  • “1 in 4 underestimated their buying potential by $150k or more”
  • “1 in 4 underestimated the increase in value by $100k or more”
  • “47% don’t know what a good interest rate is”

Because they feel uncertain, many young homebuyers have given up on their search, or worse, they’ve decided homebuying isn’t for them and never started on their journey to begin with.

1. What You Need To Know About Down Payments

Saving for a down payment is sometimes viewed as one of the biggest obstacles for homebuyers, but that doesn’t have to be the case. As Freddie Mac says:

The most damaging down payment myth—since it stops the homebuying process before it can start—is the belief that 20% is necessary.”

According to the most recent Home Buyers and Sellers Generational Trends Report from the National Association of Realtors (NAR), the median down payment for homes purchased between July 2019 and June 2020 was only 12%. That number is even lower when we control for age – for buyers in the 22 to 30 age range, the median down payment was only 6%.

2. You May Be Able To Afford More Home Than You Think

Working remotely, exercising, and generally spending more time than ever in our homes has changed what many people are looking for in their living space. However, some young homebuyers don’t feel they can afford a home that suits their growing needs and have decided to continue renting instead. That means they’ll miss out on some of the long-term benefits of owning a home. As an article recently published by NAR points out:

“Many young adults are underestimating how much they need for homeownership, the survey finds. Millennials underestimated how much home they can afford right now, how much interest they would pay over a 30-year mortgage, and how much home values appreciate, on average, over 10 years…”

Knowing how much home you can afford when starting the buying process is critical and could be the game-changer that gets you from renting to buying.

3. Homeownership Will Become Less Affordable the Longer You Wait

Finally, with mortgage rates starting to rise along with home prices appreciating, putting off buying a home now could cost you much more later. Sam Khater, Chief Economist at Freddie Mac, notes:

As the economy progresses and inflation remains elevated, we expect that rates will continually rise in the second half of the year.”

Knowing your budget and what you can afford is critical to your success as a homebuyer. The best way to understand your numbers is to work with a lender so you can get pre-approved for a loan. As Freddie Mac puts it:

“This pre-approval allows you to look for a home with greater confidence and demonstrates to the seller that you are a serious buyer.

Showing sellers you’re serious can give you a competitive edge. It enables you to act quickly when you’ve found your perfect home.

2. Be Prepared To Move Fast

Speed and the pace of sales are contributing factors to today’s competitive housing market. According to the latest Existing Home Sales Report from the National Association of Realtors (NAR), the average home is on the market for just 17 days. As the report notes:

“Eighty-nine percent of homes sold in July 2021 were on the market for less than a month.”

Myth 2: The Housing Market Is in a Correction

Another common myth is that the housing market is in a correction. Again, that’s not the case. Here’s why. According to Forbes:

“A correction is a sustained decline in the value of a market index or the price of an individual asset. A correction is generally agreed to be a 10% to 20% drop in value from a recent peak.

As mentioned above, home prices are still appreciating, and experts project that will continue, just at a slower pace. That means the housing market isn’t in a correction because prices aren’t falling. It’s just moderating compared to the last two years, which were record-breaking in nearly every way.

Myth 3: The Housing Market Is Going To Crash

Some headlines are generating worry that the housing market is a bubble ready to burst. But experts say today is nothing like 2008. One of the reasons why is because lending standards are very different today. Logan Mohtashami, Lead Analyst for HousingWire, explains:

“As recession talk becomes more prevalent, some people are concerned that mortgage credit lending will get much tighter. This typically happens in a recession, however, the notion that credit lending in America will collapse as it did from 2005 to 2008 couldn’t be more incorrect, as we haven’t had a credit boom in the period between 2008-2022.”

During the last housing bubble, it was much easier to get a mortgage than it is today. Since then, lending standards have tightened significantly, and purchasers who acquired a mortgage over the last decade are much more qualified than they were in the years leading up to the crash.

How to Create a Home Maintenance Log

With a homeowner’s maintenance log you can keep track of maintenance and repair details about your home as well as improvements, updates, and upgrades you make over the years. You can store appliance and system manuals and instructions, warranties, and other resources, like where to shut off utilities.

To create your own home maintenance log, first collect and organize important materials in a binder or expandable folder. Add pockets or sleeves to organize receipts, manuals, floorplans, warranties, and so on. If you prefer a paperless version, you’ll need to take time to scan all these documents. Microsoft Excel has a great Home Maintenance Schedule template that is easy to customize and update.

What to include:

  1. Manuals and warranties – File home system and appliance instructions, maintenance records, and home warranty information. If you have a home warranty, keep a copy of the contract in the binder.
  2. Maintenance receipts and contact information
    • Keep receipts and contact information from service providers such as: carpet cleaners, HVAC, garage door opener repair, chimney sweep, gutter repair, roof inspection/repair, solar panel cleaning, and more.
    • If you have a home warranty plan for your systems and appliances, include service call information, repairs, and all contact information.
    • List previously used service providers that you would recommend, such as painters, yard service, and pest control.

Homeowner maintenance records – It can be easy to lose track of when you last performed maintenance so be sure to keep records of gutter cleaning/repair, painting, repairing decks and walkways, HVAC filter replacements, sprinkler systems, and window cleaning, including slides and screens.

Home improvements

  • Keep track of interior improvements including overhead lighting, fans, smart thermostats, storage systems, and dimmer switches, as well as low flow toilets and showerheads. Be sure to include information about refinishing/replacing of floors or cabinets.
  • Record exterior improvements such as landscaping and sprinkler systems, exterior lighting, solar panels, window upgrades, pool resurfacing, fencing, decks, tree removal, and so on.
  • Include specifics – When you paint, record the brand and color formula in your maintenance log. If your replace the roof, keep track of the type of material, color, manufacturer, and warranty info.
  1. Maps and resources – Record the location of shutoffs for the main water, gas, and electrical, as well as the electrical panel. If your home is on a well and/or septic system, map the well, septic tanks, and leach field/lines. Include location of solar panel control/displays and sprinkler junction box.
  2. Neighborhood information – Include information on HOA guidelines and fees and how to contact your Homeowners’ Association, if applicable.

Because condos and co-ops are generally more affordable, they tend to help first-time homebuyers step onto the first rung of the homeownership ladder. These buyers often use the equity on their condo to then purchase a larger single-family home.

In other words, owning a condo will help you start building wealth in the form of home equity. In time, the equity you build can fuel a future purchase should you decide you want to buy a home with more space or different amenities.

“Buying a condo, which is generally less expensive than a single-family home, enables a household to afford to own in the middle of it all, and often means a newer-built home with less maintenance responsibility.”

11 MUST-DO MONTHLY MAINTENANCE TASKS

The smart way to maintain a home in tip-top shape is with a monthly check-up: a brief list of simple tasks you can deal with in less than an hour. By doing this regularly, you’ll catch problems at their earliest stages before they can become expensive emergencies. Keeping the mechanics of your home in good working order also extends their lives, giving you the benefit of additional years of service before you need to make repairs or replacements. 

Check the furnace filter. The filter is a vital component of furnaces and heat pumps. The only heating systems without filters are those with boilers, which use water to heat the home. Pull out the filter and clear any dust or other debris clogging the screen, or replace it if necessary. You’ll enjoy better air quality and lower energy costs. 

Check range hood filter. The exhaust vent in your range hood has a filter to catch grease. To keep it working properly, clean it regularly. Remove it and scrub in the sink with hot water and grease-cutting dishwashing liquid. Let it dry and put it back in place. 

Clear drains. Check that water is draining freely in all sink, shower, and tub drains. If it backs up, unclog it with boiling water, or baking soda and vinegar, or a drain snake. Be sure not to mix drain cleaner and home remedies, as some chemicals may have adverse reactions. 

Clean garbage disposal. To prevent odors and other problems, pour a half cup of baking soda into the disposal, then slowly add a half cup of vinegar. Or drop in ice cubes, grind them, and follow with a half cup of baking soda and boiling water. 

Check for leaks around sinks and toilets. Look further into any sign of water, even a few drops. A leak only gets worse over time, so the sooner you catch it, the smaller the plumbing bill will be. 

Test smoke and carbon monoxide (CO) detectors. Smoke alarms and CO detectors should have a test button. If you don’t see one, check online with the manufacturer to learn how to test your detector. You may even be able to test smart detectors from your phone. 

Check fire extinguishers. Make sure they’re easily accessible and aren’t damaged. If they’re old, dented, or show low pressure, it’s time to replace them. 

Examine all electrical cords. Check for damage to the wire’s insulation, especially near the plug, a common area for wear. Repair any problem areas with electrical tape and make a plan to replace the cord as soon as possible. 

Check the house exterior. Walk around your home, checking the roof, siding, windows, doors, and foundation for any damage. Take note of any standing water close by, as that can be an indication of leaks or other problems. 

Check your air conditioner. Look for leaks around the copper lines that connect to the indoor evaporator coil. If you find any, it’s time to call an HVAC professional. 

Clear the outdoor dryer vent. Make sure the opening is free of lint and debris build-up.  In addition to these monthly checks, it’s worth it to keep up with seasonal and annual maintenance tasks. Click here for a list.
