Why Homebuyers Need to Act Now

Wow – the article below really stuck a chord with me  – as I just heard one of my buyers “wants to wait”.  I cringe when I hear that – because in my 11 years in this business, and Susan’s 16 years – “waiting” has got our clients no where!

Well, let me rephrase that – those who were able to get back into the market after stepping out – ended up spending more money on less house.  Point Blank – end of story.  I kid you not.  Some of them are still looking and it isn’t getting any easier.  Now maybe the few would couldn’t buy before the financial crises did great “waiting” by buying afterwards – but those folks are far and few between and those days are long behind us.  We have exceeded our pre-bust prices – by far!  And with the way our market has fully recovered, with amazing demand we have for housing on the San Francisco Peninsula and the lack of inventory – waiting means paying more money for less house.  And in some cases not even a house – but a condo or townhouse – or nothing at all.

There is a phrase in Real Estate we use.  Don’t wait and buy real estate – buy real estate and wait!  Once you own your home, you will gain equity as the market continues to climb.  Now I know so many buyers, myself included, that would like to see prices come down a bit – for affordability factors.  However, that’s not likely to happen here on the San Francisco Peninsula.  Do you know how many new office spaces are being built or planed to be built here?  I do.  And it is a lot.  And where are these people going to live?  If you want to rent a place these days – get ready to fork over at least $2000 for a one bedroom apartment if not a studio!  And why waste a good $2000 on rent when a person could easily afford a mortgage payment and actually earn some equity so that you can buy a larger house down the road.

The first home you buy will never be perfect, nice enough, or big enough.  But buy investing in a home – since we all need to live somewhere – a buyer will earn equity that will in turn get them into a better home down the road.  In the long run, you earn more money buying and holding real estate than the stock market or that saving account.

It breaks my heart to hear when person looses steam while trying to buy a home.  Our Bay Area real estate market is very competitive.  Always has, always will.  However, The Caton Team knows how to maneuver through it and have had great success with our buyers who take our sage advice, consider the facts, review our numbers and give it their all.

Home buyers need to move fast if they want to spend less, notes Jonathan Smoke, chief economist at realtor.com® in commentary at the site.

“Delayed purchases will only result in higher monthly mortgage payments as prices and rates rise,” Smoke writes. Realtor.com® is forecasting that affordability may decline as much as 10 percent over the year.

The Federal Reserve continues to remind the financial markets that it plans to raise its target federal funds rate this year, which will cause mortgage rates to rise. Many economists are predicting 30-year fixed-rate mortgages to average near 5 percent by the end of the year.

For now, mortgage rates are near historical lows for homebuyers and home owners who can take advantage. Freddie Mac reported last week that the 30-year fixed-rate mortgage averaged 3.66 percent (last year at this time it averaged 4.32 percent), and 15-year fixed-rate mortgages averaged 2.98 percent (a year ago, it averaged 3.40 percent).

“Right now, the Fed is using the word ‘patient’ to describe its approach to picking the time to raise the target rate,” Smoke notes. “However, when the Fed ‘loses patience,’ rates will go up at least 20 to 40 basis points in anticipation of the target rate officially going up. … So, buyers beware: The clock on these low mortgage rates may be ticking.”

And if done right, a kitchen remodel can recoup much of its cost. Kitchen remodels in the $50,000 to $60,000 range recoup about 69% of the initial project cost when the home is sold.

A minor kitchen remodel of about $18,500 does even better, returning more than 75% of your investment, according to the most recent Cost vs. Value data from Remodeling magazine.

To maximize your return on investment, follow these 7 strategies to keep you on budget and help you make smart choices.

1. Plan, Plan, Plan

Planning your kitchen remodel should take more time than the actual construction. If you plan well, the amount of time you’re inconvenienced by construction mayhem will be minimized. Plus, you’re more likely to stay on budget.

 How much time should you spend planning? The National Kitchen and Bath Association recommends at least six months. That way, you won’t be tempted to change your mind during construction and create change orders, which will inflate construction costs and hurt your return on investment. 

Some tips on planning:

Study your existing kitchen: How wide is the doorway into your kitchen? It’s a common mistake many homeowners make: Buying the extra-large fridge only to find they can’t get it in the doorway. To avoid mistakes like this, create a drawing of your kitchen with measurements for doorways, walkways, counters, etc. And don’t forget height, too.

Think about traffic patterns: Work aisles should be a minimum of 42 inches wide and at least 48 inches wide for households with multiple cooks.

Design with ergonomics in mind: Drawers or pull-out shelves in base cabinets; counter heights that can adjust up or down; a wall oven instead of a range: These are all features that make a kitchen accessible to everyone — and a pleasure to work in.

Plan for the unforeseeable: Even if you’ve planned down to the number of nails you’ll need in your remodel, expect the unexpected. Build in a little leeway for completing the remodel. Want it done by Thanksgiving? Then plan to be done before Halloween.

So unless you’re an exceptional cook who cooks a lot, concentrate your dollars on long-term features that add value, such as cabinets and flooring.

4. Don’t Underestimate the Power of Lighting

Lighting can make a world of difference in a kitchen. It can make it look larger and brighter. And it will help you work safely and efficiently. You should have two different types of lighting in your kitchen:
 
Task Lighting: Under-cabinet lighting should be on your must-do list, since cabinets create such dark work areas. And since you’re remodeling, there won’t be a better time to hard-wire your lights. (Here’s more about under-cabinet lights.) Plan for at least two fixtures per task area to eliminate shadows. Pendant lights are good for islands and other counters without low cabinets. 6. Add Storage, Not Space

Storage will never go out of style, but if you’re sticking with the same footprint, here are a couple of ideas to add more: 

Install cabinets that reach the ceiling: They may cost more — and you might need a stepladder — but you’ll gain valuable storage space for Christmas platters and other once-a-year items. In addition, you won’t have to dust cabinet tops.

Hang it up: Mount small shelving units on unused wall areas and inside cabinet doors; hang stock pots and large skillets on a ceiling-mounted rack; and add hooks to the backs of closet doors for aprons, brooms, and mops.

Establishing a good rapport with your project manager or construction team is essential for staying on budget. To keep the sweetness in your project:

Drop by the project during work hours: Your presence broadcasts your commitment to quality.

Establish a communication routine: Hang a message board on site where you and the project manager can leave daily communiqués. Give your email address and cell phone number to subs and team leaders.

Set house rules: Be clear about smoking, boom box noise levels, available bathrooms, and appropriate parking.

Be kind: Offer refreshments (a little hospitality can go a long way), give praise when warranted, and resist pestering them with conversation, jokes, and questions when they are working. They’ll work better when refreshed and allowed to concentrate on work.

7 Signs of An Up-and-Coming Neighborhood

Live in a town large enough for a time long enough, and you’ll undoubtedly be made privy to a story of the one that got away. The neighborhood that got away, that is – the neighborhood that all the locals saw as down for the count, pshawing away little sprouts of area upturn, until one day the formerly downtrodden district was teeming with new businesses, new residents, new life – and newly high property values, to the advantage of those few brave souls who decided to go all in before the place actually arrived.

Maybe you’re a first-time buyer trying to squeeze every iota of value out of your precious house hunting dollars, or you just love the prospect of being an early settler in your city’s Next Big Neighborhood. In any event, it can be daunting and even scary to try to figure out whether a neighborhood is up-and-coming or down-and-out. Home value increases are an obvious indicator, but by the time values are up it’s often too late to get in on the early advantage of buying in a neighborhood before it’s potential has been realized.

If you’re ready, willing and able to take on the challenge of buying in a diamond-in-the-rough type neighborhood, here are some signs to look for before property values shoot through the roof.

1. On-trend businesses are moving in. In my neck of the woods, when a co-working space, a Whole Foods or a Blue Bottle coffee moves into the neighborhood, it’s a sign that the nature of things might be changing. This is just as true for small, local businesses that attract people with disposable income as it is for businesses that sell the basics with flair. In fact, most larger businesses do a fair amount of economic research and projections on the neighborhood before moving in. Watching big industry and business moves can be a great way to spot emerging areas with strong fundamentals way before you might otherwise be able to see them yourself.

2. Uber-convenient location in a land-impacted metro. If you live in a densely populated metro area – especially one that is coastal – or an urban setting with intense governmental restrictions on building, demand for homes will continue to grow as the population does, but the supply will remain somewhat limited. In many of these situations, neighborhoods that have been downtrodden but have very convenient proximity to employment centers, public transportation, freeways and bridges tend to be prime for whole-neighborhood remodeling in times of population growth or rapid real estate price rises in already-prime areas.

3. Downsides have an expiration date. If there’s one major issue that has caused an area to be less desirable for decades, and that issue is being eliminated or ameliorated, it could set the neighborhood up for a turnaround. For example, striking crime decreases or a major employer moving into the area where none were before can spark a serious real estate renaissance in an area which has some of the other desirable features on this list.

Also, keep in mind that a new generation of home buyers has a new set of values, and might simply not be concerned or deterred by things their parents might have viewed as turn-offs. Living above a commercial unit might have been a deal-killer for my parents, but my son thinks it’s cool – even desirable, depending on the business on the ground floor. Similarly, gritty and urban might not be the descriptors of your dream home, but some twenty-something first-time buyers in major metros are seeking exactly that feel.

4. Architectural themes with a following. Many up-and-coming neighborhoods find themselves pulled by aficionados of the particular type of architecture that characterizes the neighborhood. Often, down-at-the-heels neighborhoods that are riddled with Tudors, Victorians, Spanish-style homes or even Mid-Century Moderns will see a surge of revitalization when a fresh generation of frugal home buyers falls in love with the style and realizes the deals that can be had there vs. other, already prime areas in town.

5. At least one major economic development is brewing. Never underestimate the power of a major economic development to overhaul a neighborhood’s fate. From Google and Microsoft building cloud storage data centers in Des Moines to a new light rail station going live in Denver, one large-scale employer or infrastructure development can be a very early, very strong sign that an area will see it’s real estate fortunes rise. (That said, areas dependent on one near-obsolete employer or industry can see their fates decline rapidly. Look for industry-wide investment in an area, vs. a single company’s investment.)

6. Fixing is in the air. When you see that an area long known for its rundown homes has a number of homes being renovated and rehabbed from the inside out, this can be a sign of fledgling neighborhood turnaround. If you spot these sorts of projects visually, it might be worth taking a trip down to the City Building Permit counter to see whether the staff has seen the same uptick in individual owners’ investment in the area, and if so, what they think the story of the neighborhood might be – or might become. City staffers often have a wealth of information at the ready, everything from pending commercial development applications that could change the whole landscape of an area to projects the city itself has funded or will prioritize due to its own development initiatives.

7. Slow but steady decrease in DOM. Ten years ago, I listed a charming, pristine home on a not-so-charming, less-than pristine street – the location was its fatal flaw, and the place just lagged on the market as a result. Now, Millennials buying their first homes are salivating over that precise location, for its mix of urban feel; new trendy restaurants and yoga studios; and complete convenience to both the subway and the Bay Bridge. In between now and then, though, those who were watching carefully would have noticed how homes that once took 90 days to sell gradually were selling in 45, then in a couple of weeks – and would have noticed that this decline in the number of days an average listing stayed on the market (DOM) occurred way before the home prices themselves increased. A slow, steady decrease in DOM is a smart, early sign that a neighborhood might be poised on the precipice of up-and-coming status. Ask your agent to help clue you in as to where precisely those areas might be, in your town.

The first-time homebuyer is the cornerstone of the real estate market.  Without this highly motivated individual – there would be no real estate market.

Why you ask?  Growth and market recovery starts from the bottom.  And there is no better foundation to grow upon than the hopes and dreams of the first-time buyer.

This group of determined individuals fuels the market.   These people are the movers and the shakers of the world.  Why?  Because they have determination.

There is no greater want than the security of a home.  Home is where the heart is, because that is where your family lives.  That’s why I became a Realtor – I digress.

The first-time homebuyer faces the most challenges.  First – you gotta nail that great paying job so the saving can begin.  Those who truly want to own a home will start saving aggressively.  They will need money for the down payment, the closing costs, not to mention about 6 months of emergency funds the bank likes to call “reserves”.  The prospective first-time homebuyer may need to cut back on the dinners out, vacations, new cars, etc and start to squirrel away enough dough to make it happen.

When someone can buy their first home, it is the first rung to financial security.  When people can buy their first home, the sellers, who now have earned equity since they bought it – well now they can sell and move forward in their real estate journey and buy their second place.  So on and so forth, as a dear friend and client would say.

I love working with the first-time homebuyer because of the passion behind their eyes.  So much to learn and see – it’s exciting to go on this journey together.

Is Market Recovery Slowing Down? Great Article from SF Gate

Bay Area home prices rose on a year-over-year basis last month, albeit at a slower pace than earlier in the year, while sales fell to their slowest pace for a December since 2007, DataQuick reported Wednesday.

It was another sign of a potential slowdown in the housing recovery.

On Tuesday, the Mortgage Bankers Association lowered its forecast for 2014 mortgage originations, citing higher interest rates and uncertainty over new mortgage rules that took effect this month.
DataQuick attributed the sales slowdown to a lack of supply, not a lack of demand.
“Demand has been impacted by a roughly one percentage point increase in rates since spring. But we think the bigger deal is the lack of inventory,” DataQuick spokesman Andrew LePage says.
In the Bay Area, 6,714 new and resale houses and condos were sold in the nine counties last month. That was up 0.8 percent from November but down 12.7 percent from December 2012.
Sales are typically higher in December than November, but the seasonal increase is normally much higher – around 8 percent.
The December sales figure was the lowest for a December since 2007, when 5,065 homes sold.
The median price paid for a Bay Area home last month was $548,500. That was down 0.3 percent from November, but 23.9 percent higher than the same time last year. From April through August last year, prices rose 30 percent or more on a year-over-year basis.
More sales in spring

LePage says there will be more homes on the market in spring and summer, when the market typically heats up. Rising home prices will leave fewer homes underwater, so more homeowners will sell because they could make enough to pay off their mortgage. Also, there has been “a little more construction,” LePage says.
“Waiting (to buy a home) will get you more choice, but all bets are off on prices,” he says.
If the current rate of appreciation holds, “the typical home would be selling for $50,000 to $60,000 more by spring.

Perhaps twice that at the upper end of the market,” DataQuick President John Walsh said in a news release.

Tight inventories are also hurting the mortgage industry.

In its forecast Tuesday, the Mortgage Bankers Association predicted that only $1.12 trillion in home loans will be originated this year, down 36 percent from $1.76 trillion in 2013. In October, it predicted that 2014 originations would drop by only 32 percent.

The forecast came out hours after mortgage heavyweights Wells Fargo and Chase announced big drops in fourth-quarter mortgage originations as part of their earnings reports.

The numbers “just kept getting worse through the end of 2013,” says Michael Fratantoni, the association’s chief economist.

The association predicts that home-purchase mortgages will rise just 3.8 percent to $677 billion this year. In October, it was expecting a 9 percent increase.

Refinance originations, it says, will hit only $440 billion, down 60 percent form last year. In October it expected a 57 percent drop.

Higher rates a drag

The main culprit is higher interest rates. Mortgage rates were around 3.5 percent at the beginning of last year but jumped by a full percentage point in May and June. They have been hovering around 4.5 percent since then.

The immediate effect was to slash refinance volume, but home-purchase originations also suffer from a low-rate “hangover,” Fratantoni says. The ultra-low rates that persisted before May “pulled forward some (purchases) that might not have occurred until six months or a year later. Now we are now we are seeing a bit of a payback in terms of lower activity.”

The association predicts that the average 30-year mortgage rate will be above 5 percent by the end of this year and above 5.5 percent at the end of next year.

It also predicts that fewer mortgages could be made this year as lenders narrow their product lineup to conform with the new mortgage rules designed to outlaw some of the abusive lending practices that led to the financial crisis.

The new rules give lenders some protection from borrower lawsuits if they make what is known as a qualified mortgage and the loan goes bad. A loan is not qualified if it has certain features, such as interest-only payments, or if the borrower’s total debt payments (including the mortgage and other debt) exceed 43 percent of gross income.
Over government limit

The new rules apply only to jumbo and other nonconforming mortgages, because all loans that could be bought or backed by Fannie Mae, Freddie Mac, the Federal Housing Administration and other government agencies are automatically deemed qualified.

Government loans account for the vast majority of the mortgages nationwide but a smaller percentage in the Bay Area, where many borrowers exceed the government limit, which tops out at $625,500 for Fannie, Freddie and FHA loans in high-cost areas.

In the Bay Area, 15.4 percent of home-purchase loans exceeded $625,500 in the fourth quarter, but this number ranged from less than 0.4 percent in Solano County to 32 percent in San Francisco, according to DataQuick.

San Mateo County Quick Real Estate Update

I am so happy to share that our real estate market is improving – if you didn’t already notice. Enjoy this update.

The numbers show that the market has stabilized in most geographic regions and is about ready for “a long winters nap.” But, something was definitely happening in San Mateo County. Single family home sales were UP from September. Comparatively, single family home sales, inventory and average days on market were fairly stable in other regions. San Mateo County showcased a 28% increase in single family sales rising to 453 in October. Most notable was a 78% increase in sales in the $3-5 million price range and a 61% increase in sales in the $1.2-1.4 million range.

Single family inventory remains substantially lower than the same period from a year ago, but there is increasing progress in closing the gap. Compared to October 2012, there is a significant increase for single family median prices in all counties. Single family sales are still coming under pressure compared to October 2012. Median prices increased in San Benito County by 45%, Monterey County by 31%, Santa Cruz County by 29%, and both San Mateo and Santa Clara Counties by 12%.

5 Inspection Problems Buyers Shouldn’t Ignore

Home buyers need to be extra vigilant about inspections in the early stages of a purchase because if problems are discovered too late in the process, it can “dash home owners’ dreams and budgets,” writes Yahoo! Finance in a recent article.

One home buyer in Long Island, N.Y., explains in the story that she didn’t discover the fixer-upper she bought needed $225,000 in repairs until after she purchased it.

Jonathan and Drew Scott, who educate viewers about transforming fixer-uppers on HGTV’s “Property Brothers,” offers up a checklist of five things buyers should look for to ensure they don’t buy a lemon.

  • Mold: Buyers should note any musty smells in the home and be on the lookout for any mold. Mold can be caused by improper air circulation as well as water leaks.
  • Pests: Termite damage can be widespread and costly to repair.
  • Outdated fixtures and wiring: Electrical problems in a home can cause fire hazards. Buyers should take note of any indication of faulty wiring, such as cable coming out of drywall.
  • Poor DIY jobs: Buyers should make sure that the previous home owner’s do-it-yourself projects were done correctly and are up to code. For example, poorly done flooring and painted-over wallpaper can be time-consuming and costly to fix.
  • Drainage problems: Sloping sod can cause flooding problems in a backyard, and a slow-draining sink could be an indication of a bigger problem. Buyers should test sinks and flush toilets to test for any potential problems.

Your online listing photos are your shot at making your seller’s property look like a dream home. When photos are gray, grainy, or make your home look like a dreary prison cell, you’re ruining your only chance at a first impression.

Here are a few quick tips for using light to make buyers click “Contact an Agent”:

  • When shooting outside, make sure the sun is behind you. The light will act as your own natural “studio light” brightening up the property.
  • Make your photos look cheerful; show off natural light inside by shooting on a sunny day.
  • If your listing doesn’t have windows or natural light, bring your own “sunlight.” Investing in household lamps (or toting a few in from your office) can go a long way toward producing better photos by brightening things up.

If your listing is being overlooked online, it might be because you’re not showing the right areas.
Be sure to show these areas consumers we surveyed said make a home most attractive:

  • Bathrooms
  • Closets
  • Kitchens
  • Outdoor living spaces

While you want to show off as much of the home as possible, focusing on these top priority living spaces are what really matters when it comes to generating inquiries and offers.

Turn off #4: The clutter monster.

When it comes to listing photos, clutter can be a seller’s worst enemy. When consumers view listings online, they want to see the property not years of your seller’s decorating and collectibles.

If you and your sellers really want to pique the interest of buyers with staging, focus on simplifying the space.

Here are a few easy staging adjustments you can make right before you shoot pictures to make for better photos:

  • Remove cars from the driveway or garage
  • Completely clear off any table and counter spaces
  • Clear out the corners before you shoot a room
