Things That Could Help You Win a Bidding War on a Home

Things That Could Help You Win a Bidding War on a Home

With a limited number of homes for sale today and so many buyers looking to make a purchase before mortgage rates rise further, bidding wars are common. According to the latest report from the National Association of Realtors (NAR), nationwide, homes are getting an average of 4.8 offers per sale. Here’s a look at how that breaks down state-by-state (see map below):

Things That Could Help You Win a Bidding War on a Home | Keeping Current Matters

The same report from NAR shows the average buyer made two offers before getting their third offer accepted. In this type of competitive housing market, it’s important to know what levers you can pull to help you beat the competition. While a real estate professional is your ultimate guide to presenting a strong offer, here are a few things you could consider.

Offering over Asking Price

When you think of sweetening the deal for sellers, the first thought you likely have is around the price of the home. In today’s housing market, it’s true more homes are selling for over asking price because there are more buyers than there are homes for sale. You just want to make sure your offer is still within your budget and realistic for the market value in your area – that’s where a local real estate professional can help you through the process. Bankrate says:

Simply put, being willing to pay more money than other buyers is one of the best ways to get your offer accepted. You may not have to increase it by a lot — it’ll depend on the area and other factors — so look to your real estate agent for guidance.”

Putting Down a Bigger Earnest Money Deposit

You could also consider putting down a larger deposit up front. An earnest money deposit is a check you write to go along with your offer. If your offer is accepted, this deposit is credited toward your home purchase. NerdWallet explains how it works:

A typical earnest money deposit is 1% to 2% of the home’s purchase price, but the amount varies by location. A higher earnest money deposit may catch a seller’s attention in a hot housing market.”

That’s because it shows the seller you’re seriously interested in their house and have already set aside money that you’re ready to put toward the purchase. Talk to a professional to see if this is something you can do in your area.

Making a Higher Down Payment

Another option is increasing how much of a down payment you’re going to make. The benefit of a higher down payment is you won’t have to finance as much. This helps the seller feel like there’s less risk of the deal or the financing falling through. And if other buyers put less down, it could be what helps your offer stand out from the crowd.

Non-Financial Options To Make a Strong Offer

Realtor.com points out that while increasing these financial portions of the deal can help, they’re not your only options:

. . . Price is not the only factor sellers weigh when they look at offers. The buyer’s terms and contingencies are also taken into account, as well as pre-approval letters, appraisal requirements, and the closing time the buyer is asking for.”

When it’s time to make an offer, partner with a trusted professional. They have insight into what sellers are looking for in your local market and can give you expert advice on what levers you may or may not want to pull when it’s time to write an offer.

From a non-financial perspective, this can include things like flexible move-in dates or minimal contingencies (conditions you set that the seller must meet for the purchase to be finalized). For example, you could make an offer that’s not contingent on the sale of your current home. Just remember, there are certain contingencies you don’t want to forego, like your home inspection. Ultimately, the options you have can vary state-to-state, so it’s best to lean on an expert real estate professional for guidance.

Bottom Line

In today’s hot housing market, you need a partner who can serve as your guide, especially when it’s time to write an offer. A real estate professional is your best resource and coach for making the strongest offer possible for your specific situation.

Your House Could Be Closer to List-Ready Than You Think

Your House Could Be Closer to List-Ready Than You Think

Your House Could Be Closer to List-Ready Than You Think

One of the biggest concerns for a homeowner looking to sell is the time they’ll have to put in before listing their house. If that’s the case for you, you should know – your home might be closer to list-ready than you think in today’s housing market. A survey of recent sellers from realtor.com finds that many were able to get their house ready in less than a month. It says:

“With many homeowners expecting a quick sale, and in many cases a lack of contingencies, the preparation process took less than a month for over 50% of home sellers this past year, with 20% completing it in less than two weeks.

Those sellers expecting to sell quickly are following recent buyer trends. With mortgage rates and home prices rising, buyers in today’s market are serious about finding a home quickly. But with the limited number of homes for sale, there are very few options for those buyers to choose from. That means many may be willing to take on projects after they purchase.

Because of this, you may be able to focus on less time-consuming tasks before putting your house on the market. According to the survey mentioned above, some of the top things recent sellers completed before listing over the past year include landscaping, making minor cosmetic updates, and touching-up paint (see image below):

Your House Could Be Closer to List-Ready Than You Think | Keeping Current Matters

A Real Estate Advisor Will Help Streamline the Process and Keep You Focused

Of course, each situation is different, and knowing what repairs or updates your house needs to stand out in your local area is critical. That’s where a trusted real estate professional comes in. In a recent article, NextAdvisor explains:

“. . . Real estate can be hyper-local, and demand can vary from one neighborhood to the next. It’s a good idea to work with a local real estate professional to determine an ideal listing price and if any improvements or repairs need to be completed before putting your home on the market.”

Your trusted real estate advisor knows the ins and outs of the market in your specific area. They’ll help you identify the places where you should and shouldn’t spend your time and money – and that can enable you to list quickly.

Bottom Line

If you’re ready to take advantage of the incredible conditions for sellers in today’s real estate market but are worried about the time it’ll take to get your home ready, you might be closer than you think. Partner with a local real estate advisor to see what you need to do before listing your house today.

The One Thing Every Homeowner Needs To Know About a Recession – Shared Article –

A recession does not equal a housing crisis. That’s the one thing that every homeowner today needs to know. Everywhere you look, experts are warning we could be heading toward a recession, and if true, an economic slowdown doesn’t mean homes will lose value.

The National Bureau of Economic Research (NBER) defines a recession this way:

“A recession is a significant decline in economic activity spread across the economy, normally visible in production, employment, and other indicators. A recession begins when the economy reaches a peak of economic activity and ends when the economy reaches its trough. Between trough and peak, the economy is in an expansion.”

To help show that home prices don’t fall every time there’s a recession, take a look at the historical data. There have been six recessions in this country over the past four decades. As the graph below shows, looking at the recessions going all the way back to the 1980s, home prices appreciated four times and depreciated only two times. So, historically, there’s proof that when the economy slows down, it doesn’t mean home values will fall or depreciate.

The One Thing Every Homeowner Needs To Know About a Recession | Keeping Current Matters

The first occasion on the graph when home values depreciated was in the early 1990s when home prices dropped by less than 2%. It happened again during the housing crisis in 2008 when home values declined by almost 20%. Most people vividly remember the housing crisis in 2008 and think if we were to fall into a recession that we’d repeat what happened then. But this housing market isn’t a bubble that’s about to burst. The fundamentals are very different today than they were in 2008. So, we shouldn’t assume we’re heading down the same path.

Bottom Line

We’re not in a recession in this country, but if one is coming, it doesn’t mean homes will lose value. History proves a recession doesn’t equal a housing crisis.

Testimonial of the Day – From Shane & Kyriell – San Francisco

“As first-time homebuyers we knew very little about the process, what to expect, or how long it might take, so we leaned heavily on the Caton Team’s expertise to get us up to speed and to help us navigate through the hurdles.  As it turned out, we hit a pretty major snag that could have derailed our purchase, but with the Caton Team counseling patience and practicing tenacity, we were able to successfully purchase our forever home.  We really appreciated Susan and Sabrina’s transparent, professional, and forthright approach.  I don’t think we would have landed where we are without them.”

– Kyriell & Shane – 2022 – San Francisco.

THANK YOU Shane & Kyriell – Your kind words mean the world to us. We truly enjoyed getting to know you both and helping you achieve your goal of owning a piece of San Francisco. We started our journey early in 2022 – before the rate hike and after one offer experience, they were better poised to act on their actual dream home. Up against other offers, we set our clients apart. When a surprise nearly derailed their dream, we used kindness, patience, and solid business practices to smooth out the wrinkles and bring this transaction to a successful and happy conclusion – it’s what we do. Handing you the keys made my day. Thank you for your trust – we truly enjoyed working with you both.

We love what we do and we love taking great care of our clients.

8 SIMPLE WAYS TO REDUCE STRESS

Where does stress come from? Look in the mirror. Experts say stress is entirely self-imposed—you are the one letting stress get in the way of getting more done. The good news is that if you are creating the stress, you can also control it. You can let stress drive your actions and throw your day off. Or once stress appears, you can address it. You can spend the day getting things done—instead of stressing over how much there is to do. Here’s how to get stress under control.

Wrap up yesterday. Avoid worrying today over something you left uncompleted yesterday. Get it done now and move on to today’s tasks.

Prioritize. Avoid spiraling over everything on your to-do list—prioritize. Items that most impact personal relationships and finances take priority. Attend to these things before you spend time on less urgent ones. This is also a good time to identify matters beyond your control and remove them from the list.

Set realistic deadlines. Avoid tight deadlines. If someone else is setting the deadline, negotiate one that gives you the time you need. The stress of an unrealistic deadline makes it hard to deliver a quality result.

Take breaks. If you find yourself getting worked up about getting something done, stop doing it. Take a five- or ten-minute break to calm down, rest, get fresh air, meditate, pray, or just close your eyes and think of something that makes you happy. You will return to the task with less stress, and the mindset to function more efficiently.

Reduce your daily decisions. Plan out your week, deciding what must be done and when. Schedule regular activities as recurring items in your calendar. Get organized, keeping things you need for certain activities, like workouts, in one place so you skip the task of gathering them each time. The fewer decisions you have to make, the less stressful your life will become.

Get help if you need it. If you have any doubts about your ability to complete a task alone, make the call to ask for help as soon as possible, before you start having difficulties. Another person boosts your productivity and trims your stress (“a worry shared is cut in half”).

Turn off the voices in your head. When things get busy, you might start asking yourself, “What’s happening here? Can I handle it? What if I can’t?” This immediately creates stress. To get out of this predicament, focus on someone else. Consider what they need, what they may be fearing, and how you can help. This quiets your internal voice.

Keep an eye on the big picture. It’s common to stress over things that are less critical than we think. Do what you need to, but before stressing out over it, consider its significance in the big picture. Unless a situation puts you in physical danger, it’s probably not worth getting upset about.

Things To Avoid After Applying for a Home Loan – Shared Article

Things To Avoid After Applying for a Home Loan

Once you’ve applied for a mortgage to buy a home, there are some key things to keep in mind. While it’s exciting to start thinking about moving in and decorating, be careful when it comes to making any big purchases. Here are a few things you may not realize you need to avoid after applying for your home loan.

Don’t Deposit Large Sums of Cash

Lenders need to source your money, and cash isn’t easily traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer.

Don’t Make Any Large Purchases

It’s not just home-related purchases that could disqualify you from your loan. Any large purchases can be red flags for lenders. People with new debt have higher debt-to-income ratios (how much debt you have compared to your monthly income). Since higher ratios make for riskier loans, borrowers may no longer qualify for their mortgages. Resist the temptation to make any large purchases, even for furniture or appliances.

Don’t Co-Sign Loans for Anyone

When you co-sign for a loan, you’re making yourself accountable for that loan’s success and repayment. With that obligation comes higher debt-to-income ratios as well. Even if you promise you won’t be the one making the payments, your lender will have to count the payments against you.

Don’t Switch Bank Accounts

Lenders need to source and track your assets. That task is much easier when there’s consistency among your accounts. Before you transfer any money, speak with your loan officer.

Don’t Apply for New Credit

It doesn’t matter whether it’s a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels (mortgage, credit card, auto, etc.), it will have an impact on your FICO® score. Lower credit scores can determine your mortgage interest rate and possibly even your eligibility for approval.

Don’t Close Any Accounts

Many buyers believe having less available credit makes them less risky and more likely to be approved. This isn’t true. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both of those aspects of your score.

In Short, Consult an Expert

To sum it up, be upfront about any changes when talking with your lender. Blips in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. If your job or employment status has changed recently, share that with your lender as well. Ultimately, it’s best to fully disclose and discuss your intentions with your loan officer before you do anything financial in nature.

Bottom Line

You want your home purchase to go as smoothly as possible. Remember, before you make any large purchases, move your money around, or make any major life changes, be sure to consult your lender – someone who’s qualified to explain how your financial decisions may impact your home loan.

My Two Cents: Your home loan is the most important part of your homeowner journey. The Loan Approval is literally a snapshot of your current financial picture and you DO NOT want to change that picture. If you need to move money around, gather gift funds, pay off debt, etc – do so BEFORE YOU APPLY and keep a paper trail! However, The Caton Team highly recommends that you speak with a lender before you do anything. This ensures you’re doing the right things that do not impact your credit score negatively.
