There are a Hundred Different Reasons Why You Don’t Need a Realtor, but there is Only One Reason Why You Do.

The internet revolutionized many different business while the iPhone was a total game changer in Real Estate.  Mobile Real Estate apps changed how buyers and seller behaved.  Tech opened the door to more information and made it readably available with the greatest of ease.

There are a hundred different reasons why you don’t need a Realtor, but there is only one reason why you do – Realtors know how to negotiate Real Estate.

The Caton Team Realtors prides ourselves on how we negotiate Real Estate.  We do so with the highest level of care and consideration.  We believe, buying and selling Real Estate is a meeting of the minds, not a twisting of the arm.

If you’re a looking to buy your own home or invest – you need a Realtor to help you craft the best offer, to walk you through – not only the disclosures – but through the property with the inspectors.  It is important to The Caton Team that our clients understand what they are undertaking.

If you are selling your home, you need a Realtor who will take that same level of care in preparing the disclosures for your home while meeting with the inspectors, tradesmen and stagers in order to present your home in the best light for optimum results.  We make it easy to work with us – so it’s easy on you.

Whether buying or selling you need a Realtor who will negotiate on your behalf, with your goals and budget inline.  Instead of telling you all what we can do – we’d rather sit down with you face to face and discuss your goals, wants and needs.

Each client has a unique situation and budget – The Caton Team believes with an open line of communication – we can handle anything. Wouldn’t you want to work with a Realtor team, with over 35 years of combined, local Real Estate Experience?  Because we would love to earn your trust and your business.

The Caton Team believes in order to be successful in the Bay Area Real Estate Market we have to think and act differently. We do this by positioning our clients in the strongest light, representing them with the utmost integrity, while strategically maneuvering through negotiations and contracts. Together we make dreams come true.  How can The Caton Team help you?

The next time you’re standing outside of a house you want or sitting at your dining room decided if you should sell now or not – reach out to The Caton Team – a trusted Real Estate team who has lived and worked through various different markets and are able to help you make the best decision for yourself and your family.

Back-to-School Shopping? Organize First!

Is back-to-school time seeping into your consciousness yet? If you have school-age kids, August is the time to make lists for new clothes and school supplies. You may want to add back-to-school organizing to your lists, too. It’s time to get those closets and desk spaces ready.

Organizing Closets for Back to School

Before you begin, go through all items in the closet and categorize them by how often your child wears them. Get your kids involved, too—it’s a good way to show them how being organized is a helpful life skill. For items that your kids have outgrown, or that they tell you they never wear, make a donate pile. This will help you create enough space for new clothes. Now you are ready to organize clothing by type, style, and season. The clothes they wear most frequently should be the easiest to access. Next, organize what gets hung up in the closet.

What to Hang Up

  • Blouses and dress shirts
  • Dress pants and trousers
  • Jackets and sweatshirts
  • Dresses and dress skirts

If closet space is at a minimum, store off-season clothing until the weather is appropriate to wear them again.

Organizing Drawers for Back to School

sock drawer

Follow the same steps to organize your kid’s dresser drawers. This is a good time to check for holey socks to toss.

What to fold away

  • Jeans and other pants with heavy, durable fabric
  • Sweaters
  • T-shirts
  • Shorts
  • Under garments
  • Socks

Use shoeboxes as partitions for drawers that have different articles of clothing in them.

shirt drawer

Optimizing Drawer Space

When drawer space is minimal, try this quick, handy tip for t-shirts:

  • Take folded t-shirts and fold each one in half again.
  • Rotate 90 degrees and place them in the drawer. This allows you to see every t-shirt in the drawer.

If you have more t-shirts than drawer space, consider purging ones that are infrequently worn.

Organizing Desks for Back to School

With homework on the horizon, it’s also good to do some back-to-school organizing to desks or workspaces. If you have a ‘tween or teenager in the house, engage them on this organizing process – it can help them to be ready for high school, college, and adult life. Here’s what to do:

  • Take everything off the desk and out of the drawers and group items into two piles: what to keep and what to toss.
  • Take the keepers and group them by type of object (papers, pens, pencils, and so on). Place similar items in clear plastic containers to help keep things neat and easy to find.
  • Toss items like old glue sticks, pencil or crayon nubs, dried out markers, old paint sets, pens that don’t work, and so on.
  • Take note of what you throw away and if you need to resupply on items.
  • Before putting the keepers back inside the desk, clean top and inside the drawers.
  • Decorate the desk in a way that’s appealing, yet not distracting.

homework

Getting the Desk Ready for Homework

Once the desk is clean and items are neatly back in drawers, create separate folders for papers and accurately label each one. Ask your older kids for advice. They know what to label them. Desk stacking trays are another great way to help your kids be organized once school starts.

  • Label the first folder or stacking tray for completed homework that your child will need to turn in.
  • If you use trays, label a few folders your child can use for carrying work to school. This can help keep completed work neat and tidy, even in backpacks with little extra room. Your child’s hard work will make an even better impression on teachers.
  • Label a second tray for homework or projects that still need to be completed.
  • You can also label a third tray for completed work that does not need to be handed in, but that you or your kids may want to keep. Creating a space on a bookshelf for these can also be helpful. Or, if desk drawer space is ample, create file folders and label them: artwork; essays, writing projects, and so on. It’s a good idea to put the school year on the folder name—for posterity.
  • For older kids, you may want to organize stacking trays, folders, or files by school subject.

Now It’s Time for Back-to-School Shopping…

  • Grab your notes on any items that need to be resupplied.
  • Consider other supplies needed for the school year: printer paper, extra printer cartridges, notebooks, binder paper, staples for stapler, scotch tape, colored pencils, and so on.
  • Add any supplies your child’s school suggests to the list. Items like binders, folders, book-cover wrapping, pencils, protractors, and so on.

Take your list, grab the kids, and head to your local store. Make it fun—picking out school supplies is still exciting when kids are young, so enjoy it!

Home Maintenance for Your Hardwood Floors

One of the best and biggestest investments in your home – is the flooring.  Take care of your hardwood today and it will last generations.  If you have any updating questions – curious which updates bring more vaule to your home?  Contact The Caton Team – we’re happy to help!  -Sabrina

How To Care for Your Hardwood Floors

Hardwood is one of the oldest flooring materials and is still considered one of the best. Hardwood floors are natural, beautiful, and durable, especially if you maintain them. With good maintenance, they will last longer, look better, and add value to your home.

Make daily dusting and sweeping, with a scratch-free cloth or broom, part of your daily maintenance routine. When you need to vacuum hardwood, be sure to use the soft brush attachment, never the rotating brush roll, or as it’s known in older vacuums, the beater bar. Then, as needed, mop with the wood floor cleaning product recommended for your floor’s type and finish.

Wood floors need a protective finish. Unfinished wood floors require finishing with a protective sealer immediately after installation. Factory-finished floors are sanded, sealed, and ready to use right out of the box. If you have solid hardwood, you may need to add a finishing coat every few years, or eventually sand and refinish decades down the road. If you have engineered hardwood, which is a veneer, sanding and refinishing may be an option one-time only, depending on the thickness of the veneer.

Tips for Cleaning Your Hardwood Floors

  • Use only wood floor care products; never use vinyl or tile cleaning products.
  • If you prefer a natural cleaner, like vinegar and water, do your research. Your floors must be well sealed, and the vinegar-to-water pH balance can’t be too acidic, and you must wipe the floors dry immediately.
  • Most experts advise that you don’t use water to wet or steam mop wood floors.

Tips for Protecting Hardwood Floors

  • Use felt or rubber protectors on the bottom of furniture legs and never drag furniture on wood flooring.
  • Use area rugs in high traffic areas, in front of exterior doorways, as well as in front of the kitchen sink.
  • Remove shoes at the door, especially high heels or cleats.
  • Slow down fading by keeping direct sunlight off your floors. Use window coverings to redirect, diffuse, or block UV light. UV resistant finishes are also available.
  • Keep dogs’ nails trimmed, or restrict from hardwood areas.
  • Wipe up spills immediately; standing liquid can damage wood floors.

Tips for Scratches and Squeaks

  • For deep or surface scratches, touch-up using a stain stick for wood that matches your floor’s finish.
  • For squeaky floors, if possible, it’s best to repair from underneath and may need to be done by a professional. There are products that include a combination of lubricant and powder, which you can try using on the surface between the planks, but effectiveness may be limited.

Rin’s Bridal of San Carlos – The Beat on Where to Shop

With my 15 year wedding anniversary on the horizon – I’ve been walking down memory lane and realized that when I got married there was no Yelp so I am going to make up for lost time and do a little shout out to Rin’s Bridal of San Carlos.

Born and raised in San Carlos, I remember walking by Rin’s and admiring all the dresses – day dreaming of going in there and wearing them.  My first job at Wells Fargo on Laurel Street – Rin was one of my buinssess clients while I was still a teller.  Flash-forward to high school, my mom took to me to Rin’s to get all my prom dresses, flash-forward to my wedding day and I remember going with my mom, mother and sister-in-law to be and trying on all the dresses.  Rin still remembers me and if she remembers me after 15 years – I know she loves and cares for all her brides and customers with that level of care.  She had all the samples, great shoes and veils, we got everything we needed for our bridal party at Rin’s.  She is kind, knowledgeable about trends and what is best for you.  If you need a Glam Squad – head over to Rin’s in San Carlos!

Thank you Rin for being a staple of San Carlos quality and kindness.

Plumbing Maintenance Tips

Performing basic maintenance for the plumbing systems in your home can go a long way to preventing bigger issues from erupting. Here are eight DIY maintenance tips that can help minimize the number of trips to your house from your plumber, particularly if your home has experienced plumbing problems in the past.

Eight Essentials to Good Plumbing Maintenance

  • Fix leaks and clogs immediately. Plumbing issues like these can quickly turn simple repairs into expensive ones and/or lead to water damage and unhealthy mold or mildew buildup.
  • Use non-toxic drain cleaners. A solution of baking soda and vinegar can clear most minor drain clogs.
  • Keep drains object-free. Install properly fitting drain screens and sink stoppers to prevent food, hair, and other things that can stop up pipes from going down the drain.
  • Learn what your disposal can eat. Not everything can be chewed up by the kitchen disposal. Check your manufacturer’s manual for specifics, but as a general rule, never put cooking grease, coffee grinds, egg shells, pasta or rice in your disposal.
  • Buy the right tools. Be sure you have a plumber’s wrench in your toolbox as well as a sturdy plunger.
  • Know locations for all shut-off valves. Your home’s washing machine, sink, toilet, and water heater all have shut-off valves. Know where they are as well as your home’s main water shut-off valve and any outside clean-outs.
  • Prepare for the season. Before winter, inspect the insulation around the pipes under your house, in the basement, and in the garage. Proper insulation helps keep your pipes from freezing and bursting.
  • Schedule regular plumbing checkups. Consult with your plumber about a schedule for the routine maintenance needs for your home’s HVAC system and water heater. Also schedule a snake of your sewer lines via your home’s clean-out at least every two years to keep pipes free of clogs and buildup.

Remember: your home’s plumbing has a tell. When you spot one of its tics, like a leaky faucet, water on the floor around a dishwasher or refrigerator, or mildew around a sink, shower, or tub, don’t hesitate to act. It’s a sign that you have some maintenance to do.

How to Create a Home Maintenance Log

With a homeowner’s maintenance log you can keep track of maintenance and repair details about your home as well as improvements, updates, and upgrades you make over the years. You can store appliance and system manuals and instructions, warranties, and other resources, like where to shut off utilities.

To create your own home maintenance log, first collect and organize important materials in a binder or expandable folder. Add pockets or sleeves to organize receipts, manuals, floorplans, warranties, and so on. If you prefer a paperless version, you’ll need to take time to scan all these documents. Microsoft Excel has a great Home Maintenance Schedule template that is easy to customize and update.

What to include:

  1. Manuals and warranties – File home system and appliance instructions, maintenance records, and home warranty information. If you have a home warranty, keep a copy of the contract in the binder.
  2. Maintenance receipts and contact information
    • Keep receipts and contact information from service providers such as: carpet cleaners, HVAC, garage door opener repair, chimney sweep, gutter repair, roof inspection/repair, solar panel cleaning, and more.
    • If you have a home warranty plan for your systems and appliances, include service call information, repairs, and all contact information.
    • List previously used service providers that you would recommend, such as painters, yard service, and pest control.
  1. Homeowner maintenance records – It can be easy to lose track of when you last performed maintenance so be sure to keep records of gutter cleaning/repair, painting, repairing decks and walkways, HVAC filter replacements, sprinkler systems, and window cleaning, including slides and screens.
  2. Home improvements
    • Keep track of interior improvements including overhead lighting, fans, smart thermostats, storage systems, and dimmer switches, as well as low flow toilets and showerheads. Be sure to include information about refinishing/replacing of floors or cabinets.
    • Record exterior improvements such as landscaping and sprinkler systems, exterior lighting, solar panels, window upgrades, pool resurfacing, fencing, decks, tree removal, and so on.
    • Include specifics – When you paint, record the brand and color formula in your maintenance log. If your replace the roof, keep track of the type of material, color, manufacturer, and warranty info.
  1. Maps and resources – Record the location of shutoffs for the main water, gas, and electrical, as well as the electrical panel. If your home is on a well and/or septic system, map the well, septic tanks, and leach field/lines. Include location of solar panel control/displays and sprinkler junction box.
  2. Neighborhood information – Include information on HOA guidelines and fees and how to contact your Homeowners’ Association, if applicable.

A Great Selling Tool

When it comes time to sell your home, your home maintenance log is also a valuable reference that demonstrates how well you’ve cared for your home. Providing this kind of comprehensive record can really inspire confidence for the buyer who wants to purchase your home.

10 Household Uses for Vinegar

My folks came from the old country and with it came their old traditions.  Vinegar was one of them.  Before all the fancy, pretty smelling cleaners – vinegar – was your go to.  So when I came across this article about vinegar – well you know the drill – I had to share.  Thanks for reading – Sabrina

10 Household Uses for Vinegar

Many of us use bleach as the be-all-end-all of cleaners. While it’s true that bleach will disinfect virtually anything, it can be quite hazardous if not handled properly. Did you know that distilled white vinegar can be used as a substitute to bleach in many instances? Here are 10 places you can use vinegar to help you around your home.

1. Dishwasher

Does your glassware come out of the dishwasher with a thin milky or hard water stains? Add ½ cup of distilled white vinegar to a small glass on the top shelf of your dishwasher. Run the cycle normally with the glass upright and your glassware should sparkle!

2. Toilet

Vinegar is a great substitute for bleach in your toilet. Pour 1 cup of vinegar in your toilet and let sit about 5 minutes before flushing. It can also help remove toilet rings with light scrubbing.

3. Bathtub

Remove everything from your shower and rinse it down. Then, use a sponge soaked in vinegar to clean the tub. Rinse again.

4. Shower Curtain

While you’re cleaning your bathtub, you might as well disinfect your shower curtain. Using a spray bottle, spray vinegar to remove soapy, discolored, or mildew filth from your curtain. Wipe clean then rinse with water.

5. Ants

Vinegar is a natural ant repellent. Use a spray bottle filled with vinegar to spray down problem ant areas. Learn more about natural bug repellents.

6. Grease

Vinegar cuts through grease. Use a sponge soaked in vinegar to scrub off new messes or soak items in a bath of vinegar for at least 20 minutes for tougher ones.

7. Weeds

Vinegar kills many types of grass and weeds. If you have unwanted plants growing out of your sidewalk or driveway, try dousing them with vinegar before resorting to harmful weed killers.

8. Chrome and Stainless Steel

Just as vinegar can help make your glassware shine, it can also be a chrome and stainless steel polisher. Dip a soft cloth in vinegar and wipe clean.

9. Coffee Maker

If your coffee is tasting stale, fill your reservoir with vinegar and run it through a cycle. Once finished, run 2 cycles of just water to rinse.

10. Washing Machine

To clean and deodorize your washing machine, pour two cups of distilled white vinegar and 1 cup of baking soda into your machine and run it empty on the hottest cycle. Use a toothbrush dipped in vinegar to scrub away any grime from your machine.
