Buying a Home After a Short Sale or Foreclosure Just Got Easier!

Home buyers qualify for FHA loan despite short sale or foreclosure

Mortgage borrowers may now qualify for an FHA mortgage under new guidelines established by the Department of Housing and Urban Development (HUD), according to Eli Younes of Viking Realty Group in Pembroke Pines on Tuesday.

As a result of the housing collapse, many homeowners experienced a serious reduction in income or lost their jobs due to the crumbling economy. Some mortgage borrowers were forced to file bankruptcy or short sale their home to avoid foreclosure.

Others were not so lucky and lost their home on the courthouse steps.

The new HUD rules allow borrowers whose credit was damaged due to a temporary loss of employment or income to qualify for an FHA mortgage if they have substantially recovered from that situation and maintained a positive credit history for at least 12 months.

Borrowers who recently experienced a bankruptcy, foreclosure, short-sale, loan delinquencies, deed-in-lieu, debt collections or other situation negatively impacting their FICO credit score may now be able to qualify for an FHA loan.

Recognizing that any number of events may have impacted a borrowers’ credit rating, the Federal Housing Administration (FHA) believes that such catastrophic event does not mean they are not financially stable or unable to make a mortgage payment.

As such, the previous 3-year waiting period required by the FHA on financing a new home has been revised.

“Referred to as the ‘Back to Work’ initiative, this program is designed for borrowers who lost their home through foreclosure, short sale, bankruptcy or deed in lieu and also suffered a 20% or more loss in household income,” Eli Younes of Viking Mortgage told Examiner. “As with most FHA loans, this program only requires a 3.5% down payment and is applicable for all purchase loans other than the Home Equity Conversion Mortgage.”

In order to qualify for a mortgage under the “Back to Work” initiative, there are several steps that must be taken to prove an “Economic Event” that was beyond the borrower’s control.

Employment Requirements:

The lender must verify that the borrower lost at least 20% or more in household income – or became unemployed – for a period of six months prior to the foreclosure, short-sale, or deed-in-lieu. To verify loss of income, the lender must request a written Verification of Employment to show the termination date or loss of income, receipt of unemployment compensation, or signed W-2’s and tax returns detailing the reduction in earnings.

To demonstrate a loss of income for part-time or seasonal employment, the borrower must prove a 2-year history in the same field prior to loss of employment. Borrowers will also be required to prove that they have fully recovered from their hardship, increased earnings and have maintained other credit obligations for a period of 12 months following foreclosure, short sale, bankruptcy or deed in lieu.

Credit Requirements:

When evaluating a borrower for the “Back to Work” initiative following a foreclosure, the lender may deem the borrower eligible if:

1.) The borrower’s credit report is free of any late housing payments within the last 12 months;

2.) All other mortgage accounts must be current for the last 12 months, even if the loan was previously modified to avoid a foreclosure action;

3.) The borrower’s credit report contains no more than a single 30-day delinquency on payments due other creditors; and

4.) The borrower’s credit report contains no current collection accounts or public records. This condition may be waived in instances of identity theft or borrower’s with medical collections.

Bankruptcy Filings:

1.) Chapter 7 Bankruptcy: One year must have elapsed since the bankruptcy discharge. Proof must also be shown that the bankruptcy filing was the result of an “Economic Event” covered within the FHA program guidelines.

2.) Chapter 13 Bankruptcy: Most lenders will require that the bankruptcy filing be discharged with all payments required under the agreement having been made on time. For borrowers currently in bankruptcy, written approval from the court allowing them to enter a new mortgage contract is required.

Housing Counseling Requirement:

For purposes of establishing satisfactory credit following an “Economic Event,” mortgage borrowers’ under the “Back to Work” initiative must:

1.) Receive homeownership counseling or a combination of homeownership education and counseling, at a minimum, one hour of one-on-one counseling from HUD-approved housing counseling agencies, as defined at 24 C.F.R. §214.100; and

2.) Be completed a minimum of thirty (30) days but no more than six (6) months prior to submitting a loan application to a lender, as application is defined in Regulation X, implementing the Real Estate Settlement Procedures Act, 24 C.F.R. §3500.2(b).

The housing education may be provided by HUD-approved housing counseling agencies, state housing finance agencies, approved intermediaries or their sub-grantees, or through an online course. It may be conducted in person, via telephone, via internet, or other methods approved by HUD, and mutually agreed upon by the borrower and housing counseling agency.

Rules for Renters:

Under certain circumstances, renters may qualify under the “Back to Work” initiative. For purposes of establishing satisfactory credit, mortgage borrowers must:

1.) The borrower’s credit report is free of any late rental payments within the last 12 months;

2.) The borrower’s credit report contains no more than a single 30-day delinquency on payments due other creditors; and

3.) The borrower’s credit report contains no current collection accounts or public records. This condition may be waived in instances of identity theft or borrower’s with medical collections.

A foreclosure, short-sale, Chapter 13 bankruptcy or deed-in-lieu will continue to plague a borrower’s credit report at the Equifax, Experian and TransUnion consumer reporting agencies for a period of seven years. A discharged Chapter 7 bankruptcy will remain on the credit report for a period of ten years.

“With the housing crash, many homeowners experienced unemployment or depreciated home values and for one reason or another were not able to make their mortgage payments,” Carlos J. Reyes, a foreclosure defense attorney with the Reyes Law Group in Fort Lauderdale, told Examiner. “The recent changes in the FHA guidelines have finally recognized the financial hardship faced by many borrowers and is allowing them to once again reach for the American Dream through homeownership.”

The new guidelines are in effect immediately and will be in force through at least September, 2016.

4 Ways to Supercharge Your House Hunt — and Get Your Sundays Back

Every buyer-to-be uses open houses differently. For some, they offer a rich looky-look experience at the very, very beginning of their house hunt. This empowers you to learn exactly what sort of place you can get for the money, at various price points and various spots around town. It also allows brand new buyers to figure out how the photos you see online translate into real world, brick and mortar (and stucco and hardwood) properties.

At the other end of the spectrum, serious buyers often use Open Houses as a convenient opportunity to meet up with their agent and cruise through a large number of interesting homes at one time every week without having to go through the rigmarole of setting appointments with every single seller.

Whether you’ve just decided that buying a home is something you want to do or you are a seasoned, serious buyer waiting for that moment when “the one” hits the market, supercharge your Open House hours. See more properties that are real contenders and minimize time-wasting with these four tactical tricks:

1. Prep yourself. Sure, you can just hop in the car, drive around and look for signs. If your market is very active, you can even find an interesting house or two that way. Or you can maximize your time, conserve your energy and make sure you see as many real contenders as possible in a couple of hours on the weekend by doing a little bit of digital research to create a power-packed Open House viewing session.

On the newly beautified Trulia app, you can take a look at any point on the map and see a birds-eye-view of the properties for sale, their list prices and which of them have an upcoming Open House. Tap on any property’s flag to see the property’s photo and a few of the most important details (price, address, bedrooms, and bathrooms), while still seeing the map view. For even more info, tap the image of the home you’re interested in and browse all of its relevant stats, including more pictures.  If a home isn’t checking enough of your “must-have” boxes, cross it off your Open House list for the weekend and pat yourself on the back for saving some serious time. If it is, add it to your calendar right from the app.

Tired of driving around different neighborhoods trying to determine if they’re a good fit for your family? Where’s the nearest grocery store? What’s that shady-looking character doing on the street corner? Now you can do it digitally. View the map of your target areas through a number of helpful lenses, like where schools and restaurants are located, or where crime rates are lowest. With these tools at your disposal, you’ll spend less time pounding the pavement so you can have more of your weekend back.

2. Align with your agent to create an Open House viewing list. Via the app, share the properties that you think you’d like to visit on the weekend with your agent. Ask them to do the same, sharing any properties they think you should view at Open House time with you. Then, check in via phone or email to firm up the list so they can plan out an efficient map, do some deep dive research into any property-specific questions you have in advance, and to make sure you don’t have any surprises in the form of places you really wanted to see that don’t make your agent’s list for whatever reason. Do the prep work and get on the same page with your agent in advance. It’ll make your two hours of Open House Hunting as productive as a less well-prepared buyer’s two weeks worth.

One more thing. Making sure your agent knows you are really excited about a particular property at Open House time allows them to touch base with the listing agent and let them know you might have some interest. That way, if they happen to get an offer from another buyer between the time you mention the place to your agent and Open House time, your agent will probably get a call. This prevents you from getting the awful surprise that happens when a great place goes into contract before you can see it.

3. Take notes, and compare them. After every home you see, spend a moment taking down some notes – ideally in writing or on your app – that just help you remember which property features went with which address/price/listing. Once you’ve seen 5 or 10 or 25 homes, they begin to blur, and it often comes up that you’ll want to look back and reference a particular home you visited in a later conversation with your agent or your partner. Having a few notes on your initial impressions, questions, concerns, loves and dislikes about each property prevents you from being frustrated when you later want to have a conversation about it.

Ideally, after each property you see or, at the latest, at the end of your Open House tour on a given day, you’ll also take and compare your notes about the properties you saw that day. I suggest listing out the good (what you liked), the bad (what you disliked), the ugly (any serious deal-killers) and then also the great elements for each property. Think of the great as being akin to clicking the Facebook “Like” button for a property, if that Like button were amped up to “Love.” The Great are those features – or combination of features – so strong that the property is something you’d consider writing an offer on.

The goal here is three-fold:

▪   to give you the ability to compare properties without relying 100% on memory.

▪   to allow you to give substantive feedback to your agent that will help them help you prioritize new listings as they come on the market and learn what you are looking for at a nuanced level

▪   to allow you to compare notes at the end of each Open House Hunting session with your agent or your partner (whoever you’re buying the property with), and to be able to compare pros, cons and takeaways substantively, rather than just saying you liked it or disliked it.

4. Use Open Houses as a screening tool. Here’s the other thing that taking good Open House viewing notes on each property does: it helps you narrow down all the places that looked kind of interesting to a short list for second takes. Good notes, organized by Great, Good, Bad and Ugly can help if you were hypnotized by beautiful staging or turned off unduly by ugly, easily fixable cosmetics. If you love a place, but it still has a lot of bad or ugly line items, or you dislike a place that actually has a lot of “Great” things about it, you can ask your agent to arrange for a private, second viewing before making an offer or totally crossing it off the list.

Communication with your Realtor is so important!  We cannot read your mind and the more we know about what you want – the better we are prepared to find your dream home!

Freshen Up On The 7 Financial Benefits of Home Ownership This Tax Season

The financial benefits of homeownership are evident year round, but particularly around tax time – they seem to jump off the page. Let’s examine how homeownership makes “cents” –  from the tax benefits, to good old fashioned financial stability.

1. Homeownership Builds Wealth Over Time

We were always taught growing up that owning a home is a financially savvy move. Our parents knew it, and their parents knew it. But this past decade of real estate turbulence has shaken everyone’s confidence in homeownership. That is why it’s so important that we discuss this again now that we’re in a ‘new market.’ Homeownership can be a very savvy financial move – but only if people buy homes they can actually afford. In 2014, this idea of sticking to a home you can afford to gradually build wealth is a “rule” that just happens to be new and old at the same time.

2. You Build Equity Every Month

Your equity in your home is the amount of money you can sell it for minus what you still owe on it. Every month you make a mortgage payment, and every month a portion of what you pay reduces the amount you owe.  That reduction of your mortgage every month increases your equity. That is especially true now with the elimination of risky mortgages like negative amortized and interest-only loans – thanks to the new “Qualified Mortgage” rules. The way mortgages work is that the principal portion of your payment increases slightly every month year after year. It’s lowest on your first payment and highest on your last payment. Thus, as the months and years go by, your equity grows!

3. You Reap Mortgage Tax Deduction Benefits

▪   Mortgage deduction: The tax code allows homeowners to deduct the mortgage interest from their tax obligations. For many people this is a huge deduction, since interest payments can be the largest component of your mortgage payment in the early years of owning a home.

▪   Some closing cost deductions: The first year you buy your home, you are able to claim the points (also called origination fees) on your loan, no matter whether they are paid by you or the seller. And because origination fees of 1 percent or more are common, the savings are considerable.

▪   Property tax is deductible: Real estate property taxes paid on your primary residence and a vacation home are fully deductible for income tax purposes.

4. Tax Deductions on Home Equity Lines

In addition to your mortgage interest, you can deduct the interest you pay on a home equity loan (or line of credit). This allows you to shift your credit card debts to your home equity loan, pay a lower interest rate than the horrendously exorbitant credit card interest rates, and get a deduction on the interest as well.

5. You Get a Capital Gains Exclusion

If you buy a home to live in as your primary residence for more than two years then you will qualify. When you sell, you can keep profits up to $250,000 if you are single, or $500,000 if you are married, and not owe any capital gains taxes. Now, it may sound ridiculous that your house could be worth more than when you purchased it after these past several years of falling house prices. However, if you purchased your home anytime prior to 2003, chances are it has appreciated in value and this tax benefit will come in very handy.

6. A Mortgage Is Like a Forced Savings Plan

Paying that mortgage every month and reducing the amount of your principal is like a forced savings plan. Each month you are building up more valuable equity in your home. In a sense, you are being forced to save—and that’s a good thing.

7. Long Term, Buying Is Cheaper than Renting

In the first few years, it may be cheaper to rent. But over time, as the interest portion of your mortgage payment decreases, the interest that you pay will eventually be lower than the rent you would have been paying. But more importantly, you are not throwing away all that money on rent. You gotta live someplace, so instead of paying off your landlord’s home or building, pay off your own!

Buying a House Solo? Here are some tips…

3 Next-Gen House Hunting Tips for Singles

The American household has changed – big time. More and more, people get married later in life, if at all. Many even go from married to single and back multiple times throughout their lives. This all means that more and more people are buying homes while single. Many unmarried folks are buying homes to live in on their own, while others are looking for homes to live in with their children, parents or other partners – past, present and future.

If you’re embarking upon the process of buying a home on your own, here are a few things to factor into your thought process and your action plan:

1. Solo doesn’t necessarily mean condo. A decade or two ago, many single house hunters were automatically directed toward low-maintenance condos and townhomes. And truthfully, some singles still enjoy the tax and financial advantages of ownership without the responsibilities of caring for lawns, roofs and other so-called “single family home” features they have no use for.

That said, the descriptor of a detached, standalone property as a “single family home” is woefully out of date. Many single people are electing to purchase detached homes for a number of reasons. Chief among them include:

  • Needing the square footage to allow their household to expand to include future partners, future children, adult children, or even elderly parents
  • Needing extra rooms (or even extra apartments!) to rent out, do hobbies in or run a home business from, and
  • Having the outdoor space for dogs, cats, horses and vegetable gardens, oh my!

If you are dreaming of a life in more of a home than your friends and family members think you can handle and you can well afford the home of your dreams, don’t be daunted. Reach out to other people in your circle of friends who are single and own either single family homes or condos and townhomes to get a sense for their experience. If you decide to go with a condo, make sure you read the HOA disclosures thoroughly and that you understand what you’re getting for your HOA dollars. (Hint: HOA dues often cover expenses you would pay out of pocket otherwise, like waste management fees, landscaping, building insurance and even roof and window maintenance.)

But if you do decide to go the single family home route, make sure you ask your circle (and your agent) for referrals to the contractors, gardeners and handyfolk who can make home maintenance on your own much more doable. It takes a village to maintain a home over the long run. So get a village!

2. Pay extra close attention to home inspections and home warranty provisions. Much of what’s scary about solo home ownership are the seeming risks around things that could go wrong. The most common such fear is a valid one: What happens if something goes wrong with the house? With just one income, it can be frightening to think of how rapidly a lemon of a house could rock your entire financial world.

There are a couple of tools you can build into your transaction that can massively mitigate just this risk. First, your home inspections. Most people think of home inspections as almost pass-fail: if they reveal devastatingly expensive issues, they back out of the deal. But if they don’t surface any fatal flaws, the deal is on.

Single home buyers should view their home inspections as the opportunity to spend a few more hours in the home, discovering its warts and all, before they move forward with the deal. Take special care to attend your inspections in person, ask the inspector to show you the issues they find while they’re on site. Read the reports and get any follow-up inspections or repair bids before your contingency period runs out. That way, you’ll have a concrete idea of the financial exposure to repairs that are needed right now while you can still either (a) negotiate to get the seller to chip in or (b) back out of the deal without penalty, if you need to.

The second tool is a largely underrated one: your home warranty plan. Most buyers get one, and often sellers pay for it. But what many buyers don’t realize is that (a) they can pay to upgrade the plan so that the warranty company will cover a wide assortment of future home repairs, and (b) they can and should renew their home warranty plan annually, in the future. Having the ability to ring up the home warranty company and spend $50 for a service call when your water heater, furnace, or plumbing goes on the fritz can dramatically reduce the fear factor of solo home ownership.

3. Consult with legal and financial pros before you buy with a relative, friend or partner. Buying a home with a friend, a parent, a sibling or even a life partner can seem like the cure for what ails a single person’s home buying situation. Namely, it injects additional financial resources, allows you to buy a pricier (read: larger, nicer, better located) property than you could on your own, and even positions you to have help making hard house hunt decisions and maintaining the place going forward.

Co-buying has big benefits, but it also poses some serious questions – questions that a lawyer, tax advisor or financial planner can help you anticipate and resolve, in advance, to avoid conflicts later. If you decide to go the co-buying route, make the investment of time and money up front to get some professional advice about how to structure the transaction and the financial relationship. Doing so, and reducing the agreement to a clear, professionally-drafted written contract that is recognized by and filed on record with the relevant state and local governments can go a very long way toward helping you avoid later damage to the interpersonal relationship with your co-buyer.

4 Money Musts Before Listing Your Home

4 Money Musts Before Listing Your Home

If you’re planning to sell your home, chances are good that you’re seeking a lifestyle level-up: you want to bring your home’s size, shape, features, location, maintenance and financial obligations into better alignment with your life – or your future. Making sure that you execute a home sale that actually does align your home with your life requires a lot of prep work.

For most home sellers, it’s the property preparation work that is top of mind. You’ve gotta pick an agent, let them come and tell you all the junk that has to go, pack up that stuff and then let the painters and housekeepers do their job. Then, and only then, the stagers can begin, telling you to pack up all the rest of your stuff so they can create a really clutter-free, updated, neutrally-chic vignette of an irresistible life in your home for the next folks. (Be forewarned – sellers have been known to love their post-staging house so much they question their decision to move!)

But there are a number of financial prep steps that also need to happen to ensure your home’s sale actually does improve your life the way you hope it will, without creating any surprise dramas or burdens. Here are four of those money-do’s to add into your list of home sale prep steps:

1. Get clear on your current credit status. I know, I know – checking credit is an ever-present item on a home buyer’s prep checklist. But if you’re selling a home, chances are good that you’ll want to buy a replacement one. The best time to spot credit glitches and hitches – bills you need to pay down, rogue errors and the like – is not when your current home is on the escrow countdown. If you’re thinking you want to sell your home this year, now is the time to check your credit, spot issues and begin fixing them.

Some credit rehabilitation projects take months, even a year, to complete – so the earlier you get started, the more time you’ll have on your side. And this advice is for everyone – even if you think you have stellar credit, check your reports far enough in advance that you can spot and dispute any erroneous information that might have found its way there. Get started by visiting AnnualCreditReport.com – and revisit this post for an even deeper dive into what you’re looking for, and what you need to do.

2. Scope out your minimum desired decrease – or maximum tolerance for increase – in housing costs. Often times, we eyeball these things: rates are still good, you just got a raise, you can well afford your current payment, looks like your home is worth more now and those houses up the hill don’t cost that much more – time to move up, right?

Maybe so. But maybe no. There’s a lot more to account for in this equation. You need to factor in what the actual increase in your mortgage payment will be, but also how much you’ll net on your home, how much cash you’ll need to close on your next one, and how much your utilities, property taxes, insurance and other home-related expenses might increase if you move up.

Same with downsizing: if you downsize from a home you’ve live in for decades to a brand new, but smaller, condo – you could actually see an increase in property taxes in some areas and get an HOA bill you never had before, to boot. By no means does that mean it’s not the right move to make: the increased bills might be offset by decreased heating, cooling and maintenance, and the fact is that the smaller, new place might just be the right size and style for the next stage of your life.

But you can’t know that’s the fact until you have clarity about how much you can truly, sustainably, wisely afford to spend on your next move. To get this clarity before you list, you’ll need to enlist

▪   your agent – who can help you understand what sort of downsize or move-up property you can get at various price points

▪   your mortgage broker – they can help you understand various financial scenarios for purchase prices, down payments and monthly payments – including property taxes

▪   your tax advisor – who can help you understand the differential impact of various next-home scenarios on your income tax situation, and

▪   your financial planner – if you don’t have one, it might be worth engaging one to help you make a wise financial move as you carry out your next home move.  A fee-based financial planner can help you get clarity around your current income and expenses, your debt, as well as your savings and investments – this insight allows you to wisely time your move vis-a-vis your other life and financial goals.

3. Get inspections and key reports in advance (then read them). The potential for big, bad financial surprises is the scariest element of any real estate transaction. And when you’re selling your home, that potential comes in the form of surprise property problems that complicate your sale, surprise liens and taxes that must be paid to close the deal and even surprise HOA problems that don’t manifest fully until the buyer gets HOA disclosures.

One way to limit your financial exposure to these sorts of surprises is to simply decide not to wait to gather this information until a buyer is on the hook. In many markets, it’s now standard operating procedure for sellers to actually have home, pest and/or roof inspections – and any governmentally-mandated inspections – conducted before the house even goes on the market. This empowers you, the seller, to either begin conducting repairs or to fully disclose what needs doing and list your home in as-is condition. You might not get the same price for it as you would have without the reports, but you will minimize the likelihood of tense negotiations and falling out of escrow – things that are common when a buyer gets a mid-transaction surprise of negative property condition reports. Ask your agent for advice about whether obtaining any or all of these inspection reports in advance makes sense in your situation.

Additionally, work with your agent to get early copies of your home’s preliminary escrow report and HOA disclosures. If you have outstanding liens or there are HOA issues that will make it difficult to carry out a sale, better to know – and solve for – them sooner than later.

4.  Create a financial plan for your home’s sale. “It takes money to make money,” they say. What they didn’t say is that it also takes money to turn your home into the cash your equity represents. So I’ll say it:

  • When you bought your home, the seller paid both agents’ commissions. Now that you’re selling, it’s your turn – make sure you calculate the average 5-6% of the purchase price that you’ll need to cover your listing agent’s work, and the buyer’s agent’s, too.
  • Depending on the condition of your home, you may need to spend anywhere from a few hundred dollars to more than a few thousand getting it market-ready, whether you decide to do a DIY-fix-it sweep or to hire the best stager in town to showcase your showplace.
  • Depending on how much financial margin you have – or need – and on what your advance inspections revealed (if you did them – see #3, above), you might want to build in a line item for a repair credit to offset the cost of any repairs that come up during escrow.
  • Your agent can help you project other costs of selling your home, like property transfer taxes and paying for the buyer’s home warranty – costs customarily covered by the seller vary widely state-by-state, and even across counties within the same state.  Your escrow holder and agent can also get you up-to-speed on precisely how much of your home’s sale price will go to pay off your mortgage(s), property taxes and any other liens.

Your final money-do is to actually document your financial plan and budget for selling your home. Many agents will sit right down with you and help you do this; if yours will, take them up on the offer. It also creates a perfect time and space to get educated about the flow of the home selling process and standard bargaining practices in your area. The goal is to get a clear, concrete understanding of the dollars that will flow in and out during this major life change, so you can make clear, calm decisions throughout the process that set you up for success long after closing.

One of my favorite questions as a Realtor revolves around fixing up the house.  There are two ways to build equity in your home (equity is what your home is worth, minus the mortgage).  One – sit back and wait for the real estate market to rise.  (Which it is steadily going these days in the San Francisco Bay Area)  And two – fix up your house.

The second method can either make or break your investment.  Let’s go with ‘break’ first.  A homeowner can spend hundreds of thousands of dollars fixing up the wrong part of the house.  Or worse, remolding a place till it’s just ugly!  Unless you are living in your forever house, you want to be smart with your money by doing a smart remodel or addition.  That means picking finishes and fixtures that are contemporary and neutral.  I’ve seen one too many amazing kitchens and baths that fit the homeowner to a tee – only leaving potential buyers counting their pennies for the demolition.

The first remodel that comes to mind is the kitchen, then the bath; two fantastic ways to improve the value of your home if done right.  The pink grout to match the flamingo theme in the bathroom is not going to beg for the highest bidder.  So before you head to the hardware store – think three times, measure twice and cut once…

5 Ways to Pick the Perfect Time to Sell

Smart sellers spend a whole lot of time and energy strategizing about how to sell their homes for top dollar. They factor in buyer demand, the competition, the job market, the mortgage market and their agent’s track record. And that doesn’t even account for all the time spent understand recent home sales in the area as an indicator of how local buyers will react to this listing.

Many a smart seller will also try to time their listing just right, too. And most often this looks like waiting until they feel buyers are sufficiently ready, willing, and able to pay a good price for the property. One timing consideration that sometimes gets short shrift is this: the calendar.

There’s a season for everything, as you might have heard. And recent Trulia data revealed some powerful geographically-specific seasonal trends in search activity for homes, adding proof to what agents have long known – the calendar portends various shifts in buyer activity, which sellers need to note. If you’re gearing up to list your home for sale, you should definitely take advantage of this interactive tool we’ve created to help you understand how these shifts play out in your area, and connect with your agent to discuss whether and how you might want to factor that into your home sale action plan.

But there are also a number of calendar-based factors you should just be thoughtful about as you put your plan for selling together. Here are a handful of calendars that should be – and stay – on every home seller’s radar screen:

1. The Academic Calendar. Families with school-aged children often find it less disruptive to house hunt in the late Spring/early Summer with the aim of moving in before school starts. Of course, we all know what they say about the best laid plans, so by no means should you let this stop you from listing your home at another time of year. Just know that demand for homes with convenient proximity to strong schools can uptick during the summer school break and around other times of year when kids are not in school.

2. The Tax Calendar. I cannot count the number of relatively unmotivated, looky-loo type buyers I’ve worked with over the years who got sudden, intense motivation from a massive, looming tax bill. For instance, many new professionals will seek to close escrow on homes between the time they graduate and the end of that same year, in an effort to deduct their closing costs and mortgage interest from their newly large incomes and avoid a big tax bill the following April. Similarly, just after tax time in April, a flood of newly motivated buyers come into the market, advised by their CPAs that the mortgage interest deduction is their best bet for not having to write as big a check to the IRS next year.

Fortunately for sellers, more buyers and more motivation means more demand and – all other things being equal – can translate into a faster sale at a higher price than at other times of the year.

3. The Weather Calendar. Many sellers who live in cold-weather climates are aware that wintry weather conditions can dramatically cut down on the numbers of buyers who are out viewing properties. This is why buyer searches for homes on Trulia peak earliest, in January, in warm-weather states like Hawaii and Florida – and not until after the Spring thaws in the Midwest, the South, the northeast and most of the West.

But what’s not as obvious is that the combination of what’s happening on the weather calendar and the specific features of your home can interact to impact your home’s prospects for sale – and its ultimate sale price. Behavioral economics researchers have found that homes with swimming pools sell for more in the summertime than they do in the winter. “When it is sweltering outside, a swimming pool just looks attractive. There’s an emotional connection because it reminds us of fun times we have in the summer,” said Jaren Pope, one of the study’s authors and an assistant professor of economics at Brigham Young University.

So, if you’re selling a home with ski slope access in the summer, you might want to paint the picture of a cozy, fun-filled winter by staging the place with ski gear and other items that help prospective buyers visualize how much fun they’ll have when winter comes. And vice versa -if you’re selling a pool house in the winter, consider making sure it is steamy and heated, if it has those features. Stage it with lounges, towels, lights – anything that showcases the pool to offset cold-weather buyer’s psychological tendency to discount the appeal of a pool in the winter.

4. The Holiday Calendar. During the holidays, many buyers simply prefer to spend their downtime celebrating with family and friends vs. house hunting, especially in locales where the winters are wet or cold. Our listing search data backs this up: nationwide, December is the slowest month of the year for home searches, and November is the second-slowest.

Does this mean the holidays are a bad time to have your house on the market? Not necessarily: some homes just show beautifully when all lit up and tastefully dressed up for the holidays. And the truth is that there is a hardy contingent of buyers motivated to close by year’s end for tax purposes, every year in every market. While buyers might be fewer in number, those who will brave rain, sleet and snow and forego holiday parties to house hunt can be some of the most motivated buyers of all.

5. The Gregorian Calendar (the regular old January through December calendar, that is). A survey just released by Fidelity Investments revealed that 54% of Americans said they typically consider setting New Year’s Resolutions related to their personal finances. This year, 26 percent of respondents said they are in a better financial situation today than last year (only 19 percent said so in 2012) and 28 percent say they are less in debt (vs. 25 percent in 2012).

Home buying tends to be a popular resolution among those with money on their minds at this time of year – and also among people looking forward to career promotions, developing their love and family relationships or relocating to a new home town.

5 Traits to Look for in Your Agent

In this internet era, we’ve gotten to a place where we require all of our information in bite-sized, white-and-charcoal grey pieces. But when it comes to creating interpersonal and professional relationships that really work, lists of interview questions and “what to Google” articles can fall short of fully fleshing out the factors that make us mesh with someone.
So let’s go a little deeper. Picking a real estate agent is a business and a relationship challenge – one which has a potentially massive impact on your finances and future enjoyment of the place you and your family live. If you take that seriously, here are a handful of characteristics I recommend you look for as you evaluate prospective agents.

1. Creativity. Some transactions go precisely as planned, clicking right along on schedule. Others – many others – get messy:
• the loan underwriter issues bizzaro, last-minute document demands
• the appraisal comes in low
• the buyer backs out
• you see 50 homes without any winners, or
• the inspection reports reveal issues that make you wonder whether the home is a diamond in the rough or a money pit.
Whether your transaction will be easy-peasy or uber-messy, you cannot know until you’re in it. When you’re agent-hunting, it behooves you to look for someone who has the experience and creative problem-solving skill to help you methodically think through the facts, surface alternatives, propose solutions and engineer obstacle workarounds – just in case the going gets tough.

Problem solving is the core of any business. We’ve had plenty of bumps in the road, but together we get over the humps and bumps and come up with solutions that work for all parties involved.

2. Deep, varied expertise. Buying or selling a home is much more of a lifestyle design experience than it is a financial transaction, truth be told. To do it with results that work well for yourself, your family and your finances for the duration, you need an agent that’s an eager partner with you. One that will deep-dive into all the nooks and crannies of your aesthetics, your psychology, your life plans, your financials and even your relationship dynamics.
You also need an agent with deep – not surface – understanding of homes, neighborhoods and local real estate market metrics, practices and contracts, and someone who deeply *gets* the home buying or selling process itself – so they can brief you on it and fruitfully coach you through it.
Have you ever taken a class from a novice teacher vs. a class from an experienced professor? The difference is nuance: a deep, mature understanding of a complex subject allows the more experienced instructor to give you insights into patterns they’ve spotted over time and repeat transactions. Same goes for your real estate pro: you want to make sure that either your agent or someone that will be working with them on your transaction (like their manager or broker) has deep knowledge and understanding in most or all of these areas, so they can share the nuanced insights and patterns they have spotted in the past which you can harness to your advantage in the present.

3. Calm resilience. When you lose out on a home to other offers, it can feel like the end of the world. When you list your home, stage it to the nines, and not a single offer is forthcoming, feelings of discouragement, frustration and even depression can easily arise. In both cases, it’s easy to delve into fear (fear that you’ll never get the home you need, or will never be able to move on to the next stage of your life) or paralysis (freezing up because you just don’t know what to do – period).
A great agent – and there are thousands and thousands out there – can bring a massive, game-changing dose of calm resilience to the table. They’ve been through this before. They know that there are lots of homes and lots of buyers out there, so losing out on any one is not a death knell to your dreams. They also know how to tell the difference between a normal delay in receiving an offer or an acceptance on your market and when your approach requires some serious course correction (see #4, below).
A great agent will be able to receive the news that you’ve lost out on a home or take in negative feedback from a prospective buyer, call you and deliver it calmly and right along with some smart, constructive suggestions for action items you should work on next, to keep the process moving forward.

Being patient and calm is what it takes in Real Estate. We’ve had a share of surprises and a level head always prevails. It’s our job to weather the storm, buffer the waves and get you to your port safely.
In this competitive San Francisco Peninsula market – we’ve had to make our share of some disappointing phone calls. 4. Frankness and optimism. You want – no – you need your agent to be frankly honest. You need them to be frankly honest with themselves and with you about all facets of the reality you’ll face as you proceed through your transaction. Sellers, you cannot afford to have an agent who will let you persist in fantasy-land beliefs about what your home is worth – contrary to all evidence as to what homes in your area are actually selling for and feedback (read: silence) from prospective buyers who have seen your home – without challenging you to look at the data and adjust your pricing strategy. Buyers, by the same token, you can’t afford to work with an agent who encourages or allows you to make 5, 10, or 15 lowball offers on a home without urging you to face the truth that you need to house hunt at lower price points or make higher offers in order to be successful.
You need an agent who is willing to tell you the truth and have these sorts of hard conversations with you even when you won’t like it.
That said, you want an agent who possesses both this frank integrity and an ultimate optimism that, with right thinking and strategic action, you can and will ultimately succeed at making a great buy or sale.

Tara nailed it with this one. I am very honest. I am rather blunt sometimes, I do not beat around the bush. Real Estate is serious business, some of the largest decisions and purchases in one persons life. I need to be frank with you and you need to be open with me. Honest communication is a huge part of any relationship and in real estate – it is one of The Caton Teams core values. Work with an agent you feel comfortable talking to. We’ll be talking a lot!

5. Bandwidth. This one might sound strange, but the fact is that it can be difficult to get the advantages of having the best agent in the world if the agent is wildly over-subscribed and so busy they struggle to respond to calls and emails. This is why I don’t always say a great agent will necessarily have years and years of expertise. Some agents who have wonderful experience and wisdom are simply too busy to do the time-intensive guidance your situation may require. And some agents who are new to real estate bring highly relevant expertise and skills they’ve developed in other careers, have ample time to devote to your transaction and can enlist the real estate-specific insights of an experienced team leader, manager or broker.
If you know you’re going to want to meet up weekly for a house hunting session or debrief with your agent, tell them this up front and ask them flat-out how much time they can devote to your process. Make sure you’re comfortable with their response or solution (example – their listing specialist or partner can meet with you when they can’t) before you make your pick.
My advice for agent-finding is to engage in a multi-step process:
• First, make sure you get referrals from your friends, colleagues and relatives to the agents they have worked with and love.
• Also get a few names from our Agent Finder on Trulia, which allows you to get incredibly specific about what sort of homes, areas and transactions your ideal agent will have worked with.
• Then, check all of your prospective agent candidates out online. Narrow them down a bit by what you see in terms of reviews and style of advice you see them providing on channels like their blog, website or social media pages.
• Reach out to all the people on your short list through whatever medium you prefer to communicate – phone, email, etc. – and note how quickly you get responses.
• Then book appointments to meet with a handful of agents and let them present their method to you.
• Get references and check in with those past clients – ask them to tell you about their transaction experience, warts and all.
By the end of this process, you’ll likely find someone who fits just-right with your own personality, timing and transactional needs and possess these five traits.
