Home Maintenance Tasks for Spring
Unless you are in Arizona or Hawaii, it’s time to move the clocks forward one hour and gain a bit more daylight in the evening. The start of Daylight Saving time is also a great time to perform simple yet important home maintenance tasks and safety inspections.
Test your smoke alarm and carbon monoxide (CO) detector and replace batteries if needed. Replace smoke alarms every 10 years and CO detectors every 5 years.
Clean out your dryer venting to reduce the risk of dryer fires and help keep your dryer working at maximum efficiency.
Inspect your fire extinguisher to ensure it is fully charged and recharge or replace as needed.
Vacuum dust from your refrigerator coils to help keep it running efficiently. Condenser coils are either located at the back of your refrigerator or across the bottom, behind a grille.
Replace filters as needed – It’s important to inspect and replace the filters in your central heat and air unit often, but are you overlooking other filters? Other items that need regular maintenance include water filters (including refrigerator water and ice dispensers), front-loading washing machine drain pump filters, air humidifier/dehumidifiers, air purifies, vacuum, and HEPA filters. Check manufacturer instructions for suggested maintenance.
Flip your mattress to help it wear more evenly. If you have a pillow top mattress you can rotate it instead of flipping it.
Daylight Saving Tip
The downside of the transition to Daylight Saving time is that we lose an hour of sleep. To make the transition a little easier, make an extra effort to be well-rested the week before. Try going to bed and putting your children to bed 15 minutes earlier each night, starting several days before the change.

It’s the hottest topic in my life – where is the market headed in 2023? With another interest rate increase coming – I know my buyers are cringing as they figure out their next steps and some of my sellers are getting ready to list before the market adjusts too much. I thought I’d share this article from Wells Fargo…
Housing Outlook 2023
•
The recent rise in mortgage rates has deflated optimism for a robust recovery in home sales. Even if higher in the near term, we currently expect mortgage rates to trend lower over the course of this year and next.
•
Affordability stands to improve slightly this year. While financing costs are likely to remain elevated, easing inflation should help boost real income growth.
•
Home prices declining should provide an additional boost to affordability. We continue to expect home prices to register year-over-year declines in 2023, with the national median existing single-family home price anticipated to fall 4.5% during the year.
•
Slightly more favorable affordability conditions should help home sales stabilize and even improve a bit this year. That said, we expect the overall pace of activity to remain sluggish.
•
While sales should be more lively in 2023 compared to the second half of last year, there is another potential challenge waiting down the road. Our current macroeconomic forecast calls for a mild recession to begin in the second half of 2023. Unfortunately, even mild downturns bring about rising unemployment, decreased job security and a slowdown in household formation, all of which would be formidable headwinds for housing.
•
Builder incentives have proved successful in reigniting new home sales, however, single-family permits continue to trend lower. Stronger new home sales are not likely to translate into a turnaround new development until builder inventories move lower from their currently elevated levels. Consequently, we expect single-family construction to remain relatively slow this year.
•
Weakening residential activity has not been experienced uniformly across the country. The affordability migration has given way to strong population and employment growth in the South, which has generally bolstered activity in those areas. Conversely, population outflows and tech industry turbulence have led Western markets like Seattle and San Francisco to experience declines in home sales and prices.
•
Supply is tight almost everywhere, which is helping prevent sharp declines in home values. Broadly speaking, significant inventory shortfalls in the Northeast have helped to shore up prices in 2022. By contrast, higher inventory levels in Mountain West appear to be generating faster price declines.

It was a foggy day in 2020, the pandemic had trapped us all in our homes. The pandemic bought home to the forefront of our minds and our days, our nights, our weekends, our weekdays…
Most of us needed more home – or a home closer to family – or a home office for that matter. There were a million reasons to move and when the time came – so grateful that our clients called us – The Caton Team – to orchestrate this particular endeavor.
Our clients, then “trapped” out of state, realized how wonderful it was to be close to family. So they never came back. Popped the key in the mail and let me live out my Real Estate fantasies – to prepare a home from start to finish. Selling Palmer Ave in Belmont for these clients – is truly a peak in my career.
How often does a Realtor get to have it all? I mean – everything. From helping them hire movers to pack up their whole lives. To working with a painter and the best part – picking out the colors. My clients gave me carte blanche and it was awesome.
Mindful of the budget, it was a joy to show off this home as the gem it was. With the help of our amazing decorator, The Caton Team picked out new colors for the whole home, new fixtures, and new landscaping while our stager wowed us with her style, and our photographer captured every angle, inside and out, in 3D, in HD.
After two weeks on the market, we presented 26 eye-popping offers to our clients – and wowed them with overbidding that tallied $700,000.

Well, the lottery to go see the inside of Carolands Mansion in Hillsborough – but truly they are one and the same.

Growing up on the Peninsula – Carolands was the location of many a tale. I will never forget the first time my eyes fell upon this majestic chateau… It was sunset, my dad and I headed to a friend’s house when he took a different route, and there, peaking out over the trees and rooftops I saw this exquisite home for the first time. I perked up in my seat, my dad knew this home would have an effect on me. My jaw dropped, my eyes lit up and a tear fell when I saw how forgotten this home had become. The sky was tinted purple, its ominous shadow carved into the night. It was the start of my deep love affair with this White House of the West.
As I grew up, I’d take every friend to see this majestic palace. My favorite was Halloween night when our car just stopped working as we rolled by. My heart sped up, we all got a little scared and suddenly we didn’t want to be near this spectacular abode any longer. But that didn’t stop me, I’d drive by over the years, watch it fall apart, and get put back together again.
The more I knew about Carolands, the more I was hell-bent on seeing the inside (legally of course.)
On my ongoing quest for local history, I came across their website in 2018, and to my surprise, they were collecting names for a tour lottery.
When I got the email that I was going to be able to tour – you would have thought I won the actual lottery.
Standing inside the gates gave me goosebumps. This house was restored and it was spectacular. We weren’t allowed to snap photos inside, as the home was a personal residence. But to stand there, to walk through those halls, to feel the air rush through the windows. It was a lifelong dream come true.

The news is full of bad news – that’s why The Caton Team is here to change the narrative. Yes – rates did jump 2nd Quarter of 2022 and it rippled through the Real Estate Market. Today – late January 2023, rates have settled down a bit from their nightmarish high of around 7% – today we’re seeing 4.5-6% popping up again.
BUT… it’s still not the 3% we loved in 2021! So, if Buying Bay Area Real Estate is still a goal – when the news says the market is down – now is the time to act – so let’s talk about solutions.
Welcome Home Funding, a division of Berkshire Hathaway HomeServices, is offering two products to help wishful home buyers get into a home while the market is soft – i.e. – that short window when it’s a buyer’s market here in the Bay Area.
Welcome Home Funding is offering a RATE BUY DOWN. Take a look at the example below. Year 1 – the interest rate is nice and low, getting a buyer into a property and each year it goes up a point*.
Next up is the Welcome Home Funding – RATE REBOUND. No one knows when the market will peak or where interest rates will land but with RATE REBOUND a buyer can rest assured that if rates drop further they can take advantage of the lower rate with NO lender fees on the refinance within 5 years of their purchase AND get a $1000 credit to go towards third parties fees associated with refinancing – like the appraisal report and new credit pull. Please note this product has a promotional lifespan. Homes must be IN Contract by 6.30.2023 and Close Escrow by 9.30.23 to qualify. Please note lender fees do apply to the original purchase loan with Welcome Home Funding.
