There’s a lot that can turn someone off while house hunting—damage, clutter and curb appeal, to name a few. One of the easiest and most high-impact changes to make is repainting your walls. But what colors do buyers dislike? We’ve pulled together the top 9 paint colors that buyers hate and what you should use instead.

Don’t: Bright White

It makes sense that sellers often opt for bright-white paint when trying to refresh their home, but according to Colette Archambault, co-founder of Hunter Hill Interiors, its stark, sterile appearance is better suited for a hospital. “Bright white can also create harsh contrasts and show imperfections more easily,” she adds.

Do: Simply White by Benjamin Moore

Archambault prefers a white paint with warmth to it, one of her favorites being Benjamin Moore’s Simply White. “It has a softness that makes a space feel welcome and refined,” the designer explains. You still get the crisp, modern look—just without the harshness.

Don’t: Cool Gray

Not all grays are created equal. In fact, Kathryn Linea Rund, Strategic Design and Development Advisor at HouseCashin, says that “grays with blue or purple undertones feel cold and unwelcoming.” Even when paired with warm furniture and finishes, it still feels corporate and stiff.

Do: Mindful Gray by Sherwin-Williams

The beauty of a greige like Sherwin-Williams Mindful Gray is that it balances warm and cool tones. According to Rund, this is what makes it so versatile and “perfect for open-concept layouts and home staging.”

Out: Bright Red

Psychology tells us that red is a powerful color—especially vivid shades. “Often perceived as intense and overwhelming, red can make a space feel smaller and may evoke strong emotional responses,” explains Andrea Viscuso, licensed real estate agent at Compass.

Do: Cavern Clay by Sherwin-Williams

Though not actually red, this warm terracotta color—Cavern Clay by Sherwin-Williams—has red tones that make it a worthy substitute. Rund says it “brings an earthy elegance without overpowering a room,” though she does recommend it for accent walls and smaller spaces.

Don’t: Black

Though moody hues aren’t necessarily bad to buyers, black is a different story. “Even though it’s daring, painting a whole room black absorbs light and depth, resulting in a flat and lifeless appearance,” Barbara E. Tanaka, Strategic Home Design and Organizing Advisor at Real Estate Bees, says of the color. (Plus, imagine how many coats of primer the new homeowner would need to paint over it!)

Do: Hale Navy by Benjamin Moore

A classic navy, however, is different. One of her favorites, Tanaka recommends Hale Navy by Benjamin Moore or a similarly deep hue with a little bit of sheen “for a refined appearance that adds dimension and a hint of luxury without overpowering the room.”

Don’t: Olive Green

Nature-inspired greens are always going to be timeless—because what would be more timeless than the great outdoors? That said, olive green can too easily read as muddy, which Rund declares is “drab, especially in small spaces” and “often associated with older, out-of-date design trends.”

Do: Evergreen Fog by Sherwin-Williams

On the other hand, sage is right on trend. Rund describes Evergreen Fog by Sherwin-Williams as “a soft and sophisticated green with gray undertones that feels calming, clean, and modern.” It has the ability to ground any space while still adding color.

Don’t: Builder Beige

Considered a default color you can find in a lot of new builds, painting a nondescript beige on the wall is supposed to be versatile and classic. Rund argues, however, that it “feels bland and dated” and “lacks warmth and personality.”

Do: Pale Oak by Benjamin Moore

Considered a go-to by many designers, Viscuso says Benjamin Moore’s Pale Oak “is a subtle color with a tiny touch of greige-slash-tan that looks great in any space.” Whereas “builder beige” looks heavy on the wall, Pale Oak has an irresistible airiness to it that makes your home feel lighter and brighter.

Don’t: Light Blue

Though pretty, Krasovec insists that light blue can feel “too bright and childlike” in a home. It’s also more difficult to build a color palette with and limiting when it comes to style and patterns.

Do: Stardew by Sherwin-Williams

The soft, Sherwin-Williams Stardew blue walls in the living room help unify this space with the adjacent kitchen and keep things feeling open and spacious. A large coquina fireplace brings a historic element found throughout St. Augustine design into the living area and connects this space with the area’s history.

Don’t: Dark Brown

Browns like chocolate and espresso are dated shades, not to mention especially heavy for a room to carry. “It can make spaces feel smaller and weighted, as it brings a traditional, masculine, and even oppressive feel,” says Rund.

Do: Nutshell by Sherwin-Williams

Though just as deep and rich as a darker brown, Rund recommends this earthy brown, Nutshell by Sherwin-Williams, as it’s “softened by mauve and taupe undertones, leaving a room feeling curated, rather than cavernous.” You get all the sophistication without the visual weight.

The guest bedroom is a study in blue and white. “This blue bedroom is a fresh take on monochromatic,” says Kalyn. “The blue is soothing, yet vibrant enough to be interesting.” Crisp white furnishings were brought in as a contrast to the Tiffany Blue shade. “I fell in love with the vintage Hollywood Regency headboard, and it became the inspiration for the design. The feel leans toward glam, but still manages to fit into this cottage home.”

Don’t: Turquoise

Originally taking inspiration from the ocean, the bright and bold hue is now seen as juvenile and outdated. “It’s become the cliche color of coastal-themed bathrooms and mermaid-decorated children’s rooms, limiting a buyer’s potential,” Rund describes.

An option that still has coastal roots, Quietude by Sherwin-Williams is light, breezy, and reminiscent of sea glass. According to Rund, you get the same spirit without overwhelming a space.

As we head into Spring – so does the Real Estate Market. Time to get those homes ready for sale!

A new survey of home staging professionals reveals the most off-putting colors to home buyers.

Bold, bright colors may be trendy, but they also can be distracting to potential home buyers. The home remodeling site Fixr.com surveyed home staging and design professionals to uncover the most off-putting paint colors to home buyers in 2025.

And their findings are clear: Don’t go too wild when you’re trying to sell a home.

The Most Off-Putting Interior Colors for Home Buyers in 2025

  • Lime green: 73%
  • Bold pink: 42%
  • Red: 35%
  • Purple: 33%
  • Bold orange: 30%
  • Mustard yellow: 20%

Pinks, reds and purples have emerged as trendy colors lately for the home, and many of these hues comprise paint firms’ selections for the 2025 Colors of the Year. But home buyers may have a tough time looking past color schemes that are too bright. Instead of using these palettes in heavy doses, home stagers advise reserving them for home accessories or artwork—small doses that can attract but not overwhelm a space.

Is the Home Office Getting a Pink Slip? – Shared Article

Designers and stagers are finding ways to offer people who work from home more versatility than a dedicated workspace often provides.

Even though remote work remains commonplace, some real estate professionals and home stagers say the home office is losing its luster. Many home buyers are reclaiming this space for other nonwork uses.

The shunning of the home office is already taking root at The Astor, a recently restored luxury condo building in New York. Ash Staging, an interior design and home staging firm, recently chose to omit the home office when styling a model residence in the historic building. The firm transformed the fourth bedroom, traditionally a home office, into a flexible den with lounging space geared toward relaxation, entertainment or as a quiet nook for work. The sales team at the building believes this setup is resonating more with home buyers.

“We continue to see luxury buyers valuing flexibility and versatility in their space,” says Kyle Egan, a real estate agent with Douglas Elliman who handles sales at The Astor. “So, this area was designed as a cozy lounge and media room with a desk nook that can serve as a work spot when needed. We’ve seen a very positive response to this setup as buyers continue to seek out layouts and floorplans that allow the freedom to customize their home to fit their lifestyle.”

Drawing from similar inspiration, the real estate and design team at 53 West 53, a Manhattan condo tower with 161 residences, also decided to exclude the home office in a recent home staging project. Instead, the sales team converted an office space into a game lounge complete with a fully stocked minibar and foosball table.

Quitting the Home Office

Recent studies have shown that at-home workers have flexibility when choosing where in the home to work. They’re no longer tethered to cords and outlets, and they don’t need to plug into a dedicated space each day. They can easily take a laptop to a kitchen island, living room sofa or even a neighborhood coffee shop.

About one-third of consumers who work remotely say they have a dedicated office space at home, according to the “State of Remote Work 2023(link is external),” a study conducted by social media technology firm Buffer. But of that group, 45% say their “home office” is located within another room, like a bedroom, kitchen or living room. Fourteen percent of remote workers say they prefer to move from room to room during their workday.

Some homeowners may prefer not to devote an entire space to a home office. They’re seeking an easily adaptable, flexible space, whether that’s for entertainment, lounging or even the occasional work, Egan says. “Homes became everything for people during the pandemic—their office, their movie theater, their bar and restaurant, their kids’ classroom and even more,” he adds. “Now that many people are back to working in offices, at least part of the time, they’re ready to ditch the home office and incorporate a flexible space that brings more fun and vibrancy back into the home.”

Not a Singular Space

Egan says study or work nooks may offer the same benefits as a larger home office. However, the goal remains the same: prioritizing design and comfort. “We recognize the modern buyer’s desire to blend functionality and aesthetics without compromising valuable space,” he says, noting this trend may accelerate in dense markets like New York.

Researchers have been studying the design of home office spaces and what works best for productivity. Many studies attribute a dedicated office space to a boost in productivity and avoiding constant distractions. But the studies also acknowledge that’s not possible  for everyone.

Georgia Southern University reviewed numerous studies(link is external) that explored home office design during the pandemic. The review found the best results from a home office that prioritizes ergonomics and elements from nature and takes into account light and noise. Regardless of where that “office” is located and whether it has to serve multiple purposes, a few research-backed tips for setting up an at-home workspace include:

  • Pick a spot near natural daylight, preferably near a window. Otherwise, add ambient and task lighting.
  • Use headphones to block out noise, if needed, and portable screen dividers to block out visual distractions if you don’t have a dedicated workspace.
  • Incorporate nature or go outside for fresh air occasionally. Set up your workspace near greenery and plants—nature views have been tied to increased energy for remote workers.
  • Get moving: Studies suggest that remote workers make a point to stand up and move around for at least two minutes every 30 minutes during the workday to help avoid eye strain, back pain and headaches.
  • Add in a recreational spot. Researchers suggest having a lounging area in or near your office for a different type of seating than a desk chair for short breaks.

Egan says he believes more home shoppers will continue to prioritize multi-use spaces inside the home for work and play. As such, his company will continue to stage homes to showcase how spaces can be used in multiple ways. “We want to show the adaptability of the space and its ability to be integrated into all lifestyles—from gathering with friends to hosting a family movie night to taking a work call,” Egan says.

Is Artificial Grass Right for You?

Artificial grass has come a long way since AstroTurf first hit the playing fields (and maybe your grandmother’s patio). With the ongoing drought in the West, the new, improved artificial grass is becoming more and more popular for sunny, low-rainfall areas, as well as with pet owners, and people who are just tired of lawn maintenance. Today’s synthetic grass is colored and textured to look like various grass types, so you can likely get a look very similar to what you could grow naturally. It is not without its drawbacks, however. Artificial grass is not cheap. Installed costs can run from $10 to $20 per square foot. Compared to natural grass, it can take up to seven to eight years to recoup the initial cost of artificial turf. It isn’t easy to install either, so it might not be the best DIY project.

Best Uses for Artificial Grass

Artificial turf is a good solution if you have an area where grass simply won’t grow because conditions are shady or wet. Artificial grass is a popular option with dog owners for pet runs, or if you have multiple dogs that are wearing out your natural lawn. Artificial greenery is also a great option for places like a small patio or outside space. It also works great for defined shapes within a yard where real grass edges can be tough to mow and keep weed-free.

Pros:

  • No need to water your lawn
  • No weeding or mowing
  • No need for fertilizers or pesticides
  • Looks very similar to natural grass: soft, even, and green
  • Does not get muddy or rutted (and keeps your house cleaner)

Cons:

  • Expensive
  • Needs to be cleaned off with water and sanitizing agents (more frequently if you have dogs)
  • Not easily recycled
  • Heats up in direct sun
  • Banned by some homeowners associations and municipalities

The Bottom Line

If you love the look of green grass and plan to be in your house for a while then it’s worth considering an artificial lawn. For pet owners, it can be a great solution, but remember it can’t absorb and break down pet urine, so it will require washing (which does take water). Although it’s not maintenance-free, it certainly requires less maintenance than real grass. Remember to check with your city or HOA about their rules for artificial grass.
