The Caton Team is made up of Susan Caton and Sabrina Caton, or as I like to refer to them as the Dynamic Duo of Real Estate. They are trustworthy, honest, straight-forward, and experts in the real estate business. I might be a little biased, because of my friendship with them, but nothing will test a friendship more than the process of buying and selling a home. As everyone knows when you sell your home you want the most money for the least amount of effort and you want the process to be quick and smooth. The Caton Team will make sure you have all of the necessary information and knowledge to understand how to stage your home and what the process will be along with a realistic timeline of what you can expect. If you follow their directions and listen to what they say, your home selling experience will be painless and quick. For us this ended up being less than a week with our home selling for more than what we expected. The entire process from filling out the required paperwork to negotiating went smoothly and was overall painless on our end. At the end of the day we got more than what we wanted and were in a great position to start hunting for a new home.

This brings me to how The Caton Team helped us buy a new home for what we wanted, while making sure that we got the home that we wanted. Since we had already bought and sold our first home with The Caton Team, using them again to buy another house did not require much thought, actually required no thought. We went into the process wanting the best of the best in the best location, because who does not want that for themselves? They were kind enough to listen to our wants and desires and showed us what we could afford in the areas we were looking. It took a few homes to realize that our expectations were not in sync with the market, because currently in early 2015 homes are going like hot cakes and for more than what they are listed at by a fair amount.

This is when we sat down again and started looking at other areas that were just as nice, but we had ignored initially. The important part here is while they mentioned this information early on, they allowed us to realize it on our own that we needed to look outside of our ideal areas if we wanted our dream house. Once we realized what they were saying we expanded our search and found the home that we wanted. After our initial open house we contacted The Caton Team and informed them that we found the home that we wanted. This is when The Caton Team sprang into action, they immediately started requesting all of the disclosures from the seller’s agent and contacted the seller’s agent to gain any additional knowledge that might not be in the supplied paperwork. They then shared this information openly with us, as one would expect, and started laying down the groundwork of what we would need to do if we truly wanted this house. They supplied us with the tools necessary to make an informed decision and provided us with comparable sales (COMPS) in that particular area, so that we would have an idea of what houses were selling for and where the market was heading (spoiler alert, market was only going upwards). Their attention to detail and understanding of the market allowed us to make the best offer we could, while not overbidding or underbidding and making sure that we would have our offer accepted. As you have already guessed, our offer was accepted almost immediately and we are now homeowners of a home that we wanted in an area that is ideal.

The Reality of Real Estate Reality TV

Aside from my passion in real estate, I love writing and learning about movie and TV production.  A while back, a high-school friend of mine, Robin, was on one of the popular Real Estate Reality shows that so many of us are addicted too.  As soon as I finished her episode I was online asking her questions about her experience and how it all worked out.

The truth behind “real estate reality” TV was as enlightening as it was awesome.  Why?  Because the truth set me free!  It confirmed it’s an entertainment show and not a true reflection on how buying a home really works.

Robin told me the episode is shot backwards.  They had already purchased their condo, they had spent plenty of weekdays and weekends house-hunting with their agent and doing the real work.  However, after they closed escrow on their new home, the production of the show started.  They walked through their future home and pretended to shop it.  Then the producers found two other properties, ones they may or may not have seen prior to buying and they walked through those too – pretending to pick it apart or discuss their likes and dislikes.

Then at the end of the show, they reveal which unit they bought and it’s all smiles and a shot of signing a one-page contract.  So not a true picture of what it takes to buy a home!

The relief spilled over me.  Of course, I knew these shows were for entertainment.  Going on 10 years as a Realtor myself, I’ve rarely showed a home, drew up a contract, got the contract accepted and closed escrow in 30 minutes, minus the commercial spots.  But the people, the real buyers, are watching the show and not thinking about it as entertainment as much as following a buyer’s journey.

That’s where the hard part starts for us Realtors!  Get a new client in the car, ready to show some homes and they tell you – we only want to do this for about a month. Scrape my jaw off the floor and break the truth to them.  In today’s real estate market, at least here on the SF Peninsula – you’ll be house hunting for months!  Some people can handle it some cannot.  I guess it’s one of those moments where you separate the men from the boys.

So I thought I would write a blog about it and share my ‘Ah-Ha’ moment.  Because we, (myself included before I became a licensed Realtor), would sit down and enjoy these shows and in the back of our minds we believed it was that easy.

In the last year or so, the SF Peninsula has switched from a buyers market, with plenty of inventory in various price ranges and condition, to a sellers market, with limited inventory and even the trashy properties receiving multiple offers and over bidding.

Real estate, as all things are, is cyclical.  What goes up, goes down, then up again.  That’s when I remind my buying clients that life is not like those TV shows, not even close to the ones branded as Reality TV.  If you truly want to own a piece of the Silicon Valley, it is going to take work, patience, and flexibility.  And the view from my drivers seat is fantastic.  There are opportunities out there for each buyer, they just have to open their eyes and their mind – and drop the ‘reality’ from those TV shows.

So get off the couch and in my car – we’ll take you on a real Real Estate journey – just a bit longer than 30 minutes.

Bay Area Home Prices Projected to Surge – SF Gate Reports

Almost every corner of the Bay Area is poised for robust home-price appreciation this year in a surge that will outpace projected national growth, according to a forecast from real-estate information site Zillow.com.

Looking at 245 Bay Area ZIP codes, Zillow projects that 244 will see home values ratchet up by significant margins in 2013, with 27 ZIPs seeing double-digit appreciation. Only one of the ZIPs analyzed – 94515 in Calistoga – is forecast to see values recede, by a modest 1.4 percent.

“The forces of supply and demand seem to be exacerbated here right now,” said Svenja Gudell, senior economist with Zillow in Seattle. “We’re happily surprised by how well (the market) is doing and how much it’s picking up steam.”

Strikingly, some of the strongest percentage increases are likely to happen in both the cheapest and the priciest areas in the nine-county region, Zillow predicts. Low-end Solano County markets such as Vacaville, Fairfield, Dixon and Suisun City, where values plunged during the real-estate downturn and are still half off their peaks, should see values bump up by more than 14 percent – admittedly easier to do off a low base.

At the same time, Portola Valley, Atherton and Palo Alto – with million-dollar-plus median values that now exceed their boom-time heights – should see appreciation above 12 percent, Zillow said.

Popular San Francisco neighborhoods such as Noe Valley, the Castro, Twin Peaks, the Mission and Bernal Heights are poised for double-digit appreciation, along with Menlo Park, Larkspur, Palo Alto, Alameda and North Berkeley, Zillow predicts.

Regaining value

One major way that the low-cost and high-end markets diverge is in where values are now relative to their peak. Zillow shows 25 ZIP codes where values have regained all the value lost during the downturn and then some. All are in pricey Silicon Valley or San Francisco neighborhoods where the median price is around $1 million. Meanwhile, about 100 ZIP codes are still 30 percent or more below their peaks – all in hard-hit, lower-end communities in Solano, Alameda and Contra Costa counties.

For the San Francisco metropolitan area (the counties of San Francisco, San Mateo, Marin, Alameda and Contra Costa), Zillow projects that that values will rise 7.3 percent this year, more than double its predicted 3.3 percent national increase. The San Jose metro area (Santa Clara and San Benito counties) should rise 6.6 percent, it said.

“That is a really great number in the San Francisco metro,” Gudell said. “It is rather special compared to the U.S. as a whole.”

Zillow’s projections take into account both long-term historical trends back to 1997, as well as current data on how markets have behaved in recent months. It also factors in information on employment, income and other economic factors to predict what housing values might do, she said.

Can’t meet demand

Every market around the Bay Area – whether low-end, high-end or somewhere in the middle – now has one outstanding characteristic that is driving up prices: too few homes for sale to meet buyer appetite.

“There is no place where we see a steeper decline in listed homes (for sale) than the Bay Area,” said Lanny Baker, CEO of ZipRealty in Emeryville, which has agents throughout the Bay Area and the country. “This time last year there were 13,000 homes listed here. Today we see about 5,000 homes – a 60 percent reduction.”

Moreover, the mix of homes being sold has changed dramatically, something that particularly affects lower-end markets such as Solano County. Far fewer bargain-priced, bank-owned foreclosures are on the market.

In the low-cost markets, investors waving fistfuls of cash are snapping up properties, usually to keep as rentals, sometimes to flip. In the high-end markets, it’s tech millionaires – armed with far bigger wads of cash – who are jostling to live in homes in Silicon Valley or San Francisco.

“As soon as something new hits the market, it’s snapped up,” said Sandy Rainsbarger, an agent with ZipRealty in Vacaville. That town’s 95688 ZIP, where the median value is now $287,900, is projected by Zillow to see values rise 17.1 percent this year – the biggest price appreciation in the Bay Area. “There are multiple offers on every single property.”

Buyers pushed aside

Meanwhile, “regular” buyers, especially first-time home buyers who are relying on Federal Housing Administration mortgages, are finding themselves shoved aside time after time in frenzied bidding wars.

“The Bay Area is one of the fastest-moving markets in the country,” Baker said. “We see houses sell on average in 26 days here. One statistic we look at is what percentage of homes sell in just seven days; that’s like a red alert. If it gets to 15 percent, we know we’re in a zany market. In the Bay Area, it’s at 13 percent. In Sacramento, 25 percent of homes sell in less than seven days.

“I think throughout this year, we’ll see Bay Area markets continue to be very, very strong,” Baker said. “On the lower end, the specter of foreclosures and ‘Gosh, nobody’s ever going to want to live this far out’ has washed away, and there is more confidence in values recovering.

“On the high end, we’ve got Silicon Valley and the tech economy doing really well.”

Just today I was asked this very question.  “What’s the Best Season for Home Buying?”  And thought this article was interesting from the DAILY REAL ESTATE NEWS.  I must say though – when buying a home, instead of trying to figure everything out on your own, sit down with a Realtor, ask some questions.  We’re happy to meet with you.  Because truly, the time to buy is when you – as a buyer – are ready to do so.  These days (2012 and early 2013) the housing market is competitive no matter what time of year it is.  On average, buyers entering the market today are faced with a minimum 3-6+ month house hunt due to a lack on inventory and an abundance of buyers.  So writing several offers on several homes over the course of several months is standard operations these days.  If you are ready to become a homeowner – jump in and get started.  So much to learn, so much to see – The Caton Team is happy to help!

What’s the Best Season for Home Buying?

After the holidays, buyers tend to start getting more aggressive with their house hunting. Search activity usually peaks around March or April in most states, according to a new study of home searches from 2007 to 2012 conducted by Trulia.

In September, searches slow down. By December buyer searches ebb to their lowest point of the year.

“Home-search activity swings with the seasons in every state,” says Jed Kolko, chief economist of Trulia. “Buyers and sellers can use these ups and downs to their advantage. Sellers looking for the most buyers should list when real estate search traffic peaks. Buyers, however, should think about searching off-season, when there is less competition from other searchers.”

The study revealed seasonal patterns of search activity state to state. Here are the months when online real estate searches peak in every U.S. state:

  • January: Hawaii
  • February: Florida
  • March: Arizona, California, Delaware, Georgia, Idaho, Iowa, Kentucky, Maryland, Massachusetts, Michigan, Missouri, Nebraska, Nevada, Ohio, Oklahoma, Pennsylvania, Virginia, Washington
  • April: Colorado, Connecticut, District of Columbia, Illinois, Indiana, Kansas, Minnesota, New York, North Dakota, South Dakota, Utah, West Virginia, Wisconsin
  • May: Real estate activity does not peak in any state
  • June: Mississippi
  • July: Alabama, Alaska, Arkansas, Louisiana, Maine, New Hampshire, New Jersey, New Mexico, North Carolina, Rhode Island, South Carolina, Tennessee, Texas, Vermont, Wyoming
  • August: Montana and Oregon
  • September-December: Real estate activity does not peak in any state

Sabrina’s 2 Cents:  In my experience, especially this year with our beloved 49’ers in the Superbowl, the market doesn’t really start to pick up until after Super Bowl Sunday.  It is funny to hear – but it is true.  We see the buyers get off the couch once the football season is over and listings start coming on the market.  We are ready when you are – give us a call or email!
