9 Ways Buyers Sabotage Their Home Purchase

1 Having unrealistic expectations!

Here in the Silicon Valley it can be hard to see what you can afford and how small it is.  However, if you want to live in the Silicon Valley and you can afford a mortgage – adjust your expectations and take that first step towards financial security! 

2 Hesitating!

Once a buyer starts the loan and house hunting process, even if what you find in your price range isn’t ideal – don’t give up.  Getting the home of your dreams is often a multi step process and buying your first home is that first step.

3  Comparing everything to the one that got away

Stop – just stop beating yourself up.  The Caton Team knows that what is meant to be will be – and what we missed out on is nothing like what we’re going to find!

4  Nitpicking

I will say this once – your dream house DOES NOT EXSITS because YOU HAVEN’T MADE IT YET!  Every listing was once someone else’s dream – so that paint and kitchen belong in their dreams.  Once you own your home, YOU can make it what YOU want! 

5  Looking too much

It’s happened, a buyer doesn’t readjust expectations to align with reality and if they are also price sensitive – a buyer could loose their window if they look too much and don’t work with what is currently for sale.  I tell my clients – buying a home is a process of elimination not a process of selection.  Look at what is out there and act!

6  Trying to time the market

If Realtors had crystal balls we’d be retired by now.  Timing the market is a game – no one knows the future.  I work in the here and now and I use the past as a gauge.  The only timing I’ve seen over the years is seasonal.  If the sun is out – the house is worth more than when it is raining.   Price sensitive – buy in the fall and winter.  Want the best choices, buy in the spring and summer and be prepared for multiple offers.  

7  Making Low-Ball Offers

Don’t waste your time, mine or the sellers.  We as professional Realtors will provide our buyer with a current market analysis which shows the vaule of the home – today.  If you want to be a homeowner – write realistic offers. 

8  Asking for far too much

Be realistic – run your ideas by your Realtor but don’t ask for something that will bite you in the end.

9  Being inflexible

I say this to each client where buying or selling – Real Estate is a meeting of the minds and not a twisting of the arm.  If you’re an arm twister – go into wrestling.
