawrence Yun, NAR’s chief economist. “REALTORS® are reporting that low rates are attracting potential buyers, but the lack of new and affordable listings is leading some to delay decisions.”

5 Stats to Gauge the Market

Here’s a closer look at where the housing market stands, based on NAR’s existing-home sales report for January.

  1. Inventory: Total housing inventory at the end of January rose 0.5 percent to 1.87 million existing homes available but sale. Unsold inventory is at a 4.7-month supply at the current sales pace.
  2. Home prices: The median existing-home price for all housing types was $199,600 – 6.2 percent above year ago levels. “Although sales cooled in January, home prices continued solid year-over-year growth,” Yun notes. “The labor market and economy are markedly improved compared to a year ago, which supports stronger buyer demand. The big test for housing will be the impact on affordability once rates rise.”
  3. Distressed sales: Foreclosures and short sales comprised 11 percent of sales in January, down 15 percent from a year ago. Broken out, 8 percent of sales in January were from foreclosures and 3 percent were short sales. The average discount that a foreclosure sold at was 15 percent below market value, while short sales were discounted, on average, 12 percent.
  4. Days on the market: Properties tended to stay on the market slightly longer in January – 69 days compared to 66 days in December. Short sales remained on the market the longest at a median of 128 days, while foreclosures tended to sell in 63 days. Overall, 30 percent of homes sold in January were on the market for less than a month.
  5. Cash sales: All-cash sales made up 27 percent of transactions in January, down from 33 percent a year ago. Individual investors, who account for the bulk of cash sales, purchased 17 percent of homes in January, below the 20 percent in January 2014.

Regional Breakdown

Here’s a closer look at existing-home sales in January across the country:

  • Northeast: existing-home sales dropped 6 percent to an annual rate of 630,000. Sales are 3.3 percent above a year ago. Median price: $247,800, up 2.7 percent from a year ago
  • Midwest: existing-home sales fell 2.7 percent to an annual level of 1.08 million in January. Sales are still 0.9 percent above January 2014 levels. Median price: $151,300, up 8.2 percent from a year ago
  • South: existing-home sales dropped 4.6 percent to an annual rate of 2.07 million in January, but are still 5.6 percent above year ago levels. Median price: $171,900, up 7.4 percent from a year ago
  • West: existing-home sales fell 7.1 percent to an annual rate of 1.04 million in January, but are still 1 percent above a year ago. Median price: $291,800, up 7.2 percent from a year ago.

 

Allow me to add my 2 cents.  On the San Francisco Peninsula – we are experience a HUGE demand for housing.  We actually are having a housing shortage with the volume of people who work on the peninsula and expect to live on the peninsula.  As a result we have seen rental prices soar through the roof!  I can’t even believe I used to rent a two bedroom apartment in 1996 for under $1000 in SAN CARLOS!  Now – a 2 bedroom apartment is going for close to $2500-$3500 A MONTH!  And the East Bay is rapidly capturing our displaced employees – have you seen the bridges these days during commute hours?  Redwood City is one of the few communities that has actually built housing and they are going for a premium.  So if you want to call San Mateo or Santa Clara County home – it’s best you start saving your money and get into the market sooner than later.  The Caton Team is here to help you every step of the way.  Call or email me anytime.

Why Homebuyers Need to Act Now

Wow – the article below really stuck a chord with me  – as I just heard one of my buyers “wants to wait”.  I cringe when I hear that – because in my 11 years in this business, and Susan’s 16 years – “waiting” has got our clients no where!

Well, let me rephrase that – those who were able to get back into the market after stepping out – ended up spending more money on less house.  Point Blank – end of story.  I kid you not.  Some of them are still looking and it isn’t getting any easier.  Now maybe the few would couldn’t buy before the financial crises did great “waiting” by buying afterwards – but those folks are far and few between and those days are long behind us.  We have exceeded our pre-bust prices – by far!  And with the way our market has fully recovered, with amazing demand we have for housing on the San Francisco Peninsula and the lack of inventory – waiting means paying more money for less house.  And in some cases not even a house – but a condo or townhouse – or nothing at all.

There is a phrase in Real Estate we use.  Don’t wait and buy real estate – buy real estate and wait!  Once you own your home, you will gain equity as the market continues to climb.  Now I know so many buyers, myself included, that would like to see prices come down a bit – for affordability factors.  However, that’s not likely to happen here on the San Francisco Peninsula.  Do you know how many new office spaces are being built or planed to be built here?  I do.  And it is a lot.  And where are these people going to live?  If you want to rent a place these days – get ready to fork over at least $2000 for a one bedroom apartment if not a studio!  And why waste a good $2000 on rent when a person could easily afford a mortgage payment and actually earn some equity so that you can buy a larger house down the road.

The first home you buy will never be perfect, nice enough, or big enough.  But buy investing in a home – since we all need to live somewhere – a buyer will earn equity that will in turn get them into a better home down the road.  In the long run, you earn more money buying and holding real estate than the stock market or that saving account.

It breaks my heart to hear when person looses steam while trying to buy a home.  Our Bay Area real estate market is very competitive.  Always has, always will.  However, The Caton Team knows how to maneuver through it and have had great success with our buyers who take our sage advice, consider the facts, review our numbers and give it their all.

Home buyers need to move fast if they want to spend less, notes Jonathan Smoke, chief economist at realtor.com® in commentary at the site.

“Delayed purchases will only result in higher monthly mortgage payments as prices and rates rise,” Smoke writes. Realtor.com® is forecasting that affordability may decline as much as 10 percent over the year.

The Federal Reserve continues to remind the financial markets that it plans to raise its target federal funds rate this year, which will cause mortgage rates to rise. Many economists are predicting 30-year fixed-rate mortgages to average near 5 percent by the end of the year.

For now, mortgage rates are near historical lows for homebuyers and home owners who can take advantage. Freddie Mac reported last week that the 30-year fixed-rate mortgage averaged 3.66 percent (last year at this time it averaged 4.32 percent), and 15-year fixed-rate mortgages averaged 2.98 percent (a year ago, it averaged 3.40 percent).

“Right now, the Fed is using the word ‘patient’ to describe its approach to picking the time to raise the target rate,” Smoke notes. “However, when the Fed ‘loses patience,’ rates will go up at least 20 to 40 basis points in anticipation of the target rate officially going up. … So, buyers beware: The clock on these low mortgage rates may be ticking.”

There is neither a specific answer nor one size fits all! There are plenty of considerations to review. First of all, your financial ability and market demands are some of the factors to survey before deciding if it’s wiser to find a new dream home or fix your current home.

Before considering renovating your existing home, take an inventory of your home’s physical current condition, and deal with contractors for renovation costs. Major home renovations bring stress, unexpected complications and budget overruns. Depending on the age of your current home, you may also have to jump through additional hoops to meet newer building code requirements.

Purchasing a new home could actually cost you less monthly than renovating your home depending on its age, and types of renovations you’re considering. If you intend on financing renovation costs, find out how much you will be adding to your existing mortgage, home equity loan or line of credit versus obtaining a new home mortgage.

Keep in mind that even if you renovate your older home, in a future buyer’s eyes, it’s still an older home.

It is a good idea to have a sense of the market activity in your neighborhood to consider trading up or renovating your current home. The main purpose of home renovations is primarily to increase your home’s enjoyment. While you may be able to recoup some or most of the costs during the home’s sale, there are no guarantees.

Expect the home-purchase market to strengthen along with the economy in 2015, according to Freddie Mac’s U.S. Economic and Housing Market Outlook for November.

 

“The good news for 2015 is that the U.S. economy appears well-poised to sustain about a 3 percent growth rate in 2015 — only the second year in the past decade with growth at that pace or better,” says Frank Nothaft, Freddie Mac’s chief economist. “Governmental fiscal drag has turned into fiscal stimulus; lower energy costs support consumer spending and business investment; further easing of credit conditions for business and real estate lending support commerce and development; and consumers are more upbeat and businesses are more confident, all of which portend faster economic growth in 2015. And with that, the economy will produce more and better-paying jobs, providing the financial wherewithal to support household formations and housing activity.”

Freddie Mac economists have made the following projections in housing for the new year:

  • Mortgage rates: Interest rates will likely be on the rise next year. In recent weeks, the 30-year fixed-rate mortgage has dipped below 4 percent. But by next year, Freddie projects mortgage rates to average 4.6 percent and inch up to 5 percent by the end of the year.
  • Home prices: By the time 2014 wraps up, home appreciation will likely have slowed to 4.5 percent this year from 9.3 percent last year. Appreciation is expected to drop further to an average 3 percent in 2015. “Continued house-price appreciation and rising mortgage rates will dampen affordability for home buyers,” according to Freddie economists. “Historically speaking, that’s moving from ‘very high’ levels of affordability to ‘high’ levels of affordability.”
  • Housing starts: Homebuilding is expected to ramp up in the new year, projected to rise by 20 percent from this year. That will likely help total home sales to climb by about 5 percent, reaching the best sales pace in eight years.
  • Single-family originations: Mortgage originations of single-family homes will likely slip by an additional 8 percent, which can be attributed to a steep drop in refinancing volume. Refinancings are expected to make up only 23 percent of originations in 2015; they had been making up more than half in recent years.
  • Multi-family mortgage originations: Mortgage originations for the multi-family sector have surged about 60 percent between 2011 and 2014. Increases are expected to continue in 2015, projected to rise about 14 percent.

Since we had already bought and sold our first home with The Caton Team, using them again to buy another house did not require much thought, actually required no thought. We went into the process wanting the best of the best in the best location, because who does not want that for themselves? They were kind enough to listen to our wants and desires and showed us what we could afford in the areas we were looking. It took a few homes to realize that our expectations were not in sync with the market, because currently in early 2015 homes are going like hot cakes and for more than what they are listed at by a fair amount.

This is when we sat down again and started looking at other areas that were just as nice, but we had ignored initially. The important part here is while they mentioned this information early on, they allowed us to realize it on our own that we needed to look outside of our ideal areas if we wanted our dream house. Once we realized what they were saying we expanded our search and found the home that we wanted. They supplied us with the tools necessary to make an informed decision and provided us with comparable sales (COMPS) in that particular area, so that we would have an idea of what houses were selling for and where the market was heading (spoiler alert, market was only going upwards). Their attention to detail and understanding of the market allowed us to make the best offer we could, while not overbidding or underbidding and making sure that we would have our offer accepted. As you have already guessed, our offer was accepted almost immediately and we are now homeowners of a home that we wanted in an area that is ideal.

5 Staging Mistakes Sellers Think Are Awesome —and How to Change Their Minds

 

Nowhere in life is the old adage that beauty is in the eye of the beholder truer than in real estate. One woman’s dream home might be a mid-century modern, Mad Men styled contemporary, while another’s includes all the gingerbread charm of a classic Victorian. But when it comes to prepping a home to be viewed and (fingers crossed!) sold, there is both art and science to staging a home before its listed to maximize its appeal to the broadest number of target buyers.

The challenge is this: staging is an investment, one every seller can’t afford to make (although studies have shown professionally staged homes sell faster and for more than non-staged counterparts). So many sellers take it on as a do-it-yourself project which, like all DIY home improvement projects, can be fantastic or, mmm, not—depending on the approach, skill, and resources of the ‘self’ who does it.

Here are a few common scenarios in which sellers think their staging is awesome and buyers, well, beg to differ. Plus, check out the tactful things agents can say to help get sellers back on track:

  1. The sellers used beat up or ugly furnishings and decor.

Great staging—DIY or professional—includes choosing furniture that shows the home off in its best light, and positioning the furnishings optimally, too. Sometimes this can be done using certain pieces of the seller’s furniture. Other times, furniture must be rented or otherwise obtained. One area in which budget-minded sellers like to save money on staging is by finding cheaper alternatives than renting new furniture from a staging company or store.

In this era of Craigslist, eBay, Freecycle, estate sales and other peer-to-peer online stores and trading sites, there is an abundance of access to used furniture at great prices. I have no bone to pick with the smart sellers who use these tools to replace their own furniture with something that is in better condition, more attractive or a smaller scale than their own, so as to highlight how much space their home truly offers. That said, using old, floral sofas from Craigslist’s Free Section, unattractive thrift store ‘artwork’ or even their own truly worn out, old furniture is a recurring reason buyers cite for focusing on how bad the staging is vs. the house itself.

What’s worse, the furnishings a seller might think was THE BEST BARGAIN EVER might actually give the nice home a worn-down, unkempt feel to the buyers who come to see it.

How to help your sellers: Have a consistent message throughout the process of staging. Clean and simple typically highlight a space. Before letting sellers go to town on the staging, show them examples of a beautifully staged home and one that’s not so great. The visual examples can help get your message across better than simply talking it through.

  1. They created distracting themes and scenes.

My friend Barb Schwarz is the head of the International Home Staging Professionals Association; she defines staging as ‘preparing a home for sale so the buyer can mentally move in.’ The goal is for buyers to visualize the new-and-improved versions of their lives that the home will help them realize, so some pro stagers will set up objects to communicate the lifestyle activities that a home facilitates. It’s not bizarre to see a breakfast table and chairs on the patio of a home with lovely views, a crib and baby gear-vignette in a small room suitable for a nursery, or a popcorn maker and recliners to show off a media room’s theater-readiness.

Occasionally, though, these scenes and vignettes can go rogue, creating borderline bizarre scenarios that distract and detract more than they help.

A beach scene (ball, umbrella and all) in a midwestern bedroom, a lively Parisian mural and Eiffel tower replica in a California condo and bizarre collections (taxidermy, anyone?) are all real-life examples of staging scenes that have done more harm than good.

  1. The house is neither clean nor clutter-free.

For various reasons, some homes just take time to sell. And if a client is living in a home that is on the market for long, it can be challenging to ensure it is perfectly pristine at all times, meaning every single time a buyer enters it. And it doesn’t take a truly filthy house to turn a buyer’s impression of a home from awesome to awful. The little messes that a family accumulates through daily living can be perceived by buyers as distracting at best—disgusting, at worst.

If the home is well staged, do not underestimate the power of piles of clothes, mail, paperwork, dishes or kids’ toys to deactivate the home-selling power of all the hard work and money that went into preparing the property in the first place.

How to help your sellers: Make sure your clients understand that you know how challenging this situation can be. Empathize with them, but also consider working out a referral coupon or discount with a local cleaning service. A weekly cleaning during the 30-60 day showing period, especially with a generous discount, can be well worth the cost, and show sellers that you get it, and you’re on their side.

  1. There are glaring gaps.

Sometimes a home’s staging leaves a glaring gap, an elephant in the room house, so to speak. This often happens when sellers run out of time and money to prepare a place, but it can be avoided through smart advance planning and budgeting for the pre-listing property preparation.

How to help your sellers:

  • Rooms—Listen, I personally live in a house that is beautiful everywhere until you poke your head into my young adult son’s room. So I can relate to these sellers. This situation might be okay to live with, but it’s a real home staging fail for a property that’s on the market. Remind sellers not to let there be one or two rooms that it looks like the stager—or house cleaner—missed. And this goes for the garage, closets, cupboards and drawers, too. Buyers like to look inside these areas to see how much space they have—if they are crammed full of junk, it creates the impression that the house lacks storage and order.
  • Exterior vs. interior—Some homes have amazing curb appeal, but look like they’ve been run over roughshod on the inside. And the opposite is true: some look like Martha Stewart handled the inside and junk man extraordinaire Fred Sanford was in charge of the yard. Neither of these is ideal. Again, here a visual tour can help. Make note of the most budget-friendly or simple-to-do projects that may be able to help remedy any eyesores.
  • Multi-sensory gaps—If a home is beautiful to the eye but smells bad, is strangely hot or cold, or has a noise issue (think: neighbors’ music, freeway noise or strange in-house creaks or whirrs), buyers might appreciate the visuals but fixate on the multi-sensory challenges. Especially if there are pets, sellers may need a gut check on whether your home is smelly—sellers might be so used to it, that they can’t sense it anymore. Here, honesty is the best policy. If you have a super smelly property and don’t want to offend the seller, you may want to consider bringing in a stager for a consultation (use someone who you have a good relationship with and often send referrals to). After they look around, have them write notes for the seller. The third party perspective can help get the point across without causing tension within your client/agent relationship.
  1. The seller lacked a neutral, expert eye.

Home decorating and home staging are two different things. When an owner decorates a home, they customize it with your specific tastes, preferences and aesthetics in mind. When staging it, the goal is to neutralize the home’s look and feel so it appeals to more buyers and doesn’t have turn-off potential.
Schwarz puts it this way: ‘Decorating a home is personalizing it. Staging a home is depersonalizing it.’

I cannot count the number of beautifully decorated homes I’ve seen where the seller must have thought they needed to do zero staging, and where the seller was simply wrong. Their very personal tastes in Elvis quilt art, red lacquer furnishings or sewing machine collections had been beautifully executed for them, but also were so highly personal, so very specific that it was near-impossible for a buyer to envision their own lives or families or homes or activities taking place in that space.

This is one reason I—and every agent should—encourage even sellers who are on a tight budget and can’t afford pro staging and sellers whose homes that have been beautifully decorated to at least have a home staging consultation with their agent and a professional stager. These pros can call out little ‘edits’ (furniture or decor items you should remove) and give advice about what buyers love and hate to see in a home that clients might be able to execute yourself at a surprisingly low cost.

Many within today’s generation of teens, 21 million strong, say they’ll be willing to give up modern luxuries for a more mainstream view of the American dream of homeownership, according to a new study from Better Homes and Gardens Real Estate, which reveals the home ownership wish lists of the children ages 13 to 17, part of Generation Z.

Eighty-nine percent of Gen Z teens surveyed say owning a home is part of what they believe the American dream is, followed by graduating from college (78%); getting married (71%); and having children (68%).

They’re optimistic that they’ll become home owners one day, too. Ninety-seven percent say they’ll own a home one day, and they say they’d even be willing to make some unusual sacrifices in order to put them on the path to home ownership. For example, 53 percent say they’d be willing to give up social media for a year or would be willing to do twice as much homework every night in order to become a home owner one day. Forty-two percent would go to school seven days a week, and 39 percent would even be willing to take their mom or dad to their prom if it meant they could be a home owner one day, the survey showed.

“We have a clear view of tomorrow through our millennial consumer research; now it’s time to look at the day after tomorrow,” says Sherry Chris, president and CEO of Better Homes and Gardens Real Estate. “Today’s teens are fiscally literate and realistic when it comes to their future. It’s quite profound that a generation that has never known a world without social media is willing to give up such a staple in their modern lives to achieve their dream home.”

Among other findings from the study:

  • The majority of the Gen Z teens surveyed say they are aiming to own their first home by age 28, which is three years earlier than the median age of first-time home owners. But before they purchase their first home, they expect to have an advanced college degree (60%), gotten married (59%), own a pet (58%), and have children (21%).
  • Of the 97% who say they will own a home one day, they estimate paying an average $274,323 for their first home.
  • 95% of Gen Z teens surveyed say they believe they would start their future homebuying process online. They would view home listings and take virtual tours, but 29 percent also say they’d expect to be able to video chat with real estate agents.
  • 59% say they believe they will undertake the search process for their future home with a real estate professional’s help.
  • 47% of respondents say they’ll likely pick their future home in a suburban neighborhood, followed by 23 percent who say they’ll choose a city and 20 percent who say they’ll live in a country or rural area.

Home owners may be doubtful that the months of November and December will bring about a home sale. After all, aren’t potential buyers sidetracked with the holidays and likelier to postpone their house hunt due to bad weather and shorter days?

But sometimes the “off-peak” time to sell can actually be the perfect moment for sellers. Several studies show that, on average, homes listed in November and December are more likely to sell, sell more quickly, and more closely approach the asking price, according to an article at Forbes.com.

A 2011 study conducted by realtor.com® found that 60 percent of real estate professionals advise their sellers to list a home during the holidays because they believe it’s an opportune time to sell. Nearly 80 percent of the real estate professionals surveyed said that more serious buyers emerge during the holidays, and 61 percent say less competition from other properties makes it an ideal time to sell.

Thanksgiving is particularly good, the article notes. Buyers may have held out through the busy summer months hoping to find a better deal, but now they may be searching with increased urgency. Some buyers may be motivated to close before the end of the year for tax purposes. They can purchase a home late in the year to deduct home purchase costs on their taxes, such as points, interest, and property taxes. Also, certain sellers who sold their homes during the summer season may be facing a capital gains tax. They may be highly motivated to buy in November to avoid paying capital gains tax (since closing on the purchase of another house is required within 180 days).

The Fastest Way to Get Pre-Approved

Getting pre-approved for a loan can make the whole home-buying experience go smoother.

When you’re pre-approved, REALTORS® are more likely to want you as a customer, sellers are more likely to accept your offer, and—by knowing what you can afford—you’ll know what homes to look at.

And it doesn’t have to be a hassle either. With these easy tips, you can get a pre-approval without ever leaving your sofa.

Get Your “Pre-Approved” Facts Straight

Applying for a pre-approval doesn’t require nearly as much paperwork as applying for a mortgage, but you’ll still need to be as accurate as possible if you want to make sure you’re getting the best deal—and the most offers.

Start by gathering the information you’ll need:

  • Estimated purchase cost.If you have a home in mind, look up the seller’s asking price to get an idea of how much you’d need to borrow.
  • Down payment amount.Knowing how much you can put down will have a big effect on your pre-approval.
  • Personal information. You’ll need basic info like Social Security numbers and driver’s license numbers for anyone on the application.
  • Proof of income.Gather recent paystubs, tax returns and paperwork from your employer.
  • Proof of assets.Gather bank statements, retirement accounts, CDs and other documents showing your assets.

Estimate Your Credit Score

While any prospective lender will pull your credit score, you’ll also be asked to estimate your credit score on your application.

To make things easier, you can order a copy of your credit scores for a small fee from one the three credit bureaus—Equifax, TransUnion and Experian—before you apply for a pre-approved loan. By law, you’re entitled to one free credit history report a year from each of the credit bureaus.

You can also use your credit report to make an educated guess about your credit scores. For example, if you have low-to-no debts, active credit lines and a history of timely payments, you probably fall in the “good” credit score range.

Apply Online

Once you have your information and credit scores together, you have two options to apply for a pre-approved loan. If you have a particular lender in mind, you can visit the lender’s direct website to see if you can apply online.

Many lenders have this feature, but you’ll have to fill out an application for every lender you want to use.

If you want to go the faster route, try a pre-approval service like the one featured on the realtor.com® individual listings page. By checking the box that says, “I want to get pre-approved by a lender”, you’ll be connected with up to three lenders right away.

Staying Safe

Before you apply online, read through the company’s privacy settings. Look for companies who state this information:

  • Clearly list how your personal information will be used
  • Explains their pre-approval process
  • Guarantees not to sell your personal information to third-party companies or vendors

Knowing what you can expect while getting pre-approved will keep your identity safe.

 

My two cents – Your Home Loan is THE MOST IMPORTANT PART of your home purchase – second to the actual home! You need to work with a reputable lender who picks up the phone nights and weekends. I prefer my clients do not work with an online lender since their customer service lacks greatly during the most crucial part of the transaction – the escrow period. And that could cost the buyer money for not performing in time per the contract.
