Study: Delayed Homeownership to Hamper Millennials’ Retirement

Financial experts are growing concerned by how millennials’ lack of homeownership will impact them financially when they retire.

“Homeownership is one of the touchstones of being prepared for retirement,” Tamera Sims, research scientist at the Stanford Center on Longevity, told CNBC. “Buying a home at age 50 or 60 isn’t going to do you much good in funding a 30-year retirement.”
But young adults are “not able to hit the [housing] market at the same age as their parents,” Sims says. Researchers found homeownership is falling the most among people under the age of 30 compared to previous generations.
The homeownership rate among early millennials (those born between 1980 and 1984) at age 30 is 35.8 percent, according to the Stanford Center on Longevity. The rate of nonowners, however, is 64.2 percent. For comparison, the rate of homeownership among baby boomers at age 30 was 48.3 percent, and nonowners were 51.7 percent.
Young adults are delaying marriage and having children and loaded with student debt, all factors for their slow start at homeownership compared to previous generations. In 1960, the average age for men and women to get married was in their early 20s. The median age nowadays has slid closer to 30.
Young adults when they graduate face an average of about $30,000 in student debt, up from an inflation-adjusted $16,000 in the early 1990s. Young adults who are still repaying their student loans at age 30 are 32 percentage points less likely to own a home than those who never borrowed for their education, according to research from the Stanford Center on Longevity.
A study in 2013 from the Urban Institute found that if a person delays buying a home to age 40 instead of age 30, that alone could result in a $42,000 loss in home equity by the time that person reaches age 60.

The reason I selected this classic time travel tale is for the exact moment Marty is standing at the Lyon Estates Entrance and his street is still farmland.  That sparked my love of history and real estate and as a little girl, I started looking into the history of San Carlos – which started off just like that.  Stay tuned for my History of San Carlos bit coming soon!

I had to choose this movie – as in the options when you are a homeowner – as in – you turn your cornfield into a Field of Dreams.  The message is clear, homeownership allows for your dreams to come true – whatever they may be.  Super cheesy – however I just love Kevin Costner and baseball so I had to pick this!

A true classic film starting Cary Grant (swoon) and Myrna Loy (Gorgeous).  I love every aspect of this film.  Each headache Mr. Blandings experiences is as true today as then.  A great movie just to laugh through your own remodel.

First I love Diane Lane.  Who doesn’t.  She is divine in this role and so is Bramasole.  Another home that just beckons to me.  But Martini, the Realtor played by Vincent Riotta is just perfection.  The whole movie is a feel good moment.  I love the theme of turning a house into a home, and again how dreams really do come true.

The Importance of your Home Owners Insurance

In light of the home fire in San Carlos this weekend, my Monday Market Update video on Instagram and Facebook reminds us of the importance of Home Owners Insurance – also known as Fire Insurance. 

Please note, Flood and Earthquake insurance are entirely different and not part of today’s topic.

If you’ve ever bought a home with a home loan, you have Home Owners Insurance.  However, did you know that as time goes by, as you update your home, as you buy a better computers, maybe a new wedding ring, or upgrade to new appliances, your policy may fall short?  All that is your home and all that is inside your home falls under your Home Owners Insurance and should something happen – you want and need to ensure you are properly covered.  In light of the Santa Rosa fires – this topic should be top of mind.  Fire is one thing, we know it will consume everything in sight.  But the fire isn’t the only damage.  Imagine a small attic fire – you think – that’s ok my furniture wasn’t burned.  Did you consider what it takes to put out a fire?  How to get to the fire?  Sometimes the water damage in putting out the fire is worse than the fire itself.  Nonetheless it is imperative to make sure you are properly covered. 

Now, right now, this week, is a great time to call your Insurance Agent and set a revaluation appointment to go over your policy together.  Chances are, your home has changed since the day you bought it.  Don’t forget to speak to your Insurance rep about CODE UPGRADE.  Especially if you bought your home several years ago.  Adding the code upgrade to your policy can and will make all the difference if you are impacted by a fire or other home damage.  Chances are the policy in place is to rebuild the home to – let’s say –  to 1960’s standards but your home has been updated, you want and need to build your same home by today’s standards and costs – so that means you need a Code Upgrade on your policy.

Take some time to document your personal items of value.  Jewelry, computers, antiques, collectables, your furniture, clothes, kitchen cabinets, granite counters, name brand –  top of the line appliances, these all cost money to replace.  Gather as much information as you can so you can get the proper coverage.  A little extra work today can make all the difference should something happen tomorrow.

Oh – on that note, you do NOT have to be a home owner to insure your personal property.  Renters Insurance is just as important and covers the TENANTS personal belogings.  You can’t rely on the Landlords Insurance to make you whole – what if they are under insured?  Protect yourself and your life – get home and/or renters insurnace.

What to consider when purchasing investment properties…

Many Real Estate investors, priced out of the Bay Area but savey enough to know that Real Estate is a solid, long term investment are migrating outside the Bay for oppotunities.  The moment local buyers start seeing the homes and prices just a few hours away from here – they start to get really excited about the prospect of owning Real Estate.

It’s one thing to buy a home you plan on living in.  It’s another thing to buy a home you plan on renting out – even if the end game is moving in down the line.

Here is a short list of things to consider when buying investment property:

  • How strong is the rental market in the area I am looking in?
  • What are rents going for?
  • What have they gone for?
  • What is the forecast of the rental market?
  • Will the cost of the rent cover the mortgage, insurance and upkeep?
  • What happens when I loose a tentant?
  • Do I have enough rainy day money to cover the loss of rent and tenant percurment?
  • How much does home maintenance cost for a rental property?
  • Will I be the landlord who fixes items – or will I want a property manager?
  • Will I manage the home myself?
  • Will I find a tenant on my own?
  • Will I draft my own contracts?
  • How much does a property manager cost?
  • What services do they provide?
  • What happens when something breaks?
  • Will you go fix it?
  • Can you afford to fix?  – By the way YOU have to fix it.
  • Do you want to be a landlord?

 

The list goes on.  Bottom line, sit down and talk with a Realtor you trust.  If you don’t know one – The Caton Team would love to interview for the job.  We can help you understand the local markets and refer you to local Realtors that can help you make an educated decision.  Apps and the net are great for information but nothing beats real world experiance.

Turning Teachers into Local Home Owners – It’s What We Do

Hello readers!  Sabrina here with one of my favorite posts to date.  When I first heard of Landed.com I knew I wanted to be a part of their movement.  Landed is a Down Payment Assistance / Equity Share Program aimed to help local teachers obtain the much needed 20% down payment for their home purchase.  Trust me  – around here that kind of help makes a difference.

I immediately reached out to them and asked if I could help teachers in need and the rest is history.
