Did You Limit Access to Your House?

If your listing expired and your house didn’t sell, you’re likely feeling a little frustrated. Not to mention, you’re also probably wondering what went wrong. Here are three questions to think about as you figure out what to do next.

One of the biggest mistakes you can make when selling your house is restricting the days and times when potential buyers can tour it. Being flexible with your schedule is important when you’re selling your house, even though it might feel a bit stressful to drop everything and leave when buyers want to see it. After all, minimal access means minimal exposure to buyers. ShowingTime advises:

“. . . do your best to be as flexible as possible when granting access to your house for showings.”

Sometimes, the most determined buyers might come from far away. Since they’re traveling to see your house, they may not be able to change their plans easily if you only offer limited times for showings. So, try to make your house available as much as you can to accommodate them. It’s simple. If no one’s able to look at it, how’s it going to sell?

Did You Make Your House Stand Out?

When selling your house, the old saying matters: you never get a second chance to make a first impression. Putting in the work to make the exterior of your home look nice is just as important as how you stage it inside. Freshen up your landscaping to improve your home’s curb appeal so you can make an impact upfront. As an article from U.S. News says:

“After all, if people drive by, but aren’t interested enough to walk through the front door, you’ll never sell your house.”

But don’t let that impact stop at the front door. By removing personal items and reducing clutter inside, you give buyers more freedom to picture themselves in the home. Additionally, a new coat of paint or cleaning the floors can go a long way to freshening up a room.

Did You Price Your House Compellingly?

Setting the right price is extremely important when you’re selling your house. Even though it might feel tempting to push the price higher to maximize your profit, overpricing can scare away buyers and make it hard to sell quickly. Business Insider notes:

“. . . the biggest mistake sellers make is overpricing their home.”

If your house is priced higher than others like it, it could make buyers lose interest. Pay attention to the feedback people give your agent during open houses and showings. If lots of people are saying the same thing, it might be a good idea to think about lowering the price.

For all these insights and more, rely on a trusted real estate agent. A great agent will offer expert advice on relisting your house with effective strategies to get it sold.

Bottom Line

It’s natural to feel disappointed when your listing has expired and your house didn’t sell. Talk to a trusted real estate agent to figure out what happened and what to reconsider or change if you want to get your house back on the market.

My 2 cents – it does come down to access – presentation and price. The easiest to adjust is price – so price it right, have it free to be seen and we DON’T mean open houses – we mean private showings and make sure it shines – your photos are your best asset to sell – so make sure the home looks great online and in person…

Beware of ‘Title Pirates’ Wreaking Havoc on Closings – Shared Article

I have had a few clients call me worried about this issue – so I thought I’d share this article by Melissa Dittmann Tracey from Realtor.com. Source

As more real estate transactions face title fraud, learn what to look for and how to keep your clients safe.

Fraudulent real estate sales are on the rise. The FBI’s Internet Crime Complaint Center warns that losses from real estate and rental scams are steadily increasing, reaching more than $396 million last year.

Victor Petrescu, an attorney with Levine Kellogg Lehman Schneider + Grossman LLP in Miami who represents victims of real estate scams, says he’s noticing an uptick in one particular type of scheme: title fraud. “Pirates,” as he calls them, are recording fake liens or deeds that are jeopardizing a growing number of closings and putting more homeowners at risk.

Petrescu caught up with REALTOR® Magazine to share the dangers of these scams and what to watch for.

What is a “title pirate”?

A: It’s a term that refers to a person or entity who commits title fraud by attempting to create the appearance that the person or entity has legal title to a piece of real property when they do not. This usually takes the form of the title pirate recording a fraudulent or forged deed or other similar document purporting to convey title to a property.

To accomplish this, a title pirate will usually use falsified documents, such as a forged driver’s license or Social Security card, to hold themselves out as the owner of a parcel of property. If the property is owned by a limited liability company or corporation, the title pirate may use a forged signature or falsified documents to hold themselves out as a party authorized to execute documents on the company’s behalf to effectuate the transfer of title.

Title pirates can then profit by, among other things, securing a loan on the property, renting the property out, temporarily living in the property or attempting to sell the property to a potential buyer.

How common is this scam?

Title piracy has become increasingly more common since 2020, especially with the rise of remote and mail-away closings and remote notarization in our post-COVID society. It has been an especially big issue in South Florida in recent years.

Who do title pirates tend to target?

Title fraud can take many forms. Vacant parcels of land are a favorite target among title pirates because they are not occupied, and they are not usually closely monitored by their actual title owner, who may even be located out of state. In the case of vacant properties, once a title pirate records documents purporting to grant them an interest in the title, their next step is usually to attempt to borrow money against the property from third-party lenders. This is usually based on the title pirate’s representations that the money will be used as a construction loan to finance construction on the property. Then, subsequently, they’ll abscond with the funds after the loan’s closing without paying the lender back afterward, leaving the lender to attempt to foreclose their loan against a property the borrower does not actually have legal title to.

Properties with recently deceased owners and investment properties owned by holding companies are another potential target. As an example, in May of 2018, the Broward County Sheriff’s Office in Florida arrested a group of people who, using forged quit claim deeds and powers of attorney, purported to take the title of 44 homes in Broward County that the group did not actually own. Eighteen of those were owned by the estates of deceased owners. The group would rent the homes, attempt to sell them or even live in them.

What can real estate professionals do to protect their clients from this scam?

Paying attention to detail is the most important role a real estate professional can play to help protect their clients from title fraud. A real estate professional closing a transaction should pay careful attention to the documentation provided by the parties to substantiate their identity and/or the parties’ authority to execute documents on behalf of a company or corporation in furtherance of the real estate closing. The real estate professional should immediately look into any discrepancies or irregularities in the documentation provided and should always err on the side of caution. They should ask for multiple forms of contact information from the parties to the transaction and verify that this contact information is, in fact, valid.

Insisting on an in-person closing rather than a remote or mail-away closing is another way to decrease the risk of title piracy. However, that is not always possible. Insisting on the use of an in-person notary whom the real estate professional knows and trusts also is important.

What should you do if you become a victim of a title pirate scam?

You should immediately contact a lawyer to discuss the most efficient and expedient way for you to clear your chain of title. If you have title insurance, you should also initiate a claim with your title insurance carrier. You should also contact your county clerk’s recorder’s office to notify them of the fraud.

Are there other scams real estate professionals should warn their clients about?

Wire diversion scams in conjunction with real estate closings is another area of fraud in which I have noticed a recent uptick. A closing agent should always be sure to verify wire instructions, including the correct bank and account numbers, over the phone before sending out funds in conjunction with a closing.

Silicon Valley Real Estate in 2023 has been one of the most interesting years in my career. These interest rates are something else. We’re starting to see the market soften – because it has to. For instance – It’s a $2000 dollar a month difference between a 3% rate and a 7% rate on a 1 Million Dollar property – with 20% down and a 30-year fixed interest rate. That’s a decent amount of money and it’s going to affect purchase power. So yes I expect the market to soften.

Soften like butter – not crash. The Caton Team believes now is always a good time to buy or sell Real Estate. Now you ask? Yes, because it depends on your personal situation and needs. Life happens every day, situations change in a heartbeat. What we do know is this – we can do the best we can in the market we’re in.

Interests Rates won’t be high forever, price reductions won’t happen forever. Overbidding and multiple offers are still happening – on some properties – but not on every property. The Caton Team has had great success with our buyers and sellers this Spring, Summer, and Fall seasons, among all the interest rate changes. Hello again – thought I would share this great article to get your home ready for Fall and Winter!

Check Yourself: 7 Home Maintenance Tasks You Should Tackle in September

For most of the country, September signals the end of summer’s dog days and a return to fuzzy sweaters, chilly evenings, and, of course, pumpkin spice everything (this is America, after all).

But before those first autumn leaves begin to fall, it’s crucial to take a few steps to stave off any cold weather home breakdowns. Luckily, we’re here to make it as easy as possible for you with our handy checklist of home maintenance chores to tackle this month. These quick, relatively painless tasks can potentially save you major repair costs down the road.

1. Check walkways for cracks

“Before the grass is covered with snow, or it’s too cold to venture outside, check walkways for cracks and loose paver material,” says Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident.”

DIY: Small cracks can be fixed with simple epoxy and shouldn’t take more than a few hours.

Call in a pro: Serious cracking and concrete damage will require professional repair—expect to spend north of $1,000, although exact costs will depend on the severity of damage and cost of materials and labor in your area.

2. Clean and repair the siding

“After a long summer, siding can become dirty or mildewed,” says Chris Granger, vice president and general manager of Sears Home Services.

September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes. Check first for rotten or warped areas, and inspect your caulking, which can shrink and crack over time.

DIY: You don’t necessarily have to shimmy up a ladder for a close-up of your siding; the pros we talked to recommend using a smartphone camera or drone to zoom in on problem areas. Inspect the butt joints where two pieces of siding meet and, if you spy cracks, consider tackling the job yourself.

How? A day ahead, thoroughly wash your work surface with soapy water. Once the area is completely dry, squeeze a bit of caulk into the gap in the siding, then smooth it with your finger. Wipe it once more with a damp sponge to even out your work.

(Pro tip: Be sure to never caulk the underside of your siding, which could prevent the boards from expanding and contracting during changing weather.) Once you’ve fixed any problem areas, let everything set for a few days. Then follow up with a good pressure wash (you can rent a machine for around $35).

Call in a pro: If your siding has seen better days (think missing, bent, or cracked pieces), consider replacing it. As a general rule, fiber cement siding is priciest, followed by wood, aluminum, and vinyl. Replacing vinyl siding on an average 2,200-square-foot home will set you back more than $6,500 (in addition to the cost of removing existing materials). If you choose wood or fiber cement siding, you’ll likely spend twice that. For an expert pressure washing, expect to spend $100 to $300.

3. Check and repair leaky faucets

“Before the temperatures start to dip, examine leaky faucets in the kitchen, bathrooms, and utility room locations,” Williams says. “Most likely, whatever time and money you spend now will be considerably less than a broken pipe in the dead of winter.”

DIY: Just turn on the faucet, turn it off, and watch for any telltale dripping. Your fix might be as easy as replacing the washers on the faucet’s knobs, or you might have a worn cam washer, valve seat, or spring. We have you covered with our step-by-step guide to fixing a leaky faucet.

Call in a pro: If you’d rather not deal with it yourself, you can always hire a plumber. Estimates for fixing leaks vary, but expect to spend at least $100.

4. Make sure windows are sealed tight

All double- or triple-pane windows should have a tight seal around their perimeter that separates the individual panes of glass and traps inert gas between them, providing a break between the temps inside and outside your home. If you notice that your windows are frequently foggy, that’s likely a sign of a failed seal.

DIY: Try cashing in on your windows’ warranty first; many companies will cover failed seals for a decade or longer.   

Call in the pros: If your warranty won’t cover a total replacement, check out a professional window defogging company. These pros will reseal the window’s perimeter and replace the gas between the panes for an average of $300 (depending on location and the number of windows).

5. Sweep the chimney

When temperatures finally fall, you’ll want to be ready to light your fireplace. But before your first toasty blaze of the season, make sure your chimney has been cleaned.

“Built-up soot in your chimney can increase your risk of a chimney fire, and a clogged chimney can also increase the presence of carbon monoxide in your home by not allowing it to escape when you have a fire burning in the fireplace,” says Lindsey Pasieka of ConsumerSafety.org.

Call in the pros: No DIY here—leave this (dirty) job to a pro, who’ll charge an average of $225 for an inspection and sweep.

6. Change the air filters and tune up the furnace

This one really should be a maintenance task you do every month, Granger says. Dirty air filters can lead to higher energy bills and irreparably damage your HVAC system.

DIY: Changing your air filter is a fairly straightforward task—just be sure to check the size of your existing filter before you hit the hardware store. Pros also recommend removing all vent covers and vacuuming pet dander, hair, and other debris that can accumulate and gunk up your HVAC system.

Call in the pros: Take things a step further by hiring a professional to tune up your unit before winter arrives. A good contractor will ensure your thermostat is working properly, fix loose electrical connections and gas connections, and check your unit’s blower motor and heat exchanger. Expect to spend $80 to $150.

7. Service the yard equipment

Autumn—not spring—is actually the best time to show some love to your lawn equipment before you put it away for winter.

“It’s harmful for equipment to sit all winter long with old oil in the case and dirt on the other components,” says Lisa Turner, author of “House Keys: Tips and Tricks From a Female Home Inspector.”

DIY: Change your oil and filter, replace air and gas filters, and install new blades if necessary. Then perform the lubrication and adjustment maintenance required by your equipment’s manual. But you don’t want to drain the gas tank completely, Turner says. Instead use a premium gasoline without ethanol but with a gas preservative. Just before you store it, fill the tank with this mix.

Call in the pros: If your unit won’t start or turn over, the cost for a lawn mower repair pro will run about $35 to $115. If your lawn mower’s engine needs to be replaced, you could shell out $800 to $900 for a new engine.

How Misunderstandings about Affordability Could Cost You – Shared Article

There’s a lot of discussion about affordability as home prices continue to appreciate rapidly. Even though the most recent index on affordability from the National Association of Realtors (NAR) shows homes are more affordable today than the historical average, some still have concerns about whether or not it’s truly affordable to buy a home right now.

When addressing this topic, there are various measures of affordability to consider. However, very few of the indexes compare the affordability of owning a home to renting one. In a paper just published by the Urban Institute, Homeownership Is Affordable Housing, author Mike Loftin examines whether it’s more affordable to buy or rent. Here are some of the highlights included.

1. Renters pay a higher percentage of their income toward their rental payment than homeowners pay toward their mortgage.

The report explains:

“When we look at the median housing expense ratio of all households, the typical homeowner household spends 16 percent of its income on housing while the typical renter household spends 26 percent. This is true, you might say, because people who own their own home must make more money than people who rent. But if we control for income, it is still more affordable to own a home than to rent housing, on average.”

2. Renters don’t have extra money to invest in other assets.

The report goes on to say:

“Buying a home is not a decision between investing in real estate versus investing in stocks, as financial advisers often claim. Instead, the home buying investment simply converts some portion of an existing expense (renting) into an investment in real estate.”

It explains that you still have a housing expense (rent payments) even if you don’t buy a home. You can’t live in your 401K, but you can transfer housing expenses to your real estate investment. A mortgage payment is forced savings; it goes toward building equity you will likely get back when you sell your home. There’s no return on your rent payments.

3. Your mortgage payment remains relatively the same over time. Your rent keeps going up.

The report also notes:

“Whereas renters are continuously vulnerable to cost increases, rising home prices do not affect homeowners. Nobody rebuys the same home every year. For the homeowner with a fixed-rate mortgage, monthly payments increase only if property taxes and property insurance costs increase. The principal and interest portion of the payment, the largest portion, is fixed. Meanwhile, the renter’s entire payment is subject to inflation.

Consequently, over time, the homeowner’s and renter’s differing trajectories produce starkly different economic outcomes. Homeownership’s major affordability benefit is that it stabilizes what is likely the homeowner’s biggest monthly expense, assuming a buyer has a fixed-rate mortgage, which most American homeowners do. The only portion of the homeowner’s housing expenses that can increase is taxes and insurance. The principal and interest portion stays the same for 30 years.”

How Misunderstandings about Affordability Could Cost You | Simplifying The Market

4. If you want to own a home and can afford it, waiting could cost you.

As the report also indicates:

“We need to stop seeing housing as a reward for financial success and instead see it as a critical tool that can facilitate financial success. Affordable homeownership is not the capstone of economic well-being; it is the cornerstone.”

Homeownership is the first rung on the ladder of financial success for most households, as their home is most often their largest asset.
